Driveway & Patio Cleaning for Eastwood homes

Most of this stock has no drive. What there is instead is a walled yard behind the house, a stepped front path with a low wall, and in situ concrete drives cast in bays on the higher ground.

Ask what the ground is here and you get three answers within one street. On the terraces there is no drive at all: a front door on the pavement, or a short path with a step or two and a low wall, and behind the house a paved yard in blue engineering brick, quarry tile or old concrete flags, walled on three sides and getting direct light for an hour or two at best. The interwar and postwar semis above the town have original in situ concrete drives, cast in bays with a joint between each one, sometimes with a planted strip where a single track was later widened. The newer closes have block paving. Each of those takes a different pressure and a different chemistry, and two of them are permanently damaged by getting it wrong.

Eastwood sits in NG16, under Broxtowe Borough Council. Regular fortnightly visits are most of the round, in households that leave town every morning for work elsewhere. Tenancy end work follows the terraces, which change hands often and re-let quickly. Deep cleans are booked either side of a sale or a refit, and the nightly lets add changeovers spread across the year rather than piled into August.

What we run into on Eastwood driveway & patio cleaning jobs

The black film on a walled yard is a growth rather than a deposit, so it does not spread evenly and it maps where the water sits. It is heaviest on the two or three flags nearest the gully, at the foot of the steps, and along the base of the wall that never sees direct light. Run a thumb across it and it comes away wet and slick, which is the whole problem, because that is what it does under a shoe. On steps it is a hazard rather than an appearance question, and it is why a lot of yards here get cleaned at all. It returns from spores in the joints rather than from anything walked in.

How an Eastwood driveway & patio cleaning job actually runs

Two things get settled before a hose comes off the van, and on this stock both are about where the water ends up. The first is the route to the work. A rear yard on a terrace is reached through the house or through an entry, so hoses run past somebody's stairs, which means protection the whole way and an agreement about which door stays open. The second is fall. Everything here sits on a slope, so the slurry coming off a yard or a path does not lie waiting to be picked up, it heads for the lowest point available, and on a terraced row that is often a neighbour's yard, a shared entry or the gully by their back door rather than yours. That is not water we are entitled to send there. So the low edge gets bunded, we work toward the collection point rather than away from it, and the slurry is vacuumed rather than flushed. On the drives above the town almost none of this arises: a plot from the 1930s has its own fall to its own gully, and the only conversation is about moving the car and the bins.

Who books it here

The housing here is mostly nineteenth century brick terraces in long rows stepped down the slope, interwar and postwar semis on the higher ground, and newer closes filling former works land toward Newthorpe and Giltbrook, and that is what shapes this job more than the floor area does.

We run Eastwood on the same round as Kimberley, Nuthall and Hucknall.

What we check on every Eastwood job

An in situ concrete drive of that period is cast in bays with a joint every couple of metres, and the joint is where the work is. It was formed with a bitumen fillet or a timber strip that went long ago, so what fills it now is decades of silt with grass and moss rooted down into it, standing slightly proud of the slab. A rotary head passes straight over that without reaching the root, so the concrete comes up clean and the green lines stay precisely where they were, which reads as a failed clean and is nothing of the kind. It has to be raked out by hand first, before any water goes on. Those joints tell you something else worth having: a lip you can catch a foot on means a bay has settled, and no amount of washing changes a level. That is groundwork, and it gets pointed out at the start rather than afterwards.

What the driveway & patio cleaning covers

A sample of what is included

  • Before the water goes on: A test patch in a low visibility corner on any stone we have not worked on before
  • Before the water goes on: Cars, bins and furniture moved off, planting and painted timber sheeted
  • Before the water goes on: Gullies, air bricks and door thresholds covered, and the route the water will take worked out before it starts taking it
  • Before the water goes on: Established weeds, roots and thick moss pulled and scraped out of the joints by hand first

That is a sample rather than the whole list. The full driveway & patio cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Eastwood property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What driveway & patio cleaning costs in Eastwood

Cleaning priced by the square metre at typical UK rates, with a minimum charge on small jobs. Re-sanding and sealing are quoted separately. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£100 to £200

Typical cost in Eastwood. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical cost
Cleaning, per square metre£3 to £6
Minimum charge on a small jobUsually billed as a 30 m² minimum
Patio, up to 20 m²£90 to £160
Single drive, 30 to 40 m²£100 to £200
Double drive, 50 to 70 m²£150 to £280
Large drive, 90 m² and over£225 to £350

The minimum charge is what catches people out. A 15 m² patio is usually billed as 30 m², so at £3 to £6 per square metre it costs the same £90 to £180 as a patio twice the size. Cleaning a patio and a path in the same visit spreads that minimum across more ground.

Priced separately

ExtraTypical cost
Block paving re-sanding, per m²£1.50 to £3
Sealing, on a separate dry visit, per m²£4 to £10
Clean and seal together, single drive£200 to £300
Heavy moss, weed or oil pre-treatment, per m²£2 to £5

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Driveway & Patio Cleaningin Eastwood

Ring us on 07438 843980, or see the full service page.

The yard is old blue brick with mortar joints. Can that be pressure washed?

At reduced pressure and never with an acid. Blue engineering brick is hard and takes a wash well, but the lime mortar between the units is soft and washes straight out under a lance held close, and once a joint is open the paving starts to move. Old quarry tile is softer than it looks and goes cloudy under too much pressure. So the rotary head runs light, the lance stays off the joints, and anything unfamiliar gets a test patch in a corner.

Will it stay clean, or is it back by next winter?

Cleaning removes what has grown and it does not sterilise the surface, so on a damp walled yard it starts to return within a season. That is not a reason to skip it. What extends it is drainage and light: the gully cleared so water leaves, anything overhanging the wall cut back, and the joints kept filled. If the steps are the real concern, they want looking at once a year, and on their own that is a small job.

Can you do the pavement and the steps at the front while you are here?

The path, the steps and the forecourt inside your boundary, yes. The public footway beyond it is not yours to have cleaned and it is not somewhere we should be washing anything into, because what comes off it goes into highway drainage. Where the boundary actually falls on these frontages is often not obvious, since a low wall can sit behind the true line. If the steps up from the pavement are the slippery part, those are usually within the property and they are the piece worth doing anyway.

The drive on the newer estate is block paved and on a slope. Does that change the sand?

It makes it matter more. Kiln dried sand is what transfers load from one block to the next, and on a fall it is also being carried downhill every time it rains, so joints at the top empty first and those blocks start to rock first. The sand goes back in stages once the surface is dry, worked down and topped up until the joints stop taking it. On a steeper drive a jointing compound is worth pricing instead, because it stays where it is put.

Do you cover the whole of Eastwood?

Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does driveway & patio cleaning cost in Eastwood?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the square metreage, the surface, and whether you want re-sanding or sealing afterwards. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start driveway & patio cleaning in Eastwood?

Within a week or two from March onwards, and we watch the forecast rather than book a hard date in winter. Streets off the main road are narrow and parked both sides, and there is nowhere to stop on the road itself, so we park off it and walk in, and we group Eastwood with Kimberley, Nuthall and Hucknall on the rota.
