Driveway & Patio Cleaning for Carrington homes
No drive, so this is the yard, the entry floor, the steps and the frontage. Old flags bedded on soil, a worn stone threshold, and one gully in the corner that is very often on the same drain as the kitchen sink.
There is no drive on most of these houses, and that is the job rather than a reason to skip the page. What there is instead is a doorstep straight off the footway, a strip of frontage or a low walled forecourt on some rows, the floor of the shared entry where a row has one, and behind the house a yard: blue engineering brick or old flags, walls on three sides, a gate, a step or two down and a gully in one corner. The bay fronted houses on the roads climbing away sometimes have a hardstanding cut out of the front garden, which is the only thing round here that behaves like a drive at all. The surfaces are old, soft and bedded on very little, so the pressure comes down accordingly.
Carrington sits in NG5, under Nottingham City Council. Check out cleans arrive singly and all year rather than in a summer block, because the renting is done by people working in the city and at the hospital up the road and a notice period lands whenever a job does. Around that sits fortnightly work in the owned houses, and deep cleans booked when a small property changes hands.
What we run into on Carrington driveway & patio cleaning jobs
Flags in a back yard were usually laid straight onto the ground with sand or a weak lime mix in the joints and nothing much underneath them, which is why a lance held in one spot washes a joint out and leaves the slab rocking within the week. Blue engineering brick survives the water better than the bedding beneath it does. The doorstep is the one to be careful with. A stone threshold hollowed by nearly two hundred years of feet is soft, porous and easily scored, and it is also the first thing anybody sees from the pavement, so it gets low pressure and a brush rather than a lance, and it still reads as old afterwards.
How a Carrington driveway & patio cleaning job actually runs
Drainage is the thing to settle before any water goes on. A yard of this age generally falls to a single gully in one corner, and on a good many of these houses that gully is on the same drain as the kitchen waste rather than on a separate surface water run. Flushing a yard full of silt, dead moss and grit into it is how a cleaning job becomes a blocked drain, so the slurry gets swept and vacuumed as we work rather than chased into the corner. Where a row shares an entry there is somewhere else the water must not go, since half that floor belongs to the neighbour and it is their right of way as much as yours. That gets agreed beforehand rather than apologised for afterwards. The size of the yard changes the method as well. A rotary surface cleaner needs a run to work along, and in a yard with an outhouse in it and a gate in one corner most of what is left is edge, so more of the work here is slow lance work at low pressure than on an open drive. Spring is the season for it.
Who books it here
The housing here is mostly small two up two down cottages built to one pattern in short straight streets from the 1830s, many with painted brick fronts, and larger bay fronted houses on the roads climbing away, and that is what shapes this job more than the floor area does.
We run Carrington on the same round as Sherwood, Sherwood Rise and Forest Fields.
What we check on every Carrington job
Look at the bottom of the walls, not only at the floor. An enclosed yard throws every drop of rain back up against the brickwork, and the result is a band across the lower courses of every wall that is darker and greener than the rest of it, usually up to about knee height. Clean the ground and leave that band and the yard reads as half finished, so it gets treated at the same visit and at less pressure than the paving takes. Levels are the other thing to check before anything runs. These yards have been surfaced over more than once in the life of the house, so the ground has risen while the building has not, and airbricks and the odd coal grate can now sit at or below the level of the paving. Water sent across one of those goes straight through into the space behind it, which on these houses is the cellar. Anything of that sort gets covered before we start.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
- Before the water goes on: Sunken blocks, rocking slabs and failed edge kerbs pointed out before we start rather than blamed on the wash afterwards
- Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
- Before the water goes on: The surface identified: block paving, pressed concrete slab, natural stone, porcelain, imprinted concrete or tarmac, because pressure and chemistry both follow from that
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Carrington
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Carrington. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you clean the pavement in front of the house as well?
The threshold and your own frontage yes, the public footway no. That is highway rather than your property and washing a length of it is not ours to take on. What we will not do either is leave the run off from your frontage lying on it, so the slurry is collected as we work instead of being pushed towards the kerb. If the footway itself is the problem, that is a question for the city council rather than for a cleaning contractor.
There is no outside tap and nowhere for the machine to stand.
Neither of those is unusual on these streets and neither stops the job. We bring water with us or run a line from your kitchen tap, protected where it crosses the floor and the threshold, and the machine works from wherever the vehicle can legally stop. What does need agreeing first is where the waste water goes, because the obvious answer, which is the gully in the corner of the yard, is the wrong one here.
The yard is tiny. Should we just hire a machine and do it ourselves?
On a small yard of sound flags, honestly yes, and we would sooner say so than take the booking. A weekend hire and a couple of hours will do it, and none of the work is skilled. What we would come out for is bedding you can already see moving under a slab, a worn stone doorstep, black spot lichen that no amount of pressure lifts, or an airbrick sitting down at paving level. Ask us to look at those before you decide.
What can be done about the weeds in the joints?
What grows in these joints is mostly moss and grass rather than anything deep rooted, because a yard walled on three sides is shaded for most of the day. Washing takes the tops off and leaves the roots, so it all returns. The control that works here is a joint filled properly and topped up as it drops, since an open joint in soft bedding is exactly where seed lands. Anyone offering to kill it should be showing you a certificate for the product first.
Do you cover the whole of Carrington?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Carrington?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Carrington?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Streets inside the old grid are short, narrow and parked both sides with no drives at all, so we stop where it is legal and carry in, and we group Carrington with Sherwood, Sherwood Rise and Forest Fields on the rota.
