Driveway & Patio Cleaning for The Park Estate homes
Often there is no drive at all, and what people call the patio is a terrace cut into the slope on a retaining wall. Soft local sandstone and lime pointing is the exact combination a lance ruins in one afternoon.
There is frequently no drive to clean at all. Cars stand in allocated spaces on the estate roads, and what people want cleaned is the front steps, the path up to the door and a terrace at the back that was cut into the slope when the house was built. The material is the whole point. Steps, copings, terrace edging and the wall holding all of it up are often local sandstone, soft and open grained and pointed in lime, and a lance run across that takes the face off in passes you can count afterwards. So the pressure comes down to what the stone tolerates, the chemistry stays neutral, and the time goes into dwell and brushing instead.
The Park Estate sits in NG7, under Nottingham City Council. Large period properties and apartment conversions, where the work is as much about protecting original material as removing dirt. Deep cleans rather than weekly visits, and often before or after an event.
What we run into on The Park Estate driveway & patio cleaning jobs
You can read what has been done to a terrace off its joints. Lime pointing between sandstone flags is softer than the stone and sits very slightly proud while it is sound. Where somebody has washed the terrace at pressure the joints are hollow, the arris on each flag is rounded off and the surface has a fresh open grain that then holds dirt faster than it did before. That is the trap in this service: the first wash looks impressive and every year after it is worse. The other place to look is the head of the retaining wall, where water driven into an open joint goes behind the wall rather than off the front of it.
How a The Park Estate driveway & patio cleaning job actually runs
Two questions come before a date. Where the vehicle can stand, since the spaces here are allocated and a machine, a hose reel and a slurry vacuum have to reach the work from wherever we are put, and whether there is a usable outside tap, because a long frontage of steps and path worked off a vehicle tank is slow going. Then the neighbour, who on a plot that falls is the household below you. Slurry is heavy with grit and goes where the water goes, so we name the day, cover the air bricks along the foot of the wall and collect the run off rather than send it into drainage the estate maintains. Sheeting sometimes takes longer than the cleaning does, because the planting is mature, the beds run right up to the paving and a box hedge along a terrace edge will not tolerate what comes off a stone surface. The shaded terraces here never really dry out, since the slope and the canopy keep them out of the sun most of the day, so they green over faster than an open patio and do better cleaned lightly and often than hard and rarely.
Who books it here
The housing here is mostly large Victorian villas in a private conservation estate, many divided into apartments, most with original features intact, and that is what shapes this job more than the floor area does.
We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.
What we check on every The Park Estate job
The retaining walls are what to look at before anything is switched on. A terrace here is held up by a wall of brick or local stone with lime mortar in the joints, and lime is meant to be the softer of the two. Run a lance along the head of one and the pointing comes out, water then finds the fill behind the wall, and a saturated retaining wall on a slope is a structural matter rather than a cleaning one. The signs that it is already happening are a joint you can put a finger into, a bulge partway along the face, and a line of green at the base where water has been coming through the wall instead of running off it. We photograph those first and we work off the wall rather than at it. Where a rock face has been cut into the bank and left exposed, the same rule applies twice over, because that stone loses a visible skim in one pass.
What the driveway & patio cleaning covers
A sample of what is included
- Before the water goes on: Sunken blocks, rocking slabs and failed edge kerbs pointed out before we start rather than blamed on the wash afterwards
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- The clean: Slurry swept and vacuumed up rather than flushed into the nearest gully or run onto next door's garden
- Putting it back: Sand worked down and topped up in stages rather than scattered once and swept off
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in The Park Estate
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in The Park Estate. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can the sandstone steps be jetted?
No, and this is the surface where the damage is permanent rather than cosmetic. Local sandstone is soft enough to be worked with hand tools, so a lance held close erodes the face, rounds the nosing on a step and opens the bedding planes, and a worn nosing is a trip hazard as well as a repair. We use a neutral cleaner, dwell time and a brush, then rinse at hose pressure. It takes longer and it leaves the stone.
Where does the water go on a plot that slopes like this?
Downhill, which on this estate means towards somebody else. Every plot falls, so slurry off a terrace heads for the boundary below and then into drainage that belongs to the estate rather than the council. We collect the slurry instead of flushing it, cover the air bricks at the foot of the wall before anything runs, and check the low point again before we leave. Tell whoever is below you which day we are coming.
We want to take a wall down and make a parking space. Anything to check?
That is planning territory rather than cleaning. Altering or removing a garden wall in a conservation area, forming a new opening onto a road and hard surfacing a front garden are each things the council takes an interest in, and where the road belongs to the estate their consent comes into it as well. If the house is listed, a wall within its curtilage can be covered by the listing too. Ask both before ordering materials, because putting a wall back is dearer than never taking it down.
Should the sandstone be sealed once it is clean?
On stone like this we would generally say no. A sealer sits on the surface and stops the stone losing moisture, and soft sandstone in a shaded damp position then holds water behind a film instead of giving it up, which takes the face off in flakes over a few winters. It also darkens the colour permanently and is difficult to remove. Where a modern paved area has been laid alongside the old stone, that part can be sealed on its own, on a separate dry day.
Do you cover the whole of The Park Estate?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in The Park Estate?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in The Park Estate?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
