House Clearance for Aspley homes

Houses held by one household for decades, so the volume is in the garden and the store rather than the rooms. Slabs, rubble and bagged garden waste move by weight, furniture by space in the van, and the carry is long.

Clearances on these streets are rarely a flat emptied after a short tenancy. They are houses one household has held for decades, cleared on probate or a move into something smaller, and the rooms are the straightforward part. The volume is outside. A deep garden with a shed, a store on the back wall and eighty years of somewhere to put things means the load splits into two entirely different problems. Furniture and household contents price on the space they take in a van. Slabs, broken concrete, bagged soil and a stack of bricks price on weight, because that is how the transfer station charges for them. Quoting the inside of the house and guessing the garden is how people end up with a second bill.

Aspley sits in NG8, under Nottingham City Council. Solid, uncomplicated houses. The common jobs are a fortnightly clean and a proper deep clean once a year, usually starting with an oven that has waited too long.

What we run into on Aspley house clearance jobs

The other thing a long tenure house produces is paper. Families take what they came for over a weekend and miss the rest, so what we find is documents in among books, savings books and premium bond certificates in a bedside drawer, photographs loose in a biscuit tin, and jewellery in a coat pocket in the back of a wardrobe. Occasionally an envelope taped to the underside of a drawer. None of it goes in the van. It comes out into a marked bag, gets handed to whoever instructed the clearance and gets photographed if nobody is there that day. Tell us in advance what is likely to matter and we will look for it rather than come across it.

How an Aspley house clearance job actually runs

Two things get settled before a date is agreed. The first is the van and the kerb, because there is no loading from the side of these houses and a long carry across a neighbour's frontage is not a plan. We want a space directly outside for the length of the job, which on these streets usually means a weekday morning rather than an evening. The second is the paperwork, and you should be asking for it rather than waiting to be offered it. Carrying waste off your property in England requires registration as a waste carrier. Ask for the number, look it up on the public register yourself rather than taking it as read, and ask separately for a written note of what was taken and where it went. That applies to us exactly as it applies to anyone quoting against us. On the day we read and photograph the meters before the electricity goes off, photograph every room bare, and return the keys to whoever you named in advance, be that you, an agent or a solicitor. Say early if a room is to be left untouched and we will work round a closed door.

Who books it here

On the practical side: Straightforward, with on-street parking and drives on many properties.

We run Aspley on the same round as Bilborough, Bulwell and Hyson Green.

What we check on every Aspley job

The store on the back wall is where a quote gets interesting. What comes out of one is not household waste in any useful sense: part used tins of masonry paint and creosote gone solid, a can of two stroke, weedkiller in an unlabelled bottle, a cylinder off a patio heater and a fertiliser sack holding something nobody can identify. None of that travels in a general load. It is separated at the property, and anything unlabelled stays where it is until you have established what it is or arranged a household hazardous waste drop yourself. The building itself is the other line we hold. Shed and lean to roofs of this age were often corrugated cement sheet, and textured ceiling coatings turn up in houses updated in the seventies and eighties. We empty the space. We do not break up, bag or take away any part of the structure around it, and we will tell you why while we are stood there.

What the house clearance covers

A sample of what is included

  • Before we leave: Floors swept through and fixings taken out of walls where asked
  • Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets
  • Everything that comes out: Sofas, armchairs and other upholstered seating
  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Aspley

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Aspley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Do the garden and the store really need pricing separately?

They need seeing, which is the same thing. Garden waste that has stood for years is wet and heavy, a stack of slabs is a weight job in a way a wardrobe never is, and half a bag of ballast that has set solid is neither. We would rather walk the garden and open the store at the quote than hand you a figure based on the rooms and revise it on the morning with a van already outside your house.

How long does a house like this take?

Longer than the same volume in a modern property, and the reason is the carry rather than the sorting. Everything at the bottom of a long garden has to be walked back up it, and there is no route wide enough at the side for a sofa or a wardrobe, so the bulky items come out through the house to the kerb. We protect the floor along that line first. Tell us at the quote if anything large is upstairs.

A previous tenant's things are still in one of the bedrooms.

Then they stay there for now, whoever asks us. What a tenant leaves behind remains their property, and a landlord has a notice procedure to work through before any of it can lawfully go anywhere. Until that is finished nobody can establish a right to dispose, and that is the point that matters if the person turns up again. Finish the process, or move the items into storage, then give us a date and we will work to it.

Does the clean follow on the same day as the van?

No. The clean is its own booking on its own day, and the gap is deliberate rather than awkward. A clearance moves dust, fixings come out of walls, carpet grippers and underlay leave grit along every skirting, and marks appear where furniture has stood since the seventies. None of that is visible until the rooms are bare. We sweep through and leave it tidy on the day, then quote the actual clean once you and we can both see what is there.

Do you cover the whole of Aspley?

Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Aspley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Aspley?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Straightforward, with on-street parking and drives on many properties, and we group Aspley with Bilborough, Bulwell and Hyson Green on the rota.
