House Clearance for Lenton homes

Not probate. A whole let house emptied in the same fortnight as every other one on the street, plus the landlord's own accumulation in the loft, carried the length of a hall and out onto a permit street.

A clearance here is a letting being emptied rather than an estate being settled, and it runs on the same calendar as everything else on the street. The end of June produces a whole houseful at once: six rooms of furniture, the kitchen equipment six people bought separately, and bedding nobody is carrying home on a train. On top of that sits the landlord's own accumulation, which in a three storey terrace lives in the loft. The route out is a hall and a front door onto a permit street. One thing to settle before any of it: anybody carrying waste away from a property in England has to be a registered waste carrier, and you should ask whoever you hire for the registration number and check it.

Lenton sits in NG7, under Nottingham City Council. The most concentrated HMO stock in the city. Ovens and shared kitchens take the brunt of it, and check-out dates cluster into a fortnight, so book early or there is no slot left.

What we run into on Lenton house clearance jobs

The loft holds the volume and the hatch is what stops you getting at it. In these houses it is either a small square hatch on the top landing with no ladder or it was converted years ago into a lettable room, and there is very little in between. Where it is still a loft, everything went up in pieces and comes down in pieces, over joists, on a board, with no light except what you take up. What is up there is predictable: a rolled carpet from an old tenancy, a bed frame missing its fixings, paint tins gone solid, and post addressed to people who left years ago.

How a Lenton house clearance job actually runs

The van cannot get close, and everything else follows from that. A permit street with no drive means a load is carried the length of a hall and out onto a pavement people are walking along, so the workable arrangement is an early start and, where the landlord can arrange one, a suspended bay for the morning. Stairs come next. Three storeys with a turn at every landing means a wardrobe or a bed base is broken down where it stands rather than carried whole, and that is time rather than difficulty. Ask us to look in the loft before anybody quotes, because the hatch and what is above it change the length of the day far more than the number of bedrooms does. Timing is the last thing, and it is the one people leave too late. Every house on these streets empties inside the same fortnight, which is also the fortnight reuse and charity outlets are least able to take a load at short notice, so anything you want rehomed instead of tipped needs a date agreed well ahead. Keys go back to whoever you nominate with the handover written down.

Who books it here

On the practical side: Permit zones across much of Lenton and very little visitor parking. We factor it in, but a drive or a permit genuinely speeds the job up.

We run Lenton on the same round as Radford, The Park Estate and Beeston.

What we check on every Lenton job

Two things go wrong in a let clearance and both are avoidable. The first is that nobody has separated what belongs to the landlord from what belonged to the people who have gone, and a bed base, a desk and a set of curtains look identical either way. So there is a written list agreed beforehand, a room nominated for anything set aside, and where there is any doubt at all the item stays where it is and gets photographed rather than loaded. The second is paperwork. A house that has held twenty tenants holds their post, and it is behind the meter cupboard door, on top of a wardrobe and in a carrier bag by the stairs. That comes to you in a bag rather than going into the load. The meters are in that same cupboard behind whatever was stacked against it, which is why readings get taken on the way out rather than promised at the start.

What the house clearance covers

A sample of what is included

  • Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets
  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
  • Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded
  • Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Lenton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Lenton

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Lenton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

How do we know the load is going somewhere legitimate?

Ask for the waste carrier registration number before the van is loaded and check it on the Environment Agency public register, which takes a minute and is free. Then ask for a waste transfer note. Duty of care sits with whoever produced the waste, so if a load is fly tipped it is traced back to the property, which is a problem for the owner rather than only for the carrier.

Everything on the street empties in the same fortnight. When do we book?

A couple of weeks out, and earlier if you want things rehomed rather than tipped. Reuse and charity outlets have limited storage and that same fortnight is when every house in the area is offering them the same sofas and the same desks. A date agreed in advance gets furniture reused. A phone call on the morning generally does not.

The tenants left furniture behind. Can you just take it?

Not on the day the keys come back. Goods left by a tenant remain theirs, and a landlord in England has a notice procedure to follow before anything can lawfully be disposed of. Get that done and dated first, because a van booked before the process has run is a van that cannot legally load. Once it is clear, the clearance itself is straightforward and quick.

Do you clean the house afterwards as part of it?

It is a separate booking on a separate day, and that is not us being awkward. A clearance ends with a swept floor and holes in the walls where fixings came out; an end of tenancy clean starts from an empty property and works to an inventory. Booking them back to back in the same week is the usual pattern here, and worth arranging together given how the calendar goes.

Do you cover the whole of Lenton?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Lenton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Lenton?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Permit zones across much of Lenton and very little visitor parking, and we group Lenton with Radford, The Park Estate and Beeston on the rota.
