Driveway & Patio Cleaning for Top Valley homes
Three surfaces here and rarely a drive as built: the original concrete path to the door, a slab patio somebody laid themselves at the back, and block paving where a front garden became a hardstanding once a kerb was dropped.
Very few of these houses were built with a drive, so the hard surfaces are things people added afterwards and they behave differently from each other. There is the original concrete path and threshold apron at the door, poured in bays and now around fifty years old. There is the back patio, usually pressed concrete slabs laid on sand by whoever lived here in the eighties. And on houses that have had a kerb dropped, there is block paving across what used to be the front garden. Three surfaces, three pressures, three different answers about what happens once the water is off, and only one of them has jointing sand to put back.
Top Valley sits in NG5, under Nottingham City Council. Fortnightly domestic rounds carry most of it, generally family households where both adults work. Deep cleans arrive ahead of a relet, or when an original kitchen and bathroom finally get dealt with properly. Carpet extraction is the third, because the walk in from wherever the car stopped is long enough to bring the outside in with it.
What we run into on Top Valley driveway & patio cleaning jobs
The self laid patio is the one that tells you most once it is clean. Slabs of that period went down on five dabs of mortar or straight onto sand, so washing them lifts the ones that were never properly bedded and reveals a fall running back towards the house instead of away from it. Along the wall there is a darker band where water has stood after every shower for years. On a back garden shaded by the block, the problem is not green film either. It is black spot lichen, which sits into the surface of the concrete, ignores pressure and needs a proper remover and time to work.
How a Top Valley driveway & patio cleaning job actually runs
Water and power are the two questions that decide whether a booking here is simple. The machine goes round to the back on foot with its hose, and it needs a supply: an outside tap where one was ever fitted, and where it was not, a feed run out through the kitchen on protection with the door held rather than closed on the hose. Power comes off an indoor socket through a breaker, which means one lead crossing a threshold and a household that knows not to shut the door on it. At the front there is a second constraint, because the surface being washed sits a few steps from ground other people cross, so the working area gets marked off and the slurry is contained rather than sent wherever the fall takes it. Weather sets the rest of the diary. Block paving cannot have its jointing sand replaced until the surface is genuinely dry, so on a damp week the sand goes back on a return rather than being brushed into wet joints where it sets as a crust. Sealing is a separate visit on a dry surface, never the same day.
Who books it here
The housing here is mostly 1970s estate housing put up in one programme, semis and short terraces set in culs-de-sac and pedestrian greens off a handful of distributor roads, with rear parking courts and scattered later infill, and that is what shapes this job more than the floor area does.
We run Top Valley on the same round as Bestwood, Rise Park and Bulwell.
What we check on every Top Valley job
The oldest surface on the plot is the one that wants the lightest touch. Fifty years of feet have already taken the fine skin off the top of the original concrete path along the line people actually walk, so the aggregate underneath is showing through, and once the whole path is wet that line disappears and then reappears as it dries a shade lighter than the rest. That is not dirt left behind and no amount of pressure improves it. Pressure high enough to try removes more of the surface and roughens it, which then holds moss more readily than before. The bay joints are the other tell. The sealant between the sections has perished to a dry crumb, and washing takes what is left of it out and leaves an open channel with soil and roots in the bottom. That is worth pointing at while the path is clean, because it fills again quickly and it is the reason weed growth always returns in the same straight line.
What the driveway & patio cleaning covers
A sample of what is included
- The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
- The clean: The run-off checked before we leave, not after somebody complains
- Putting it back: Jointing compound instead of loose sand where joints are wide, on a slope, or where you want the weeds held down longer
- Putting it back: Everything we moved put back where it was
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Top Valley
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Top Valley. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Where does all the dirty water end up?
Contained, swept and vacuumed up rather than washed off in whatever direction the ground falls. That matters more at the front here than it would on a normal drive, because many of these front gardens run into each other with a low kerb or nothing at all, and there is often no gully anywhere near the path. We work out the route the water wants to take before we start it, and cover the thresholds and any air brick low on the wall.
Two or three of our slabs rock underfoot. Should they be washed?
They can be, carefully, but expect the wash to make the movement more obvious rather than less. Water under a loose slab takes bedding sand with it, and a lance held close to an open joint does that quickly. We work those areas at lower pressure and point out what is moving before we start. Relaying them is not something we do, and it wants a proper job rather than more sand.
Will you put something down to stop the weeds coming back?
Not a chemical one. Applying professional weedkillers and moss killers is restricted to people holding a certificate of competence, and we do not hold one, so we would be breaking the rules to spray your paving. What we do instead is physical: roots and established moss pulled and scraped out of the joints before the wash rather than blasted off at the top, and on block paving a jointing compound in place of loose sand where you want the joints held down for longer.
Our front is imprinted concrete. Can it be brought back with the jetting?
Not by jetting, and this is the surface where the wrong approach does lasting harm. What has failed on imprinted concrete is the sealer coat rather than the concrete under it, so it looks patchy and dull because the coating has worn through. Pressure strips more of that coating off and lifts the colour with it. It is a clean followed by a resealing job on a properly dry surface, quoted as such, and resealing is not something we take on.
Do you cover the whole of Top Valley?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Top Valley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Top Valley?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Parking is rarely the problem; reaching the door is, and we group Top Valley with Bestwood, Rise Park and Bulwell on the rota.
