Driveway & Patio Cleaning for Bingham homes
Newer drives here are often permeable, laid to swallow their own rainwater, and the joints are filled with sharp grit rather than sand. Jetting one drives the fines down and stops it draining. Behind the Market Place there is no drive at all.
The first thing to establish on a newer drive is whether it is permeable, because a good many of them are. Permeable block paving is laid so rain soaks through the surface instead of running off into the road, and the giveaway is the joint: wider than usual and filled with sharp angular grit rather than fine buff sand, sometimes with little spacer nibs on the block sides holding the gap open. It matters because the standard treatment is the wrong one. Pressure across a permeable joint strips out the grit and washes the fines down into the layers below, and a surface that no longer drains is a considerably worse problem than a surface that looks green. Round the Market Place the question does not arise, because there is no drive.
Bingham sits in NG13, under Rushcliffe Borough Council. Handover and snagging cleans on the new plots, which is why after builders work sits alongside the regular rounds here rather than behind them. Deep cleans booked through a house's first winter, when the fabric is still drying and it shows. Fortnightly domestic work in the finished houses, weekly where the whole ground floor is hard flooring.
What we run into on Bingham driveway & patio cleaning jobs
The other thing a young drive shows is that its joints are still settling. Sand and grit go in at handover, and then the first couple of years of rain and of cars turning on the same two blocks work it down, so the joints sit low and the block arrises stand proud with their top edges catching the light. People read that as the drive needing a clean when what it needs is topping up. You can see where the wheels turn as well: a car steered while stationary grinds a pale crescent into the block faces in the same place every time, and pumps the joint material out of the four or five joints under it.
How a Bingham driveway & patio cleaning job actually runs
Where the water goes is the whole planning problem here, and the two ends of the town pose it differently. A permeable drive has no gully and no channel, because the surface is the drainage, which means the slurry a wash produces has nowhere to run except back down through the joints we are trying to keep open. It gets swept and vacuumed off rather than flushed, and that is slower than it sounds. Estate drives also frequently run straight into the neighbour's with no kerb or gap on the boundary, so a wash on your half sends water and silt across theirs, and it is worth a knock beforehand rather than an apology afterwards. In the older streets nobody has a drive, so the work is a back yard, a path or a small patio, and everything has to come through the house or an entry, with the hose run from a kitchen tap because there is rarely an outside one. Yard water goes to a single gully by the back door, and that fills with what we take off. Spring suits both, and block work needs a dry spell afterwards for the joints.
Who books it here
The housing here is mostly older brick and a little stone round the market place, Victorian and interwar streets behind it, postwar semis further out, and very large estates of new houses still going up on every edge, and that is what shapes this job more than the floor area does.
We run Bingham on the same round as Radcliffe on Trent, Cotgrave and Burton Joyce.
What we check on every Bingham job
The paving in the older yards is usually flags on a mortar bed rather than blocks on sand, and it fails at the joints long before the surface does. Once the pointing between flags has crumbled the joint holds water, and what grows in it is not the green algae film on a slab face but black spot lichen, which is bonded into the stone and does not move under pressure at all. Trying to shift it with the machine takes the face off the flag first. It wants a lichen remover left on long enough to work, and even then it lightens rather than clears on a stone that has carried it for decades. The other thing worth pointing out before the water goes on is that these yards were never laid to a consistent fall. Water lies in dishes across the middle rather than running to the gully, so the flags that sit in those dishes stay wet, and they are the softest and the most heavily colonised in the yard.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
- Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried
- Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it
- The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Bingham property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What driveway & patio cleaning costs in Bingham
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Bingham. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do I tell whether my drive is permeable before anyone gets a machine out?
Look at a joint and look at the kerb line. Permeable paving has a noticeably wider joint filled with clean angular grit that stays put when you rub it, and the blocks often have small nibs moulded on their sides to hold that gap. A standard drive has a narrow joint filled with fine kiln dried sand. The other clue is drainage: if there is no channel across the entrance and no gully anywhere on the drive, the water is going down through it.
The drive is two years old. Is it too soon to clean it?
Usually, yes, and that is worth hearing from someone who would rather sell you the visit. A drive that young has no established growth in it and nothing ground in, and washing it mainly succeeds in removing the joint material that is still bedding down. The useful job at that stage is brushing more sand or grit in until they will not take any more. Book the clean when there is actually something on the surface to remove.
Our drive has no drain on it anywhere. Is that a problem when it is washed?
It is the reason the method changes rather than a problem in itself. A drive with no gully is almost certainly designed to take its own rainwater through the surface, so we cannot simply push the dirty water somewhere. It is collected off the surface instead, and the joint grit is checked and topped afterwards rather than left as the wash finished it. Say at the quote stage that there is no drainage anywhere on it, because that alone tells us how the job has to run.
The patio is at the back and there is no way round the house. Does that stop it?
No, it changes the setting up. Hoses and the machine come through the house on protection, or through a shared entry where there is one, and the run has to reach from a tap that is usually the kitchen one. It takes longer to get ready than the cleaning takes to do, which is why a small back yard is not necessarily a small job. Tell us which it is when you ask for a figure, along with whether the gully by the door still runs.
Do you cover the whole of Bingham?
Yes, all of NG13 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Bingham?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Bingham?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. On the newer estates the road is often unadopted and missing from a satnav, so a plot number and a description of the house find us the door faster than a postcode, and we group Bingham with Radcliffe on Trent, Cotgrave and Burton Joyce on the rota.
