Office & Commercial Cleaning for Edwalton homes

Small premises in a residential setting: a shop parade, treatment rooms fitted into converted houses, and businesses working out of an annexe at the end of a drive. Access is early morning by arrangement, and a van at six is noticed here.

There is not much commercial floor space here, and what exists sits inside a residential setting, which shapes the work more than the cleaning does. A short parade of shops, a clubhouse, treatment and consulting rooms fitted into converted houses, and a real number of businesses operating from an annexe or a garage conversion at the end of somebody's drive. All of that means out of hours access on a street where a van at six in the morning gets noticed. It also means the specification has to be written for the building rather than lifted from an office one. A room with a couch in it is specified as a treatment room, with colour coded cloths and a recorded contact time, whatever the address looks like from outside.

Edwalton sits in NG12, under Rushcliffe Borough Council. On the practical side: Drives on almost everything, often block paved and long, which sounds easy and means the van sits well back from the door. Tell us if the working entrance is the back door through the utility, because on these houses it usually is.

What we run into on Edwalton office & commercial cleaning jobs

A converted house used commercially has a domestic kitchen doing a commercial job, and it fails in the same three places every time. The sink has no separate hand wash basin beside it, the fridge holds staff lunches and product together, and the bin is a domestic one emptied when it is full rather than at every visit. Washrooms are the other one. A former family bathroom serving a dozen people a day needs commercial frequency and almost never gets it, because it still looks like a bathroom. We specify those sections separately with the hours written against them, so nobody is guessing what was bought.

How an Edwalton office & commercial cleaning job actually runs

Commercial work in this area is small, dispersed and almost entirely dependent on keyholding. There is no reception to hand a key to first thing in the morning, so the arrangement is a key and an alarm code held by us, with a named contact for the times it goes off for no reason. Every cleaner on a commercial key is DBS checked, and the alarm log names who was in the building. The parade units and the clubhouse bring the other constraint, which is waste. Commercial premises cannot put trade waste into a domestic wheelie bin, and on a site with no yard there is nowhere to hold sacks between collections, so the schedule has to line up with the waste contractor's day rather than ours. Deliveries and an early first appointment both eat into the same window. We write the visit against a time rather than a morning, and if the specification cannot be delivered inside that window we say what has to move to a weekend instead of quietly dropping it.

Who books it here

The local reference points are Edwalton Golf Course, Sharphill Wood, the Melton Road shops and the Wheatcroft garden centre, which is usually enough for us to find a property without a postcode lookup.

We run Edwalton on the same round as West Bridgford, Gamston and Ruddington.

What we check on every Edwalton job

Converted parade units nearly all have a suspended ceiling put in below the original one, and it is the thing nobody includes and everybody notices. Dust, dead flies and the grey fluff that comes off the tiles themselves collect on top of the light diffusers, and because the diffuser is translucent it reads from below as a shadow rather than as dirt. Opening one without a bag underneath drops the lot onto the floor and whatever is standing on it. We take the diffuser down, wash it flat, vacuum the tile edges around the opening, then do the floor. The grid marks easily, and the white coating on the bars picks up finger marks from every trade that has lifted a tile to run a cable. Tiles put back in the wrong order matter as well, since a stained one belongs at the back of the room rather than over the counter.

What the office & commercial cleaning covers

A sample of what is included

  • Every visit: Waste and recycling to the collection point
  • Every visit: Reception, entrance glass and meeting rooms reset
  • Weekly or fortnightly: Skirting boards
  • Weekly or fortnightly: Microwave interiors

That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What office & commercial cleaning costs in Edwalton

Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£60 to £120

Typical per week in Edwalton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per week
Up to 10 desks, 2 to 3 visits£60 to £120
10 to 25 desks, 3 to 5 visits£120 to £280
25 to 50 desks, 5 visits£280 to £520
50 to 100 desks, 5 visits£520 to £950
100+ desks£950 and up

Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.

Priced separately

ExtraTypical cost
Office cleaning, per hour£15 to £28
Carpet deep clean£1.50 to £3.50 per m²
Hard floor strip and reseal£3 to £7 per m²
Washroom deep clean and descale£150 to £400

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

We work from a garden office. Is that too small for a contract?

It is worth asking rather than assuming either way. A single room with a washroom will not fill a weekly commercial visit on its own, so it usually works better attached to an existing round nearby, or combined with the domestic clean at the same property. What we will not do is quote a commercial specification and then deliver a wipe round, so we will say plainly whether it is a contract or an add-on.

Can you clean before we open without waking the street?

Yes, and it belongs in the written specification rather than being left to the cleaner on the day. In practice that means the van on the drive rather than the road, no vacuum before an agreed hour, and the noisier periodic work such as a floor machine scheduled for daytime or a weekend instead. On a residential street those details are what stop a commercial contract turning into a neighbour problem.

Who holds the keys, and what happens if the alarm goes off?

We do, on a numbered fob that carries no address, with the code held separately from it. Before the first visit we agree a named contact and a second one, and we log times in and out so the panel history and our own record match. If the alarm activates we ring the first contact and wait on site rather than leaving the building open. Where a landlord holds a master key, we ask for that arrangement in writing too.

Can you take the rubbish away with you?

Not as trade waste, no. A cleaning contractor removing commercial waste needs a waste carrier registration and a transfer note for every load, and putting it in a domestic bin instead is what gets a small business fined. What we do is bag it, seal it and leave it where your collection expects to find it, and tell you honestly if the bin size or the collection frequency is wrong for what the premises actually produces.

Do you cover the whole of Edwalton?

Yes, all of NG12 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does office & commercial cleaning cost in Edwalton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start office & commercial cleaning in Edwalton?

Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. Drives on almost everything, often block paved and long, which sounds easy and means the van sits well back from the door, and we group Edwalton with West Bridgford, Gamston and Ruddington on the rota.
