Driveway & Patio Cleaning for The Meadows homes
Most addresses here have no drive. What there is to clean is a paved strip on the walkway side and a small yard behind, because the parking court surface belongs to whoever manages the estate rather than to any one household.
Start with what the ground actually is here, because it is rarely a driveway. On the walkway frontages there is a paved strip of pressed concrete flags in front of the door, a border, and the public footpath beyond that. Behind the house there is often a small yard, sometimes flagged and sometimes laid in block paving, gated onto a parking court. The court is the largest paved area in sight and the one nobody individually owns, since it was laid, drained and is maintained by whoever manages the estate. So the work splits into what is yours and what is not, and a quote here starts with that boundary rather than with the area. Toward Queens Drive the older terraces have proper yards behind them, usually a patchwork of periods laid one over another.
The Meadows sits in NG2, under Nottingham City Council. Regular domestic cleaning across the estate, a steady run of end of tenancy work because a large share of the stock is let, and window cleaning booked more often than the size of the houses would suggest, since ground floor glass sits at eye level on the walkways everybody uses to get home.
What we run into on The Meadows driveway & patio cleaning jobs
Pressed concrete flags are the surface most often damaged by being cleaned. What darkens them on a shaded walkway is algae rather than dirt, they hold it because the surface is porous, and it comes off easily. The temptation is to hold a lance close and watch the flag come up bright, which strips the fine laitance off the top and exposes the sand and stone underneath. It looks impressive for one season. After that the flag is rougher than it was, it holds water and soil where it used to shed them, and it greens over faster every year. We run a rotary at a set height and a pressure well below what the concrete would survive once.
How a The Meadows driveway & patio cleaning job actually runs
Everything about this job here comes back to water. There is no outside tap on most of these houses and no drive to stand a machine on, so the supply comes off your kitchen tap through a hose that has to reach whichever side is being cleaned. To a back yard that is usually simple enough. To a walkway frontage it means a hose crossing a public footpath, which we route tight against the wall and cover where it crosses, because the estate walks past all day and a hose lying on a footpath is a trip waiting to happen. The second half of it is where the water goes afterwards. A parking court falls to one gully, so slurry left to find its own way runs across other people's bays before it gets there, and a walkway falls toward the drainage in the paving rather than away from your door. We sweep and vacuum the slurry up rather than flushing it along, and the gully gets covered so grit does not go straight down it. Dry settled weather is worth waiting for, because in a wet week the surface never dries enough for the sand to go back in.
Who books it here
The housing here is mostly low-rise redevelopment from the 1970s and 1980s, laid out around pedestrian walkways and rear parking courts, with older terraces surviving toward Queens Drive and flats and maisonettes near Bridgeway, and that is what shapes this job more than the floor area does.
We run The Meadows on the same round as Nottingham City Centre, Wilford and West Bridgford.
What we check on every The Meadows job
Thresholds are the thing to look at before any water goes on. Doors on this stock sit close to the level of the paving outside, with a shallow upstand at most and no step to speak of, which is fine until somebody points a lance at it. Water driven at a threshold that low goes under the door and into the hall, where the floor is solid and there is nothing beneath it to take the water away, so it sits in the covering and works sideways from there. We wash away from the door rather than toward it, tape the bottom edge where it needs taping, and keep the lance angle down. The same goes for an air brick low in a yard wall, and for the vent where somebody has cut one through for a tumble dryer. Anything that is a hole in a wall gets covered before we start rather than explained afterwards.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Rotary surface cleaner across the open area, which is what keeps every pass even
- The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in The Meadows
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in The Meadows. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you clean the parking court?
Not on one household's say so, because it is not yours to instruct. The court, its drainage and its bay markings belong to the freeholder, the housing provider or the council depending on the block, and its upkeep is usually already paid for through a service charge or a housing budget. We will quote a whole court if whoever holds it asks us to, and that is a better job anyway, since one cleaned bay in a court of grey ones looks worse than none.
Will jetting lift the sand out of our block paving?
Some of it, always, which is why sand goes back in afterwards rather than being an optional extra. Kiln dried sand is brushed into the joints once the surface has properly dried, worked down and topped up in stages instead of scattered once and swept off. On a yard with wide joints or any slope to it, a jointing compound holds better and keeps growth down longer. A block surface left unsanded loses its interlock, and that is how blocks begin to rock.
Our neighbour parks tight against the yard gate. Does that matter?
It matters for the setting up rather than for the cleaning. The gate needs to open fully to bring a machine in and to get a hose through without kinking it against a car, and we would rather ask than squeeze past somebody's paintwork with a lance in hand. A word with them the day before usually settles it. If nothing can move, say so when you book, because there is a smaller machine that will go through a part open gate and it is slower.
The moss in the joints keeps coming back. Can you kill it off?
Not with a professional weedkiller. Those are plant protection products, and applying them commercially requires a certificate of competence, which is a regulatory matter rather than a preference. What happens instead is that established growth is pulled and scraped out of the joints by hand before any water goes on, the surface is cleaned, and then the joints are refilled, because growth returns fastest where a joint is empty and holding damp grit. On a shaded yard expect to do it more often than on a sunny one.
Do you cover the whole of The Meadows?
Yes, all of NG2 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in The Meadows?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in The Meadows?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Park in the rear court and walk round, because the road the address belongs to and the door you knock on are often on opposite sides of the block, and we group The Meadows with Nottingham City Centre, Wilford and West Bridgford on the rota.
