House Clearance for The Park Estate homes

On a listed villa the fitted joinery, the grates and the shutters are part of the building rather than part of the contents. What is allowed to leave has to be settled before anybody decides what will.

The first question on a clearance here is not what goes but what is allowed to. A listed building is listed inside as well as out, and the bookcases fitted into the alcoves, the panelled shutters, the grates, the bell pulls and the door furniture are part of the building rather than part of an estate being wound up. Removing them needs consent, and doing it without lands on whoever authorised it rather than on the van. So the fixtures get photographed at the start, what is contents and what is not gets agreed in writing, and where an executor and a buyer disagree that is settled with the conservation officer before a date is booked.

The Park Estate sits in NG7, under Nottingham City Council. Period detail everywhere: original timber, marble fireplaces, stone floors and stained glass. Nothing acidic goes near the stone, and we agree the products before the first visit rather than on the day.

What we run into on The Park Estate house clearance jobs

The carry is the estimate, and it starts a long way from the door. These houses stand above or below the road behind a flight of steps, most plots have no side passage and no rear access, so everything leaves through the front door and down to a vehicle on a private road. A wardrobe that came up when the house was young does not come down a turned stair whole, and the half landing window that could have taken it is a sash in a listed elevation, so it comes apart on the landing instead. Protection goes down over the full route before the first item crosses it.

How a The Park Estate house clearance job actually runs

Plan the day backwards from the vehicle. There is nowhere on most of these plots for a Luton to stand at the door, so it goes on the private road in whatever space the estate allows and everything walks from there, down or up a flight of steps, along a path and out through a gate made for people rather than for furniture. That carry is most of what you are paying for, which is why photographs of the steps and the frontage tell us more than a room count. The sequence is fixed. On a probate clearance the contents are valued and anyone entitled to a keepsake takes it before anything moves, then the fixtures are photographed and agreed as fixtures, then the clearance, then the clean the day after. In a void flat inside a divided villa there is one more step, which is telling the other households when the stair will be in use, because it all comes down past their doors and nothing can be staged in the hall. Ask whoever loads the van for their waste carrier registration number and check it on the Environment Agency register while they are stood in front of you.

Who books it here

On the practical side: A private estate with gated entrances and its own parking rules. We need the access arrangement confirmed before the first visit, not on the doorstep.

We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.

What we check on every The Park Estate job

The cellar is where the volume hides, and in these houses it is not always a brick one. On this slope a fair number have been cut back into the sandstone, which gives you an unlit room with rough rock walls, a floor that is never quite dry and a stair with a low head on it. Whatever is down there has usually been down there for decades, and a cellar of that kind is damp enough that cardboard has gone soft at the corners, upholstery has gone mouldy and anything with steel in it has rusted to the point where it is disposal rather than reuse. It is not a space to be emptying alone in an afternoon. The other quiet volume is the outbuilding at the far end of the garden, a coach house, a garden store or a workshop, which on a sloping plot sits at the wrong end of the carry rather than the near one.

What the house clearance covers

A sample of what is included

  • Before we leave: Bins emptied and left kerbside or back in place
  • Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated
  • Where it goes: A written note of what left the property and roughly where it went
  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in The Park Estate

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in The Park Estate. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do we know what counts as a fixture?

By asking before anything moves rather than deciding on the day. The rough test is whether an item was fixed to the building and put there as part of its design, which catches fitted joinery, chimney pieces, grates, shutters and panelling even where they are only screwed in. The council's conservation officer will tell you, and any solicitor acting on the estate will want that answer in writing anyway. We photograph every one of them before we start.

Can we have a skip outside for the day?

Ask the estate first, because the road belongs to them rather than to the council, and the permit that would cover a public street is not the permission that applies here. There is rarely an obvious place to put one either, since the frontages are narrow, the spaces are allocated and a skip on one takes it off a neighbour for a week. Most clearances here run to a van and repeated loads, which is slower and troubles nobody.

Can the outbuilding at the end of the garden be cleared as well?

Yes, and it is quoted as its own item, because the carry from the bottom of a sloping garden is longer than the one from the top floor of the house. What we need to know first is what the roof is made of. Outbuildings of a certain age carry corrugated cement sheet containing asbestos, and that has a licensed route rather than going into a van load, so it is identified before anything is moved instead of after somebody has cracked a sheet.

There is no rear access at all. Does that move the price?

More than anything else on the list does. With no side passage, everything goes out through the front door, down the steps and along to the road, which means two people on most items, protection over the whole route and a longer day. It also limits what can leave whole, so wardrobes, bed frames and anything assembled in the room come apart on the landing. Send photographs of the front steps and the gate alongside the room photographs and the figure you get is the figure you pay.

Do you cover the whole of The Park Estate?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in The Park Estate?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in The Park Estate?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
