Driveway & Patio Cleaning for Radford homes
Most of these terraces have no drive and no patio, only a walled back yard and a shared entry floor. One gully in the corner takes everything, so the slurry is vacuumed rather than flushed towards it.
The service name does not describe what gets booked here, because most of this stock has neither a drive nor a patio. What it has is a walled back yard of concrete or old clay pavers, a shared entry running through to the street, and on the postwar infill a short concrete hardstanding at the front. Those three surfaces behave completely differently under a machine. The yard is enclosed on three sides and drains to a single gully in a corner, the entry is a covered tunnel with no fall worth speaking of and a neighbour's door opening into it, and the concrete out front is the only one where you can let water run where it wants. Landlords book the entry and the yard before a letting because both photograph badly and both are a slip risk.
Radford sits in NG7, under Nottingham City Council. Landlord and agent work, mostly to a tight void between one tenancy ending and the next starting. Speed matters more here than anywhere else we work.
What we run into on Radford driveway & patio cleaning jobs
The gully in the corner of a yard is the whole engineering problem. It is a small square grating over a trapped pot, it is the only outlet the yard has, and it is usually silted before anything starts. Wash a yard towards it at volume and it backs up within minutes and the water goes under the back door instead, which sits at or below yard level on most of these houses rather than above it. So the grating comes up and gets looked at first, the slurry is vacuumed off the surface rather than driven towards the corner, and if the outlet itself is blocked we say so and stop rather than turning a clean into a flood.
How a Radford driveway & patio cleaning job actually runs
Three jobs, three different logistics. A back yard means the machine, the hose and the water all travel through the house or along the entry, so we lay board and sheeting down the hall or, where the entry is passable, run everything through that instead and never open the front door at all. An entry itself is worked from both ends with the gates propped, and it needs the neighbour told, because for two hours it is not a route to anybody's bins. The front hardstanding on the postwar infill is the easy one, van on the kerb, water where it likes, done in a morning. Water supply is the constraint people do not expect. We work off the tank on the vehicle rather than a household tap, which matters here because the outside tap in a yard is often the only one and is frequently isolated or long dead. Timing follows the weather more than the diary: a yard cleaned in a wet week stays wet, and no sand goes into a joint until the surface is properly dry, which on a shaded yard between two terraces can be several days.
Who books it here
The housing here is mostly Victorian terraces and postwar infill, with a lot of the terraced stock now let room by room, and that is what shapes this job more than the floor area does.
We run Radford on the same round as Hyson Green, Lenton and New Basford.
What we check on every Radford job
A yard tells you what it has been used for. Under the kitchen window there is usually a fan of grease shadow where the extractor discharges, and that is a degreaser job before any water goes near it, not a pressure one. Along the wall the bins stand against there is a black organic band at ground level that has been feeding on spillage for years. The corner nobody walks in grows a thick green film that is at its worst on the north side, and green algae on old concrete is slippery long before it looks dirty, which is the reason a landlord should care about it. In the entry the floor is often engineering brick laid to no fall at all, worn hollow in a line down the middle where everybody walks, and that hollow holds water for days after the rest has dried. We photograph what is loose, hollow sounding or already lifting before we start, because a pressure washer gets blamed for every one of those.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
- Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried
- Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it
- The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Radford property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What driveway & patio cleaning costs in Radford
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Radford. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The entry is shared with next door. Who books it?
Either of you can, and it is worth agreeing between you first, because the tunnel is one surface and cleaning half of it looks worse than cleaning none. We need both back gates unlocked for the morning so the machine and the hose can pass through, and we need to know whether either of you has a door opening directly into the entry, since those thresholds get covered before any water goes down.
The yard is old clay pavers rather than slabs. Does that change anything?
Yes, in pressure and in what happens afterwards. Old clay is softer at the arris than concrete and the mortar between the units is usually the original lime, so a lance held close will cut the joints out and leave you with loose pavers. Those go at reduced pressure with the rotary kept moving, and where the pointing has already gone we photograph it and leave repointing to a bricklayer.
Can it be done without bringing the hose through the house?
Usually, if the entry is clear and both gates can be unlocked. That is the route we prefer, and it is worth checking before you book rather than assuming. Where the only way through is the hall, we lay board the whole length, run a single line rather than dragging it back and forth, and the hall floor gets cleaned at the end as part of the job rather than left as your problem.
Will the weeds between the yard slabs come back?
Yes, and anyone telling you otherwise is selling something. Washing takes the growth off and leaves the root and the seed in the joint. We are not certificated to apply a professional weedkiller and will not pretend otherwise, so what we do instead is fill the joints properly, with a jointing compound rather than loose sand where the joints are wide. A filled joint is the practical control and it lasts a season or two.
Do you cover the whole of Radford?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Radford?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Radford?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. On-street, generally available outside commuting hours, and we group Radford with Hyson Green, Lenton and New Basford on the rota.
