Driveway & Patio Cleaning for Bilborough homes

Front hardstandings here were cut into what was lawn, so it is usually poured concrete in bays rather than block paving. The panel joints and the open edge decide the pressure, and there is no gully, so where the water goes gets planned first.

The front hardstanding on most of these houses was not part of the build. It was cut into what had been lawn, the kerb was dropped and the ground was concreted, so what we are cleaning is usually a poured concrete bay or two rather than block paving, with a brushed or ribbed finish and a soft joint between the panels. Concrete takes pressure that a sandstone slab would not, which makes the wash itself the easy part of the day. The awkward parts are all at the edges. There is frequently no kerb on the garden side, the panel joints have opened, and the drive meets the public footway with nothing between the two, so where the water goes matters far more here than how hard it hits.

Bilborough sits in NG8, under Nottingham City Council. Regular domestic cleaning on a fortnightly rota, and end of tenancy work on the rented stock. Layouts repeat, so quotes here are accurate from a description alone.

What we run into on Bilborough driveway & patio cleaning jobs

The joint between the concrete panels is the thing to know about. A drive poured in bays has a soft filler in the joint, usually a bitumen impregnated fibre board, and after thirty years it has weathered down below the surface and packed with moss and grit until it looks like part of the concrete. A rotary head held over it lifts that strip out in pieces and leaves an open channel down to the sub base. So the joints are worked along their length at reduced pressure with the lance angled across them rather than into them, and where the filler has gone we clear it and point it out as something to fill.

How a Bilborough driveway & patio cleaning job actually runs

Water is the planning on a front hardstanding here. There is no gully in the middle of these drives, so everything we put down runs to the lowest point and off the property, usually the footway and the kerb beyond it. Slurry off a concrete wash is grey, gritty and sets hard, so it gets swept and vacuumed as we go rather than flushed away, and the highway gully at the kerb is covered before we start and cleared afterwards. Where two frontages meet at a boundary with nothing dividing them, we speak to the neighbour first, because their side of that line is going to get wet. The van stands on the road with the machine and the tank aboard, the hose reaches the frontage and the run down the side, and nothing comes through indoors. What we ask is that cars come off before the slot and stay off, and that bins go elsewhere, because a drive with a car in the middle of it gets cleaned in two halves with a line down the join. If the back is going on the same visit the hose runs down the side, so keep that route clear.

Who books it here

The housing here is mostly interwar and postwar estate housing, largely semis, with consistent room sizes and layouts, and that is what shapes this job more than the floor area does.

We run Bilborough on the same round as Wollaton, Aspley and Bulwell.

What we check on every Bilborough job

The front path is a different surface from the drive and it behaves differently under a lance. On this stock the original path to the door is pressed concrete flags laid on sand rather than poured in one piece, and after decades they rock, the bedding has washed toward the low end and the joints between them have opened. Jetting a flag like that at full pressure blows the sand out from underneath and the flag drops, which is a repair rather than a clean. So the path goes at reduced pressure with the lance kept off the joints, and anything that already moves under a boot is pointed out before we start. The doorway is the other spot. The door here sits close to path level with no upstand to speak of, and water driven at that joint goes under the frame instead of off it, so the threshold gets covered before the lance comes within a metre of it.

What the driveway & patio cleaning covers

A sample of what is included

  • The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
  • Putting it back: Everything we moved put back where it was
  • The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
  • Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Bilborough

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Bilborough. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Will jetting damage a concrete drive?

The concrete itself, no, provided it is sound. What gets damaged is everything around it: the soft filler in the panel joints, an exposed sub base at an open edge, and the bedding under a path flag. Age matters too, because concrete that has already lost its surface to frost will lose more, and that shows as a gritty run off rather than a clean one. We do a short test pass and show you the result before committing to the whole slab.

The moss is back within a year. Why?

Because the surface holds water. A brushed concrete finish is deliberately textured for grip, which also gives moss somewhere to sit, and a drive laid flat or falling back toward the house drains slowly across itself rather than off. Cleaning resets it, it does not change the fall. What extends the interval is keeping the joints and the edge channel clear so water has a route, and keeping leaf fall swept off through autumn rather than letting it lie.

Do you put sand back afterwards?

On block paving, always, and it is part of the job rather than an extra. On a poured concrete drive there is nothing to re sand, because the joints are panel joints rather than paving joints and what they want is filler rather than kiln dried sand. Where you have a block paved section by the gate or a slabbed patio at the back, that gets sanded once the surface is properly dry, which sometimes means a short second visit rather than the same afternoon.

Can you kill the moss so it stays away?

We can take it off and we do not apply professional use weedkillers or moss killers, because those are plant protection products and applying one legally needs a certificate of competence. Ask that of anyone quoting, ours included, and ask to see the paperwork. What we can do is clear the joints and the drainage route properly, which is what actually slows the regrowth, and tell you honestly how long that buys you on a frontage that sits in shade.

Do you cover the whole of Bilborough?

Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Bilborough?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Bilborough?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Good, with on-street parking and generous road widths, and we group Bilborough with Wollaton, Aspley and Bulwell on the rota.
