House Clearance for Hyson Green homes
Rarely probate here. It is a void flat in a converted terrace, emptied down a stair its contents came up in pieces, to a van that cannot stand outside the door. That route sets the number long before the contents do.
Three situations produce most of this work here and none is the family house people picture. A landlord takes back a flat with a former tenant's belongings still in it. An owner sells a converted building and every flat has to be emptied in sequence. Occasionally a whole terrace comes to a family after a death because it was never divided at all. What they share is the route out: a street door onto a pavement with no loading, a straight flight with a turn at the top, a landing narrow enough that a wardrobe has to be broken rather than carried, and a second floor flat whose contents were assembled in the rooms they now stand in. That route, not the room count, is what an estimate here is built from.
Hyson Green sits in NG7, under Nottingham City Council. Small rooms, steep stairs and no parking to speak of, which is worth mentioning when you book so the right size of team turns up. Original tiled floors and sash windows are common and want the gentler products.
What we run into on Hyson Green house clearance jobs
Flat pack is the slow part of a clearance in this stock. A wardrobe or a bed frame put together in a first floor bedroom cannot come down the stairs assembled, and after a few years in a damp room the chipboard has swollen around the fixings, so it comes apart destructively rather than with a screwdriver. That takes time and it makes a mess, which is why it happens in the room rather than out on a shared landing. The other recurring find is a sofa that predates a stud wall. Somebody carried it up before the flat was divided, the partition went in afterwards, and the only honest answer now is to cut it up in place.
How a Hyson Green house clearance job actually runs
The van is the scheduling problem rather than the loading. Nothing can stand outside for a day on these streets, so the method is a shuttle: the load is staged inside the flat, the van comes to the nearest workable spot, and the carry happens in bursts while somebody stays with the vehicle. A skip is rarely an option, because one on the public highway needs a council licence and there is nowhere on a tram route to put it, so everything leaves in van loads and the number of them is what a quote is really counting. Protecting the shared parts is part of the price. Every item crosses a common stair and hall that belong to the building and to the other residents, so we sheet the route, take loads down bagged or wrapped, and sweep the stair before leaving, which is what stops a clearance becoming a complaint from the flat below. For a relet, book the clearance one day and the clean the next, then leave a clear day before any check out appointment or viewing. Confirm access to every space you want emptied at the same time, including the yard and any store.
Who books it here
On the practical side: On-street only, and tight. The tram runs down Radford Road so loading is restricted in places. We bring what we need in one trip rather than running back to the van.
We run Hyson Green on the same round as Radford, New Basford and Sherwood.
What we check on every Hyson Green job
The loft is the space that belongs to nobody and fills up regardless. In a house divided this way the hatch usually sits in the ceiling of the top flat's hallway, so reaching it needs that occupier's agreement even when a different flat is paying, and what is up there has accumulated across every tenancy and every conversion the building has been through. Decorations, offcuts of carpet, a cot, paint tins from a decoration nobody remembers, and often the packaging the original conversion work generated. None of it has an owner anyone can name. Where there is a cellar the same is true at the other end of the building, with the added problem that damp has usually got into whatever was left down there. Both are underestimated on every quote given from a description alone, which is why we ask for a photograph of each before pricing rather than adding to the figure on the day.
What the house clearance covers
A sample of what is included
- Where it goes: A written note of what left the property and roughly where it went
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Hyson Green
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Hyson Green. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Why would the same contents cost more here than in a house with a drive?
Because the carry is most of the labour. Every item goes down a stair and then along a street to wherever the van could stand, and each load is limited to what one or two people can safely take down a flight with a wall on one side. A property with a drive is a few steps from the tailgate. Photographs of the street, the stairs and the front door get you a firmer figure than any description of the rooms will.
The tenant left everything behind. Can it just go?
Not on the landlord's say so. Goods left by a former tenant still belong to that tenant, and disposal in England and Wales runs through a notice procedure under the Torts (Interference with Goods) Act 1977 that your agent or solicitor should set out for you. The difficulty here is storage, because a building of this kind has no spare room to hold somebody's belongings while notice runs. We inventory and photograph rather than dispose while that is unresolved.
Can the loft be included if I only rent one flat?
Only with the agreement of whoever the hatch sits above, and usually of the freeholder as well. The loft is part of the building rather than of any flat in it, and what is stored up there rarely belongs to the person asking us to clear it. Get that agreed in writing before the day. If nobody can establish a right to dispose of what is up there, we will bag it, list it and leave it with the managing agent instead of taking it away.
How should I check the firm taking my things away?
Ask for the waste carrier registration number, which begins CBDU, and check it yourself on the Environment Agency public register before anyone loads a van. Ask for a waste transfer note for the load as well. You have a duty of care as the person handing waste over, and if it is fly tipped and traced back to your address, the fact that you paid somebody to take it is not on its own a defence. Ask us the same question.
Do you cover the whole of Hyson Green?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Hyson Green?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Hyson Green?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. On-street only, and tight, and we group Hyson Green with Radford, New Basford and Sherwood on the rota.
