Driveway & Patio Cleaning for Toton homes

Front parking here was widened in stages, so a drive is usually two surfaces of different ages meeting in the middle and they will not clean to the same colour. Run off crosses a soft public verge on its way to the road.

Front gardens on these estates were converted to parking a bit at a time rather than all at once, and a wash exposes it. What looks like one drive is very often an older concrete hardstanding with a newer block paved section laid alongside or in front of it, sometimes with a strip of slabbed path still running between the two. Clean all of that at the same pressure on the same day and it comes up three different colours, because concrete that has been down for decades has lost its surface cement and reads grey whatever you do to it, while blocks laid five years ago come back close to the shade they were delivered in. Worth agreeing before we start rather than discovering afterwards.

Toton sits in NG9, under Broxtowe Borough Council. Regular fortnightly cleans in owner-occupied family houses make up the base, and post-construction work is the second string: rear extensions, garages taken into the house, and full kitchen and bathroom replacements. Deep cleans follow those, usually booked once the building work is finished and the household notices the rest of the house went untouched for months.

What we run into on Toton driveway & patio cleaning jobs

Where the water goes is the other local question. These drives fall towards the road, and between the drive and the road sits a grass verge and a kerb, so everything a wash lifts crosses public land on its way to the highway gully. That gully is a surface water drain running to a watercourse rather than to treatment, and a drive's worth of silt, dead algae and oil residue has no business going down it. We collect the slurry off the surface rather than flushing it away, and we keep the machine off the verge itself, which stays soft enough for most of the year to take a rut from a loaded pressure washer.

How a Toton driveway & patio cleaning job actually runs

A drive job here takes the whole front of the house out of use for a day, which on these closes needs planning rather than goodwill. Cars have to be off the surface before we start and there is often nowhere obvious to put them, because the road is narrow, the neighbours are already parked and the verge is not an option. Agree in advance where two cars are going, ideally with whoever lives next door, since the alternative is shuffling vehicles in the middle of the work. Bins are the same conversation. If the collection falls on the day they need to be at the kerb early on a clean route, and if it does not, they go round the back until we have finished. Water and power both come off the van, so nothing is drawn from the house. What we do need is dry weather either side of the visit. Block paving cannot be re-sanded while it is wet, so a job booked into a wet week ends with the sand going in on a second visit, and that is far better known when the date is set than on the morning itself.

Who books it here

The housing here is mostly 1950s and 1960s semis and short terraces on the estates off Stapleford Lane and Swiney Way, with later cul de sac development and newer closes filling in between them, and that is what shapes this job more than the floor area does.

We run Toton on the same round as Chilwell, Attenborough and Stapleford.

What we check on every Toton job

The strip at the kerb is the part to look at before anything else. On these estates the drive usually came first and the dropped crossing was formed afterwards, and the blocks laid across it carry the full weight of a car over ground that was never given a proper edge restraint. Over the years they settle into two shallow ruts under the wheel tracks, the joints open up, the kiln dried sand washes out of them and road grit washes in, so that last metre of paving is always the dirtiest and always the loosest part of the drive. Wash it and you take out whatever was left holding those joints, which is why the re-sanding there goes in through several passes and gets topped up until the joints stop taking any more. Where a block rocks under a foot, we say so and leave it, because pressure on a loose block lifts it and takes the bedding sand with it.

What the driveway & patio cleaning covers

A sample of what is included

  • The clean: Black spot lichen treated with a proprietary remover and dwell time, because pressure alone does not lift it and pressure hard enough to try will damage the slab
  • The clean: Pressure and nozzle set to the surface, well down on sandstone, limestone and porcelain from what concrete takes
  • The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
  • The clean: Rotary surface cleaner across the open area, which is what keeps every pass even

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Toton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What driveway & patio cleaning costs in Toton

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Toton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Driveway & Patio Cleaningin Toton

Ring us on 07438 843980, or see the full service page.

Half our drive is old concrete and half is newer block paving. Will they match afterwards?

No, and anybody promising otherwise has not looked at them. Old concrete loses its surface layer of cement over decades and exposes the aggregate underneath, which is grey and stays grey however clean it gets. Newer blocks still have their face on them and come up much brighter. The wash takes off what is growing on both, which is what you are paying for. Making them match is a resurfacing question rather than a cleaning one.

Can you do the path across the front and the strip of verge by the kerb?

The path and your dropped crossing, yes. The grass verge is highway land maintained by the council rather than part of your property, so we neither clean it nor stand on it, and a loaded machine has no business on soft ground in any case. Where the crossing itself is block paved and has settled into ruts, we clean it and point the settlement out, because that is a groundwork repair and it gets worse under a car.

How long is the drive out of use for?

The working day, and longer where it is being re-sanded. The surface itself is walkable as soon as we have finished and vacuumed the slurry up, but block paving joints have to dry before kiln dried sand will run down into them, so a car back on within the hour drags damp sand out of the joints you have just paid to have filled. Where the weather will not allow it, we return for the sanding on a dry day and that return is not charged twice.

Our drive runs straight into next door's with no boundary between them. Does that matter?

Practically, yes, and it wants raising before anybody quotes. An open frontage means the run off has nowhere to go except across their surface, and it means the join between two drives cleaned at different times will show for a season afterwards. The easiest answer is to ask whether they want theirs doing at the same visit, which usually costs both households less than two separate call outs and avoids the line down the middle.

Do you cover the whole of Toton?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Toton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Toton?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Most houses have a drive or hardstanding at the front, so parking is rarely a problem, and we group Toton with Chilwell, Attenborough and Stapleford on the rota.
