House Clearance for Forest Fields homes

One room at a time rather than one house. A let room here holds a whole household compressed into it, including its own fridge, microwave and kettle, and every item leaves through a hall that five other people are still using.

Most clearances here are a single room in a house that is otherwise occupied, which is a different job from an empty property. The room is small and the volume in it is high, because somebody has been living an entire life inside it: a bed, a wardrobe, a chest of drawers with a fridge and a microwave standing on top, and boxes under and above both. Small appliances out of a bedroom are electricals, so they are separated for WEEE recycling rather than crushed into a general load, and there are usually several per room. The rest of the house carries on around the work. Five other people still need the stairs and the front door, so the route stays clear, the door is not propped open for hours, and the job runs in one continuous stretch.

Forest Fields sits in NG7, under Nottingham City Council. Most of the terraces are let room by room, so the communal parts belong to nobody in particular. Hallways, stair carpets and shared kitchens carry the whole house while individual rooms stay reasonable, and a clean booked for one tenant rarely covers the parts that actually need it.

What we run into on Forest Fields house clearance jobs

Flat pack is what these rooms are furnished with and it decides how long the job takes. A wardrobe bought to fit a let room is chipboard with a foil face, and once it has stood for a few years the cam fixings have pulled, so it will not come apart cleanly and it will not go down a staircase it never came up in one piece. It gets broken down where it stands. That is noisy and it makes dust, which matters when the room next door is somebody's home, so we tell the other tenants when we are starting, work with the door shut where we can, and take the board out in flat bundles for wood recycling.

How a Forest Fields house clearance job actually runs

The carry is most of the estimate on these streets. There is no drive and no loading gap, so the van stands wherever the street allows it to, often a good way off, and everything travels on foot along a pavement other people are using. Inside, the route is a staircase built for one family and now serving six, with a turn at the half landing, and in houses where the loft has been converted into another let room the carry starts a flight higher again. That is what the price follows here rather than the room count, so photographs of the stairs and the street are worth as much to a quote as photographs of the contents are. Timing follows the same logic. We book one continuous slot instead of spreading the work over two days, because a front door standing open onto a pavement and a hall full of somebody's furniture is not a thing the other residents should be living with. Keys, meter readings and who is on site all get settled beforehand, and if the electricity has been cut off we need telling, because nobody is carrying a wardrobe down an unlit staircase.

Who books it here

On the practical side: Parking is on-street with cars nose to tail both sides, and the shared back entries are often the easier way in with equipment. Goose Fair week closes the Forest and fills the streets around it, so we shift those bookings rather than arriving late.

We run Forest Fields on the same round as Hyson Green, New Basford and Radford.

What we check on every Forest Fields job

The things worth keeping in a room clearance are never in the obvious place. Post gets left in a drawer, documents go under a mattress or behind a headboard, and a passport or a bank card turns up in a coat pocket in the wardrobe rather than in a folder anywhere. In a room let by the week the previous occupant's paperwork is often still there behind the current one's, and we find both. Anything of that kind is bagged, listed and handed to whoever is on site rather than put in the van, because we would rather give you a bag of rubbish to sort through than lose one certificate inside a load. The fridge is the other one. A small fridge switched off with the door closed for a fortnight is a job in itself, and it is an electrical item rather than general waste, so it is emptied, sealed and separated for WEEE. We photograph the room before we start and again once it is empty.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Where it goes: Anything you want kept set aside first, in a room you nominate
  • Before we leave: Photographs of every room before we start and after we finish
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Forest Fields

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Forest Fields. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

A tenant has gone and left everything behind. Can you take it away?

Not on the strength of the room being empty. Goods left behind still belong to the person who left them, and disposal in England and Wales runs through the notice procedure in the Torts (Interference with Goods) Act 1977, which the landlord or the agent has to follow first. Take your own advice on the notice and the timing. Until it has run, what we will do is inventory the contents, photograph them and move them into storage rather than dispose of anything.

How do I check that whoever carries it away is allowed to?

Ask for the waste carrier registration number and check it on the Environment Agency public register, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered, and you stay the person who produced the waste, so if it is fly tipped it comes back to you. Ask for a transfer note describing what left and where it went. A firm that hesitates over either question is telling you something.

Can you clear a room while the other tenants are living in the house?

Yes, and it goes better if they have been told first. We need the hall and the stairs clear for the length of the job, and one named person who can let us in and lock up afterwards, which in a licensed house is usually the manager rather than a tenant. We work in a single run and bring our own protection for the stair carpet and the door frames, because the damage that starts an argument is nearly always done on the way out, not in the room.

The whole terrace is being cleared for probate. Is that a different booking?

It is a bigger one, priced the same way, on volume and on how far each item has to travel. Whole house clearances on this stock usually take in a loft reached through a hatch with no fixed ladder, a cellar head off the kitchen and a yard with things stored in it, and all three get underestimated. Set aside anything you want kept in one room before we arrive, tell us that room is off limits, and we photograph every other room as we go.

Do you cover the whole of Forest Fields?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Forest Fields?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Forest Fields?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Parking is on-street with cars nose to tail both sides, and the shared back entries are often the easier way in with equipment, and we group Forest Fields with Hyson Green, New Basford and Radford on the rota.
