Driveway & Patio Cleaning for Beeston Rylands homes
Nobody has a drive. The hard surface is a back yard, a passage shared with next door and a metre of flagging the bins stand on, and a rotary in a yard walled on three sides throws slurry up the brickwork.
Nobody here has a drive. The hard surface on a terrace is a back yard, a passage shared with the house next door, and a metre of flagging at the front that the bins stand on, and all three are separate jobs. The yards are old. Blue brick or concrete flags laid straight on the ground, and in a good number of them block paving has gone over the top later without lifting what was there, which is why so many have no fall left and hold a puddle in the middle after rain. Behind the terraces the interwar semis do have short block paved drives to a dropped kerb, and a fair share of those run as one continuous width across two houses with no boundary marked on the ground.
Beeston Rylands sits in NG9, under Broxtowe Borough Council. Regular domestic cleaning is most of the book, usually fortnightly and usually while the house is empty, since a lot of these households leave on foot over the bridge to the platform. End of tenancy work runs all year because a good share of the terraces are let. Deep cleans cluster in spring, on rooms shut up all winter.
What we run into on Beeston Rylands driveway & patio cleaning jobs
The walls limit the pressure in a yard, not the paving. A yard enclosed on three sides has had water splashing off the slabs onto the bottom two or three courses since it was built, and in soft old brick that shows as a face beginning to flake and mortar you can rake out with a fingernail. Take a lance along that and sand comes out of the joint in a line you can see. So the rotary stays a hand width off the wall, the edge is worked by hand at low pressure with the nozzle angled down at the ground rather than into the brickwork, and anything already spalling is photographed before the machine is filled.
How a Beeston Rylands driveway & patio cleaning job actually runs
Three things get agreed before a date. Where the water comes from, because a good number of these houses have no outside tap and a machine draws steadily for as long as it runs, so it is either fed from inside or it comes with us. Where the water goes, because a yard walled on three sides has one outlet and the frontage drains across a public footway into the kerb, so slurry is swept and vacuumed up rather than sent either way. And who else is affected, which on a terrace is always somebody. Washing out on a line two metres away, a neighbour working nights, and a passage belonging half to each house all mean this is a job you tell people about rather than turn up and start. The other thing worth knowing is what happens afterwards. Sand goes back into block paving joints dry, and it goes in over stages rather than in one scattering, so on a shaded yard that stays wet the sanding may want a second visit instead of the same afternoon. Sealing is always a separate return on a properly dry surface, whatever the forecast is doing.
Who books it here
The housing here is mostly small Victorian terraces in a tight grid south of the railway, interwar semis behind them, and a little postwar infill toward the water, two and three bedrooms with paved yards rather than gardens, and that is what shapes this job more than the floor area does.
We run Beeston Rylands on the same round as Beeston, Attenborough and Chilwell.
What we check on every Beeston Rylands job
The height worth checking before a machine starts is the back door threshold against the yard. Where a yard has been re laid over the old surface rather than instead of it, the ground has come up an inch or two, so a step into the kitchen has become a lip or nothing at all, and there is rarely a weatherbar and never an upstand behind it. Water pushed that way goes under the door into a room with floorboards. The same rise half buries the air bricks along the back wall, so what should be a clear opening into the void under the floor is a slot at ankle height with soil banked against it, and a jet aimed at one puts water straight under the boards. Both get covered and taped before anything is switched on, and both get pointed out while we are covering them, because a yard that has come up is a builder's question that a wash only reveals.
What the driveway & patio cleaning covers
A sample of what is included
- Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first
- Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
- The clean: Lance work confined to edges, kerb lines, steps and the corners a rotary physically cannot reach
- The clean: Oil, tyre scuff and leaf tannin staining worked separately, since they are chemistry problems rather than soil
That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What driveway & patio cleaning costs in Beeston Rylands
Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£100 to £200
Typical cost in Beeston Rylands. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical cost |
|---|---|
| Cleaning, per square metre | £3 to £6 |
| Minimum charge on a small job | Usually billed as a 30 m² minimum |
| Patio, up to 20 m² | £90 to £160 |
| Single drive, 30 to 40 m² | £100 to £200 |
| Double drive, 50 to 70 m² | £150 to £280 |
| Large drive, 90 m² and over | £225 to £350 |
The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.
Priced separately
| Extra | Typical cost |
|---|---|
| Block paving re-sanding, per m² | £1.50 to £3 |
| Sealing, on a separate dry visit, per m² | £4 to £10 |
| Clean and seal together, single drive | £200 to £300 |
| Heavy moss, weed or oil pre-treatment, per m² | £2 to £5 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Half the passage belongs to next door. Can it be done at all?
Yes, and it is worth doing as one piece rather than two halves, because a clean line down the middle of a passage looks worse than leaving it alone. What we need is the neighbour agreeing in advance, in writing if there is any doubt, since our water, our slurry and our noise all cross onto their side of it. Most people say yes when they are asked before the day. Being asked on the morning is what gets a refusal.
Can you kill the moss so it stops coming back?
Not with a professional product, and it is worth knowing why. Moss and weed killers of that grade are plant protection products, and the rules allow only somebody holding a certificate of competence to apply them, which is a different qualification from cleaning. What we do instead is physical: roots and mat pulled and scraped out of the joints by hand first, the surface cleaned, then the joints properly filled, because an empty joint is where the next lot starts.
The flags are old and soft. Will a machine damage them?
It can, which is why the surface is identified first and the pressure follows from that. Old concrete flags and any natural stone come well down from what a modern block drive takes, the open area is done with a rotary rather than a lance so every pass is even, and anything we have not worked on before gets a test patch in a corner nobody looks at. Black spot lichen is the exception, since pressure hard enough to shift it is hard enough to damage the slab.
Can it be done while we are at work?
Yes, if the yard can be reached without going through the house and the water and power questions are settled beforehand. What we will not do is arrive at a rear yard with the back gate bolted and nobody in, because everything has to travel down the passage. Send a photograph of the surface when you enquire, tell us which gate is which, and say where the bins live, since they and anything else standing on the paving get moved off before we start.
Do you cover the whole of Beeston Rylands?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does driveway & patio cleaning cost in Beeston Rylands?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start driveway & patio cleaning in Beeston Rylands?
Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. These streets are narrow, parked nose to tail, and the ones nearest the line are full of station traffic before nine, and we group Beeston Rylands with Beeston, Attenborough and Chilwell on the rota.
