Driveway & Patio Cleaning for Bramcote homes

Concrete bays at the front on the postwar houses, riven slabs at the back, and both of them under a canopy. Trees put tannin into the paving and black spot lichen anchors into the shaded side, and neither of those is pressure work.

Four surfaces turn up on this hill and they do not take the same treatment. The postwar houses were given a plain concrete drive laid in bays with expansion joints between them, and a fair number of those were overlaid with block paving in the nineties. Behind the house the usual thing is riven concrete slab from the seventies or eighties, bedded on sand and mortar dabs, with newer porcelain in the properties that have been reordered recently. Then there are the gravel drives, which are not a jetting job at all. Working out which of those you have is the first thing that happens on the visit, because pressure a concrete bay shrugs off will scar a riven slab and strip the grout out of porcelain, and neither is visible until it has already happened.

Bramcote sits in NG9, under Broxtowe Borough Council. Fortnightly domestic rounds in houses with more ground floor than their bedroom count implies, deep cleans bought room by room because half the house is already fine and the other half has had a light pass for years, and window work on both sides of the glass on elevations that take driven rain all winter.

What we run into on Bramcote driveway & patio cleaning jobs

Black spot is the local one and it behaves nothing like ordinary dirt. Those flat black discs on the slabs are lichen, and a lichen anchors into the surface rather than sitting on it, which is why a domestic washer takes the grey off around them and leaves the spots standing, blacker than before against clean stone. Pressure high enough to remove them removes the top of the slab with them. It wants a proprietary remover and real dwell time instead. Under a canopy it dominates the shaded half of a patio while the sunlit half stays comparatively clear, and it does come back, because the tree feeding it is still there.

How a Bramcote driveway & patio cleaning job actually runs

The first job on a sloping drive is deciding where the dirty water is going to end up, and that has to be settled before the machine starts rather than after somebody complains. Where the drive climbs from the road the run off heads for the pavement and the highway gully, so the slurry is swept and vacuumed as we go instead of being flushed down there. Where the ground falls towards the house instead, the water goes for the threshold and the air bricks, and both get covered before anything is switched on. Semis are the other conversation to have first. Two drives sit side by side with nothing between them but a change of block colour, so what comes off yours crosses theirs, and we would far rather knock beforehand than explain afterwards. Practically: cars off for the whole day with somewhere arranged for them in advance, bins and furniture moved, planting and painted timber sheeted. Block paving cannot be re sanded wet, so in a damp week the sand goes in on a second visit, and sealing is always a separate return onto a properly dry surface.

Who books it here

The housing here is mostly interwar and postwar semis and detached houses spread across the hill, on larger plots than the streets below, with 1960s and 1970s builds stepped into the slope and mature trees over most of it, and that is what shapes this job more than the floor area does.

We run Bramcote on the same round as Beeston, Chilwell and Stapleford.

What we check on every Bramcote job

Jointing sand on a slope does not stay where it was put. Every wash, every downpour and every winter takes a little more out of the joints at the top and carries it downhill, so it banks up against the bottom course and along the edge kerb while the joints at the head of the drive stand empty. Empty joints are how a block drive fails, because the blocks lock against one another through that sand and through nothing else, which is why the top of a slope is where you find blocks rocking underfoot and edge restraints that have begun to spread. It is worth walking a sloping drive together before the wash rather than after it, since a rocking block noticed afterwards gets blamed on the jetting. Re sanding then works up the fall in stages, brushed in and topped up as it settles, rather than scattered once and swept off in a single pass.

What the driveway & patio cleaning covers

A sample of what is included

  • Putting it back: Sealing quoted as a separate return visit on a properly dry surface, never the same day
  • Before the water goes on: Cars, bins and furniture moved off, planting and painted timber sheeted
  • The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
  • Putting it back: Drainage channels and gully gratings cleared of what came off the paving

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What driveway & patio cleaning costs in Bramcote

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Bramcote. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Where does all the dirty water end up?

Not in the border and not down the road. The slurry is swept and vacuumed as the work goes along, and the route the water will take is worked out before the machine is switched on rather than discovered by it. On a plot falling towards the house the threshold, the air bricks and any gully get covered first. On one climbing to the road we keep it off the pavement, and the gully gratings are cleared before we leave.

The moss under the trees always comes back. Is it worth doing at all?

It is, provided you expect a cycle rather than a cure. Shade and constant leaf litter are what feed moss and lichen, and both of those are the trees, which are not going anywhere. What a proper clean does is take the growth off the surface, refill the joints so there is less for it to root into, and leave you paving you can maintain. A jointing compound rather than loose sand holds it down noticeably longer on a shaded run.

Why is the paving under the trees stained brown rather than green?

That is tannin. Leaves lying wet on paving leach it out, and it soaks into a porous surface rather than resting on top of it, which is why sweeping the leaves off in November leaves a brown shadow of every one of them behind. It is a chemistry problem rather than a pressure problem, so it gets treated separately from the general wash and it does not always clear completely. The way to reduce it is getting leaves off the paving while they are still dry.

Can the drive be sealed the same day it is cleaned?

No, and anyone agreeing to that is selling you a problem. Sealer goes onto a properly dry surface, which after a wash means several dry days rather than several dry hours, and block paving has to be re sanded first or the sealer locks empty joints in place permanently. That is why sealing is quoted as a return visit. On a shaded drive under trees the surface dries noticeably slower than an open one, so the gap between visits is longer here than on an exposed plot.

Do you cover the whole of Bramcote?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Bramcote?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Bramcote?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Drives on most properties, which is just as well, because the lanes on the hill are narrow, and we group Bramcote with Beeston, Chilwell and Stapleford on the rota.
