Driveway & Patio Cleaning for Dunkirk homes
Most of this stock has no drive and nothing anyone would call a patio. What there is instead: a small shaded yard behind the back addition, a shared entry to reach it, and paved over front gardens on the wider side streets.
The honest starting point here is that most of this stock has nowhere to put a car and nothing a family house would call a patio. What exists instead is a small yard behind each back addition, laid in concrete or in old red paviors, reached through a shared entry; the passages and steps that get you to it; and, on the wider side streets, front gardens that were paved into a hardstanding at some point with a dropped kerb to go with it. The other half of this work is not domestic at all, because the science park units and the apartment schemes have block paved bays and footways, and those behave like any other block paving once the jointing sand has washed out of them.
Dunkirk sits in NG7, under Nottingham City Council. Summer turnarounds dominate, and they arrive all at once as the shared houses empty. Around that sit landlord deep cleans booked before a September intake, carpet extraction on the hall run while the house is finally empty, and a smaller year-round strand of work for hospital staff and science park tenants.
What we run into on Dunkirk driveway & patio cleaning jobs
A yard sitting behind a two storey back addition faces the wrong way and never properly dries. It gets an hour of direct sun at midsummer and none at all from October to March, so what grows on it is soft green algae rather than the black lichen you find on an open patio, and it turns slippery long before it looks dirty. That is a detergent and dwell time problem, not a pressure one. The second thing to establish before any water goes on is where the water will go, since most of these yards fall to a single gully in one corner that already takes the downpipe, and a good number fall gently back towards the door.
How a Dunkirk driveway & patio cleaning job actually runs
Getting the equipment to the work is the whole planning problem here. A back yard is reached either through a shared entry or through the house, and an entry between two terraces is often too narrow for a machine on a trolley to pass without catching the brickwork, so the kit gets carried in pieces and the hose is run in from the van. That is why we ask where the van can legally stand and how far the walk is before quoting a yard, and it is why two houses that look identical from the front can be different lengths of work. Front hardstandings are easier by a long way, with one condition attached: the car has to be off it and stay off it for the whole visit, and on a permit street that means finding somewhere else for it first rather than moving it when we arrive. Sealing, where you want it, is always a separate return trip on a properly dry surface, which in a shaded yard between October and March can be a longer wait than people expect. We say that at the point of booking.
Who books it here
The housing here is mostly a compact grid of late Victorian and Edwardian terraces let room by room, with purpose-built student blocks and infill apartment schemes squeezed along the boulevard frontages, and that is what shapes this job more than the floor area does.
We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.
What we check on every Dunkirk job
Old yards here are frequently laid in red quarry paviors or engineering brick bedded and jointed in a soft lime mortar, and that mortar is the thing at risk. A lance held close will cut it straight out of the joint, and once the mortar is gone the paviors rock and take water underneath them, which is a repointing job costing far more than the wash saved. So the first thing done in a yard like that is identifying whether the joints are mortar or sand, because the two take completely different pressure and a rotary head at the wrong setting will ruin one of them. Mortar jointed surfaces get the pressure dropped well down and the lance kept off the lines entirely. Block paved bays at the newer schemes are the opposite case, sand jointed and needing that sand replaced afterwards, and the worst loss is always along the edge course where the restraint meets the kerb line.
What the driveway & patio cleaning covers
A sample of what is included
- Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
- Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Dunkirk
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Dunkirk. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

There is no outside tap in the yard. Does that stop it?
No, but tell us at the booking rather than on the day. We can bring water with us, and knowing in advance changes what comes on the van and how long the visit takes. What we would rather not do is run a hose through your kitchen and out of the back door, because that means a door propped open across the whole job in a house where other people live.
The entry is shared with next door. Can you clean through it?
Only with both households in agreement, and it is worth getting that before we come. A shared entry belongs to both properties, the slurry has to go somewhere, and washing half of a passage looks worse than not washing it at all. Where the neighbour is happy we do the full length in one go, which is quicker and cheaper than doing it twice, and we vacuum the slurry rather than flushing it their way.
Will jetting the yard push water under the back door?
It can, and on these yards it is a real risk because a fair number of them fall gently towards the house rather than away from it. We check the fall with water before turning the pressure up, cover the threshold, and work away from the door rather than towards it. A rotary head keeps the water contained far better than an open lance does, which is one of the reasons we use one across the open area.
There is thick moss between the blocks. Can you kill it off while you are here?
We take it out physically, by hand and with the wash, and we leave it at that. Applying a professional use weedkiller or moss killer is regulated work and only somebody holding a certificate of competence may do it, so anyone offering it casually as an add on is worth questioning. What holds weeds back longest without chemicals is a properly filled joint, which is why the sand or the jointing compound going back matters.
Do you cover the whole of Dunkirk?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Dunkirk?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Dunkirk?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
