House Clearance for Wollaton homes
Houses held by one family for decades, so the loft is boarded and full and the garage has not taken a car since the eighties. On these plots that garage is usually sectional concrete with a cement sheet roof.
Clearances here are mostly the same story told at different speeds: a family house bought a long time ago, one or two people left in it, and then a move into care, a death, or a decision to downsize. That produces a particular kind of property to empty. The loft is boarded and has been in use since the children were small. The garage has not held a car in thirty years and holds everything else instead. There is normally a shed, often a greenhouse, and a workbench with tins standing on it. Nothing has been thrown out because there has never been a moving day to force the question, and that is what separates this from a rented flat that turns over every summer.
Wollaton sits in NG8, under Nottingham City Council. Family homes with conservatories and a lot of glass, so interior windows and conservatory roofs come up more here than anywhere else we work.
What we run into on Wollaton house clearance jobs
The garage is where a clearance here either stops or carries on. The standard build on these plots is a prefabricated concrete sectional garage put up in the sixties or seventies, and the roof on those is very often corrugated cement sheet containing asbestos. It is grey, it is brittle and it sheds fibres when it is leant on or walked over. We do not touch it, we do not move sheets that have already slipped, and we clear the contents only where the roof is intact and undisturbed. Where a sheet is cracked, or a broken piece is lying on the floor, the clearance pauses there and it wants testing before anything else leaves that building.
How a Wollaton house clearance job actually runs
Access is better here than almost anywhere we clear, and it changes what a day looks like. A Luton van stands on the drive with its tail close to the front door, so nothing is carried along a pavement and there is no permit and no waiting for a loading bay. Where the drive is the shared strip between the pair, the van sits on the frontage rather than blocking the route to the garages behind, and that is worth settling before the morning. Indoors the stair is the limit. It turns at the top onto a narrow landing with several doors opening off it, so a wardrobe assembled in the bedroom is dismantled where it stands, because nothing that size negotiates the turn. The loft is the other one. Boarded and lit is a workable clearance, part boarded with insulation between the joists is not, and we say which on the day rather than afterwards. Scheduling follows the solicitor. Probate clearances here are usually pinned to a completion date, and the sequence that works is the clearance first, then the clean as a separate booking on a separate day, then the agent's photographs.
Who books it here
On the practical side: Drives on most properties. Wollaton Park events affect the roads around the hall a few times a year.
We run Wollaton on the same round as Bilborough, Beeston and The Park Estate.
What we check on every Wollaton job
What gets set aside in these houses matters more than what goes into the van, and rarely sits where people expect. Paperwork in a property held for fifty years lives in the sideboard in the dining room and in a suitcase in the loft rather than in any filing cabinet: share certificates, premium bond documents, deeds, service records and photographs. Every drawer and every box is opened and looked into rather than tipped, and anything of that kind is bagged and handed over the same day. The other consistent find is the workbench in the garage. Part used tins of paint, creosote, weedkiller from before the current rules, two stroke fuel and unlabelled jars, each a separate waste stream and none of them fit for a general load. We list what is there and tell you where each has to go. Before the van moves, ask to see the waste carrier registration number of whoever is taking your load, and check it against the public register yourself.
What the house clearance covers
A sample of what is included
- Where it goes: Anything you want kept set aside first, in a room you nominate
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded
- Before we leave: Photographs of every room before we start and after we finish
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Wollaton
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Wollaton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The garage roof is corrugated cement sheet. Does that stop the clearance?
It stops us entering that building until it has been checked. Sheets of that type on a garage of that age are very likely to contain asbestos, and they are only dangerous once broken or disturbed, which is precisely what happens when people drag things out from underneath them. Have a sample tested first. The house, the loft and the shed can all be cleared in the meantime, and the garage follows once you know what you have.
The loft is full and it is boarded. Can that be included?
If it is boarded across, lit, and reached by a proper ladder, yes, and it should be quoted as an item of its own, because a full loft in one of these houses is often a van load by itself. If it is part boarded with insulation between the joists beyond the hatch, we clear what stands on the boards and go no further. Tell us which of the two it is when you ask.
How do I know the load is going somewhere legal?
Ask for the waste carrier registration number before the van is loaded, then check it on the public register yourself, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered, and a customer who asks for that number is doing the single thing that protects them, because fly tipped waste traced back to your address becomes your problem regardless of who tipped it. Ask for a written note of what left the property as well.
There is a greenhouse and a shed too. Are they part of it?
They are, and they are the two items most often left off a quote. A greenhouse means glass, which has to be handled and carried separately from everything else. A shed on these plots usually sits at the far end of a long garden with a path a sack barrow can manage and a van cannot. Both get quoted once we have seen them, so say what is in them when you first ring, because pots, paint and old chemicals change the answer.
Do you cover the whole of Wollaton?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Wollaton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Wollaton?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Drives on most properties, and we group Wollaton with Bilborough, Beeston and The Park Estate on the rota.
