Driveway & Patio Cleaning for Sandiacre homes
Shared concrete side accesses serving two garages at the back, where the wash and the run off cross a boundary before anything else happens. Block paving laid across old front gardens is the other half of the work, and that is where the sand matters.
Three surfaces cover nearly all of this work and none of them takes the same treatment. The interwar semis have a concrete side access running to a garage at the back, often laid as two strips with a spine of grass between them, and a good number of those are shared down the middle with next door, which makes the wash a conversation before it is a job. The postwar estate housing was built without drives at all, so what is there now is block paving put down across the old front garden at some point in the last thirty years, and that is the surface where the jointing sand decides everything. Slabbed rear patios are the third, usually pressed concrete rather than stone, laid on the ground with a lawn that has since grown up over the edges.
Sandiacre sits in NG10, under Erewash Borough Council. Fortnightly domestic rounds across the estates on the low ground are the base of it. Check out cleans come second and run to the motorway rather than to the school year, because much of the let stock is taken by people working somewhere else. Deep cleans arrive in two waves, before Christmas and once the fog season ends.
What we run into on Sandiacre driveway & patio cleaning jobs
The joint down the middle of a shared access tells you most about it. The two halves weather differently depending on which side takes the traffic and which the gutter above discharges onto, and the joint opens as the slabs move independently, so it holds a band of moss the full length of the drive that is deeper than anything either side of it. That growth is pulled and scraped out by hand before any water goes on, because a lance takes the tops off, leaves the root and fires the debris straight onto the neighbour's half. The kerb line where paving meets pavement is the other place to look, since that is where the edge course starts to creep.
How a Sandiacre driveway & patio cleaning job actually runs
An outside tap is the first question and plenty of these houses do not have one, in which case the hose runs from the kitchen through a window rather than a door, which wants agreeing beforehand. The machine needs somewhere to stand near the work and a hose route nobody is stepping over all day. Where the access is shared, next door needs telling in advance and not on the morning, because their car has to be off it, their side gate may need to be open, and their half of the strip will be wet for hours. Cars, bins and garden furniture come off the surface first. What comes off is silt, dead algae and moss, swept and vacuumed up rather than flushed into the nearest gully, since a surface water drain here runs to a watercourse rather than to treatment, and the gully in a back garden is often the same one taking the kitchen waste. Spring is the time to book. The growth is at its worst after a winter of establishing itself, the surface stays clean through the months you are outside, and block paving needs a dry spell before it takes its sand back.
Who books it here
The housing here is mostly older houses on the streets climbing to the church, larger interwar and postwar estates spread across the flat ground below them, and apartments in a converted lace mill beside the water, and that is what shapes this job more than the floor area does.
We run Sandiacre on the same round as Stapleford, Long Eaton and Toton.
What we check on every Sandiacre job
The garage at the end of a side access is where the water wants to go, and it is worth walking the fall before anything is switched on. Most of these were built with the floor at or just below the level of the concrete outside and no upstand at the door, so the strip runs gently towards the opening rather than away from it, and several hundred litres pushed along it will find a way over the threshold and across whatever is stored on the floor in there. The drip line is the other feature. Where an older garage has no gutter along its eaves, rain has come off the roof edge onto the same band of concrete for decades and worn a shallow channel into the surface, and that channel holds algae deeper than the paving either side of it and will still read slightly darker once the job is finished. Both of those are things to see beforehand, not afterwards.
What the driveway & patio cleaning covers
A sample of what is included
- Putting it back: Kiln-dried sand brushed into block paving joints once the surface has dried
- Before the water goes on: Imprinted concrete flagged as a sealer job rather than a jetting job, because what has failed there is the sealer coat, not the concrete under it
- The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
- Putting it back: Sand worked down and topped up in stages rather than scattered once and swept off
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Sandiacre
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Sandiacre. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The drive is shared with next door. Can you do only our half?
It can be done and rarely looks right afterwards. Two halves of the same concrete strip cleaned months apart show the line between them from the pavement, and neither the water nor the slurry respects a boundary while the work is going on, so the neighbour has to know either way. One visit covering both halves with the cost split is the straightforward answer. Where that is not possible we work to the joint, then sheet and rinse their side rather than leaving it marked.
The blocks along the road edge have started to spread. Will cleaning help?
Cleaning is not the fix, and done badly it makes it worse. Edge blocks creep outwards once the jointing sand has gone and nothing is restraining the course, and a wash takes out whatever sand was left. We brush kiln dried sand back into every joint after the surface has dried, worked down in stages until the joints stop taking it. If the edge course itself has moved, that is groundwork and wants relaying before there is any point cleaning it.
Is the water going to end up inside the garage?
Not if the threshold is looked at first, which is why we walk the fall before the machine is switched on. Where a garage floor sits level with the drive and there is no upstand at the door, the wash is worked away from the opening and the last stretch is done with the water drawn back rather than pushed forward. Anything stored on the floor near the door is better moved back a metre for the afternoon. Say if the garage is used for storage rather than a car.
How soon can we park on it again?
The same day for a wash on concrete or slabs, once the surface has stopped running. Block paving is different, because the sand has to go back into the joints and it will not go into a wet joint, so on a drive that has just been re sanded keep the car off overnight and sweep the surplus rather than hosing it away. If the weather turns before the sand goes in, we come back for it on a dry day instead of putting it into standing water.
Do you cover the whole of Sandiacre?
Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Sandiacre?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Sandiacre?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day, and we group Sandiacre with Stapleford, Long Eaton and Toton on the rota.
