Driveway & Patio Cleaning for Edwalton homes

A long block paved drive at the front and a riven sandstone or porcelain terrace at the back, on clay that holds water rather than letting it away. The wheel tracks and the lowest strip are where the jointing sand went years ago.

Two surfaces on nearly every property, and the pressure that suits one of them will mark the other. The front is a long block paved drive, often laid over an older concrete one, running past the house to a turning area beside the garage. The back is a terrace: riven sandstone on the houses extended in the last twenty years, porcelain on the newest gardens under the wood. Sandstone and porcelain both come a long way down in pressure from what a block drive takes, and on porcelain it is the joints rather than the slab that fail first. Under all of it is clay, which holds water instead of letting it away, so the shaded half of a terrace greens over again before the open half has started.

Edwalton sits in NG12, under Rushcliffe Borough Council. Regular domestic work in large family houses, most of them weekly once people count the floor area rather than the rooms. Carpet extraction runs high because of what gets walked in off the clay and the mown ground. Deep cleans get booked when a house changes hands or before family come at Christmas.

What we run into on Edwalton driveway & patio cleaning jobs

Cleaning a long drive shows you the traffic pattern rather than hiding it. The blocks in the turning area beside the garage carry the whole wear of the property, because that is where wheels get turned on a stationary car, and once the film comes off they read lighter and smoother than everything around them. The other thing the surface admits to is the fall. Plenty of these drives run gently back towards the garage threshold rather than out to the verge, and where that is the case the bottom strip is permanently damp, the sand in those joints went years ago, and that is where the weed and the moss always start.

How an Edwalton driveway & patio cleaning job actually runs

A drive job needs the surface empty and a water supply, and on these properties both are easier than the size of the area suggests. There is an outside tap on nearly every house, the van can sit at the top of the drive while the machine works down it, and there is room to put cars on the road or the verge for the day. What does need arranging is the day itself. A double drive with a turning area is a full day and occasionally two, and block paving cannot be re sanded while it is still wet, so a settled dry spell matters more than a particular date in the diary. If the forecast turns we would rather move it than clean now and come back for the sand later. Neighbours are the other thing to settle in advance, especially where two drives run together or the boundary is nothing more than a change in the pattern of the blocks. Tell them which day. A rotary machine on a Saturday morning is loud, and it throws a fine mist that carries a good deal further than people expect onto a car parked alongside.

Who books it here

The housing here is mostly large interwar detached houses along Melton Road, 1960s and 1970s estates of four and five bedroom detached properties, a small old village core, and new estates on the southern edge, and that is what shapes this job more than the floor area does.

We run Edwalton on the same round as West Bridgford, Gamston and Ruddington.

What we check on every Edwalton job

The joints tell you what a drive has been doing. On block paving the sand sits proud and clean across any area nobody drives over, and it has gone completely in two places: the wheel tracks, where it has been vibrated down and pumped out under load, and the lowest strip, where water has run over it for years. Those are precisely the joints holding the weed seed, and filling them again properly is two or three passes on separate days rather than one sweep with a broom, because dry sand keeps settling into the void beneath it every time it rains. On the rear terraces the equivalent is the pointing. Riven sandstone bedded on mortar over clay moves a little through a wet winter and a dry summer, and a wash exposes joints that had already failed rather than causing them to fail. Those get photographed and shown to you before the machine starts, so nobody stands there afterwards concluding that the pressure did it.

What the driveway & patio cleaning covers

A sample of what is included

  • Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first
  • Putting it back: Everything we moved put back where it was
  • Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
  • The clean: The run-off checked before we leave, not after somebody complains

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Edwalton

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Edwalton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The drive is shared with next door. Can you do just our half?

You can, and on the newer estates it is what people usually ask, but it will show. A shared drive is one continuous surface with no line in it, so cleaning to an invented boundary leaves a visible edge down the middle that looks worse than the dirt did. It is worth asking the neighbour first and splitting the visit, which also costs each of you less than two separate call outs would.

Where does all the dirty water go?

That is worked out before the machine starts, because these gardens back onto open ground and plenty of these drives have no gully in them at all. What comes off is silt, dead algae and whatever the cars have dropped, so it is swept and vacuumed up rather than sent down the fall into a border or across a boundary. On clay it would sit where it landed anyway instead of soaking away.

Will it damage the sandstone terrace?

Not at the right pressure, and the question is worth asking of anyone quoting. Riven sandstone is porous and soft enough to be scored by a lance held too close, and an acid based cleaner can pull the colour out of it permanently. It gets a rotary head with the pressure well down from what a block drive takes, a test area in a corner first, and black spot lichen treated chemically with proper dwell time instead of by leaning harder on it.

How long before the green comes back?

Longer at the front than at the back. The drive is open, it dries out and it takes traffic, so it holds for a couple of years. A shaded terrace sitting on clay never really dries through the winter, and a green film is back on the north side within a season. Cleaning in spring buys you the months you are actually out there, which is why the timing of the visit matters more here than the frequency of it.

Do you cover the whole of Edwalton?

Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Edwalton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Edwalton?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Drives on almost everything, often block paved and long, which sounds easy and means the van sits well back from the door, and we group Edwalton with West Bridgford, Gamston and Ruddington on the rota.
