House Clearance for Radford homes

Voids and abandoned rooms rather than probate. Everything leaves through a front door that opens onto the pavement, down stairs with a turn at the bottom, and up from a cellar on the older streets.

Clearance here is rarely a family emptying a parent's house. It is a landlord or an agent standing in a property that has been left rather than moved out of, and often it is one room rather than a whole house, because a tenant has gone from a room let individually and five other people are still living around it. That is an unusual job and it needs a different conversation at the start. Goods left behind still belong to the person who left them, so the first thing to establish is not what is in the room but whether anyone yet has the right to remove it. Where that is not settled we inventory and photograph rather than load, and the van comes back once it is.

Radford sits in NG7, under Nottingham City Council. Landlord turnarounds are the bulk of the work here, usually to a tight void between tenancies. We photograph the finished job so the check-in inventory has something to sit on.

What we run into on Radford house clearance jobs

On the older streets the volume is not upstairs, it is under the front room. A cellar reached by stone steps from a door beside the stairs holds whatever three or four tenancies could not be bothered to carry back up: paint tins, a dismantled bed frame, bags of clothing gone damp, and frequently the previous kitchen. Everything comes up one item at a time through a doorway narrower than a modern door, on steps with no handrail and a low head height at the turn. The other consistent find is flat pack wardrobes, which went up in the room and will not come down the stairs assembled, so they are unscrewed where they stand.

How a Radford house clearance job actually runs

The van cannot get close and there is no way round the back for anything heavy, so the route is fixed before the day: room, stairs, hall, front door, pavement, kerb. That means the pavement is a working area for several hours, and on a narrow street with cars both sides it also means an early start. We book these for first thing, when the row has emptied for work and there is somewhere to stand. A single room clearance in an occupied house needs more arranging than a whole void does. The other tenants have to be told the day before, the stairs and landing are ours while we are carrying, and nothing belonging to anyone else can be standing on the route. Where a cellar is involved we bring lighting rather than relying on whatever bulb is down there. For a whole property, we would rather clear one day and let the clean happen the next, and if it is a tenancy ending, leave a day after that before the check out appointment so anything flagged can be put right.

Who books it here

On the practical side: On-street, generally available outside commuting hours. The Raleigh site redevelopment changes the traffic pattern week to week.

We run Radford on the same round as Hyson Green, Lenton and New Basford.

What we check on every Radford job

What comes out of a Radford void is consistent enough to estimate from a photograph. Divans and mattresses dominate the volume, because a room let individually gets a new bed more often than a family home does and the old one goes no further than the landing. Flat pack wardrobes and chests, which have no resale value and have to be taken apart before they will leave the room. Bagged clothing that has been in the yard long enough to be wet. Bikes, frequently more of them than there were tenants. In the kitchen, a fridge and a washing machine that are still working and go for reuse rather than into a crush, and any electrical item is kept separate for WEEE recycling rather than tipped in with the rest. Documents turn up in the same places every time, taped behind drawers, in coat pockets and at the back of the airing cupboard, and those are bagged and handed over rather than loaded.

What the house clearance covers

A sample of what is included

  • Before we leave: Meter readings taken and photographed
  • Before we leave: Floors swept through and fixings taken out of walls where asked
  • Before we leave: Photographs of every room before we start and after we finish
  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Radford

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Radford. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do I check the firm taking my waste away is allowed to?

Ask for the waste carrier registration number before anyone loads, then check it yourself on the Environment Agency public register, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered, and the duty of care sits with you as the person who produced it, so a load fly tipped in your name is still your problem. Ask for a transfer note as well.

Where does the van stand on a street like this?

At the kerb outside the door, which is workable outside commuting hours and much harder at the end of the afternoon. That is why these jobs start early. There is no drive to load off and no rear vehicle access through the entry, so everything crosses the pavement, and on a narrow street we would rather book a morning when the row is half empty than fight for a space at four o'clock.

The tenant left one room full and the other five are still occupied.

Then it is a part load rather than a clearance, and the sequence matters more than the volume. Get the notice position right first with your agent or your own adviser, because the goods are still the former tenant's until the process under the Torts (Interference with Goods) Act 1977 has run. Until then we will inventory the room, photograph it and store rather than dispose. Once it is settled, one room is a morning.

There is a cellar and nobody has been down it for years. Does that change the price?

It changes the estimate, so tell us about it and send a photograph from the top of the steps. A cellar adds a flight of narrow stone stairs to every item and there is no way to carry two things at once on them. It is also where asbestos containing material and old paint and fuel turn up, and any of those stop the job rather than slow it. We would rather know before the van is loaded.

Do you cover the whole of Radford?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Radford?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Radford?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. On-street, generally available outside commuting hours, and we group Radford with Hyson Green, Lenton and New Basford on the rota.
