Driveway & Patio Cleaning for Gedling homes
Frontages on the reclaimed ground run open plan, so one drive butts straight into the next with nothing between them. Wash your half and the join shows. The older semis have the shaded back patio instead, lichen under the tree line.
Two surfaces here and two arguments. On the newer estate the frontages were laid out open plan, so your block paving runs into your neighbour's with a change of block colour marking a line that has no kerb and no fence on it. Clean one side and the boundary becomes the most visible thing on the street, which is why these are worth doing as a pair and worth mentioning next door before the machine comes off the van. The ground underneath is the second argument. It is engineered fill rather than undisturbed subsoil, it has settled unevenly since the houses went up, and rocking blocks and a dropped edge course get photographed before any water goes on rather than afterwards.
Gedling sits in NG4, under Gedling Borough Council. Regular fortnightly cleaning in family houses is the bulk of it, with deep cleans booked in spring and carpet work more often than average. The country park is the reason for the last one, because a household walking those paths daily puts more grit and clay through the hall in a month than a city street manages in six.
What we run into on Gedling driveway & patio cleaning jobs
The edge course is where a drive on made ground gives way first, and it is the part a wash can genuinely damage. Block paving is held in by a kerb bedded and haunched in concrete, and once that haunching has cracked, which on ground still settling it generally has, there is an open joint running the length of the drive with loose bedding sand behind it. A lance anywhere near that joint washes the sand out from under the outer course, the blocks drop, and the field starts creeping sideways over the following winter. We keep the rotary cleaner on the open area, keep the lance off the perimeter, and say where the haunching wants attention.
How a Gedling driveway & patio cleaning job actually runs
Plan the day around water and cars. We need an outside tap or a filled tank, and we need to know where the run off is going before it starts going there, which on the estate matters because the frontages fall toward a shared footway and a neighbour's border rather than into a garden of your own. Cars have to be off, and on these plots there is frequently nowhere obvious to put them, because the visitor bays fill early and the roads are narrow enough that a car left on the kerb blocks the street for everybody. Sorting that out the day before is worth more than any other preparation. The older semis are the easy half, with a drive, a verge and somewhere to stand the van. Weather decides the rest. Block paving is swept, hand cleared of weed and washed on the day, then the sand goes back once the surface has genuinely dried, which is not the same afternoon for most of the year. Sealing, if you want it, is a separate return visit onto a dry surface, never the same day, whatever the forecast says.
Who books it here
The housing here is mostly interwar and postwar semis on the streets off Arnold Lane and Shelford Road, a small older core around the church, and newer estate housing built on the reclaimed colliery ground, and that is what shapes this job more than the floor area does.
We run Gedling on the same round as Carlton, Netherfield and Mapperley.
What we check on every Gedling job
The back patios on the older semis carry the stubborn problem. A slabbed area off the kitchen door of a house standing near the wood line sits in shade for most of the day and stays damp, and what grows there is not the green film people picture. It is a black spot lichen, small tar coloured discs anchored into the pore of the slab rather than resting on the face of it, and pressure does not lift them. What pressure does is erode the softer cement around each disc, so you finish with a pale pitted halo and the black dot still sitting in the middle of it, and the slab is permanently rougher than it started. It wants a proprietary remover and dwell time, and often a second application some weeks later. Leaf tannin is the other stain out there, the brown shadow left where a season of leaf litter lay on wet stone, and that is chemistry as well rather than force.
What the driveway & patio cleaning covers
A sample of what is included
- Putting it back: Sand worked down and topped up in stages rather than scattered once and swept off
- The clean: Slurry swept and vacuumed up rather than flushed into the nearest gully or run onto next door's garden
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- Before the water goes on: Sunken blocks, rocking slabs and failed edge kerbs pointed out before we start rather than blamed on the wash afterwards
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Gedling
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Gedling. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Our drive runs into next door's with no boundary. What do you suggest?
Do them together if they are willing. The two halves have weathered as one surface and have never been separated, so cleaning yours alone leaves a hard line down the middle that neither of you can unsee afterwards. If next door is not interested we finish at the joint deliberately and neatly rather than fading it out, and the difference softens over a season. Either way it is a conversation worth having before the day.
Some of the blocks rock when we drive on them. Can you sort that?
No, and it is worth knowing why not. Rocking means the bedding layer underneath has moved or washed out, and putting that right is a relaying job below the surface rather than anything a wash reaches. We photograph the affected area before starting so it is on record, and we keep pressure well away from it, because jetting a loose block simply removes what is left holding it. Sand goes back into sound joints only.
Can you just turn the pressure up on the black spots?
That is the one thing which makes it worse. The lichen is anchored into the surface of the slab, so pressure enough to shift it takes the slab with it and leaves a pitted patch that holds dirt faster than the sound stone around it. It has to be treated and left to work, which on some patios means a return trip. We would far rather book two visits than hand back a stripped patio that looks worse in a year.
The patio drains toward the back door. Is washing it safe?
It is, with the threshold and any air brick covered before we start and the work run across the fall rather than down into it. What we will not do is flush the slurry that way and hope. It gets swept and vacuumed as we go. If the gully by the door is silted level with the paving, which is common enough here, we clear it while we are there, since clean paving feeding a blocked gully only moves the puddle.
Do you cover the whole of Gedling?
Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Gedling?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Gedling?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Mostly straightforward, because the older semis have a drive or a verge to pull onto, and we group Gedling with Carlton, Netherfield and Mapperley on the rota.
