Driveway & Patio Cleaning for Rise Park homes

Most drives here started as concrete or tarmac and were block paved or widened afterwards, so two surfaces of different ages sit on one frontage. They wash up differently, and the join nobody noticed becomes the thing you see.

The frontage is rarely one surface. What was laid with the house is concrete or tarmac up to the garage door, and somewhere later most of these got block paving, either over the top of that or across ground which used to be lawn. Two ages, two materials, sometimes two falls, and cleaning treats them as two jobs on one visit. Blocks take a rotary at working pressure and want sand back in the joints afterwards. Tarmac takes neither, and a lance held close enough to shift lichen off it will lift the bitumen and leave loose chippings behind. So the first thing that happens is a walk over the whole frontage working out which is which and where one stops.

Rise Park sits in NG5, under Nottingham City Council. Regular domestic cleaning is the bulk of it, mostly fortnightly and mostly attended, since many of these households are retired or working from a converted garage. Deep cleans get booked to a date, a family event or a sale, rather than to a backlog. Window cleaning is third, where exposure rather than dirt sets the rota.

What we run into on Rise Park driveway & patio cleaning jobs

The car leaves a map of itself on block paving. Under the wheels the blocks have been loaded along the same two lines for years, the jointing sand has been pumped out of those gaps first, and they are the blocks that rock underfoot once the surface is clean and you can finally see them. In the middle there is usually an oil drip that has soaked into the block rather than sat on top of it, which is a chemistry job before the rotary goes near it, and at the turning end there are black tyre scuffs. We point the rocking blocks out before starting, because relaying them is not what this is.

How a Rise Park driveway & patio cleaning job actually runs

Water is the part to plan for, because a jetted drive makes a great deal of it and it has to go somewhere that is not the house or next door. Before the machine starts we cover the air bricks along the front wall and the threshold at the garage door, since a drive here often falls very slightly back toward the building and a rotary throws water further than people expect. Slurry gets swept and vacuumed up rather than flushed away, which matters more on a semi than anywhere else: two drives meet along the boundary with no kerb between them, so anything not picked up crosses onto paving belonging to somebody who did not book a clean. Tell the neighbour the day before. On the day we need the cars off the frontage and the bins moved, and the drive stays out of use while it dries. Sand goes back into block paving joints only once the surface is properly dry, so in a damp week that becomes a return visit rather than a rushed hour. Sealing is always a separate day, and anybody offering to seal a drive they washed that morning is trapping water underneath it.

Who books it here

The housing here is mostly late twentieth century private estate housing in brick with concrete tile roofs, detached and semi-detached in small closes, most with an integral garage and an open plan front lawn running to the pavement, and that is what shapes this job more than the floor area does.

We run Rise Park on the same round as Top Valley, Bestwood and Arnold.

What we check on every Rise Park job

The back garden usually tells a different story from the front. The patios laid with these houses are pressed concrete flags, riven or textured across the face, and the colour in them is a pigment and a fine aggregate in the top few millimetres rather than something running through the slab. Hold a rotary on one too long, or run a lance close and square to it, and that face comes away in a pale patch showing grey aggregate underneath, and it does not weather back. So slabs take less pressure than the drive does, and black spot lichen on them is a chemical and dwell time problem rather than a pressure problem, because pressure high enough to shift a black spot takes the slab face with it. The other thing a wash exposes is the pointing. Where flags were bedded and pointed in sand and cement, decades of frost have usually hollowed the joints already, and washing them only reveals it.

What the driveway & patio cleaning covers

A sample of what is included

  • Putting it back: Drainage channels and gully gratings cleared of what came off the paving
  • Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
  • The clean: Slurry swept and vacuumed up rather than flushed into the nearest gully or run onto next door's garden
  • Putting it back: Everything we moved put back where it was

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Rise Park

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Rise Park. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Driveway & Patio Cleaningin Rise Park

Ring us on 07438 843980, or see the full service page.

Will it look like it did when it was laid?

Clean, yes. New, no, and it is worth knowing which you were expecting. Block paving loses pigment from its top surface as it weathers and that colour does not come back, so what you get is the true present colour of the block with the moss, silt and lichen off it. Where a drive was widened later, the newer blocks have weathered less and will read lighter than the original once both of them are clean.

Ours is imprinted concrete. Can you jet it?

We would rather not, and the reason matters. Imprinted concrete is a slab with a coloured hardener and a sealer coat over the top, and what usually looks dirty is the sealer breaking down rather than soil sitting on it. Jetting takes the rest of that sealer off and leaves the surface patchy and porous. It is a strip and reseal job for somebody who does that specifically, so we say so instead of taking the booking.

The neighbour's drive runs straight into ours. Does that cause a problem?

It causes two, and both are manageable if they are raised first. The wash line has to stop somewhere, and clean paving next to dirty paving on one continuous run looks worse than leaving both alone, so it is worth asking whether they want theirs done at the same time. The other is run off. We vacuum the slurry rather than push it along, but a shared fall means water finds their side, so they get told which day it is happening.

Will the weeds come back?

In the joints, eventually, yes, because seed lands on any paving that sits outside. What changes is how long it takes. Pulling and scraping the roots out before the wash, then filling the joints properly afterwards, buys far longer than a wash that leaves the roots sitting in there. A jointing compound rather than loose kiln dried sand holds them down longer again on wide joints or a slope. What we do not do is apply professional weedkillers, which needs a certificate of competence.

Do you cover the whole of Rise Park?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Rise Park?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Rise Park?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Every house has a drive and the frontages are open, so a van parks without blocking anyone, and we group Rise Park with Top Valley, Bestwood and Arnold on the rota.
