House Clearance for Bestwood homes

Mostly probate and care moves in houses one family has held since they bought them from the council. The rooms are the quick part. The volume is in the loft, the garden and a sectional garage nobody has emptied since it went up.

Right to buy sales in the eighties are why this work looks the way it does here. Plenty of these houses have had one family in them for decades, so a clearance is usually relatives dealing with a parent's house after a death or after a move into care, rather than a landlord emptying a void. That changes the day rather than the price. There is more to keep, more to look at and more that has to be shown to somebody before it goes anywhere. Access is as easy as it gets on our patch. A van stands on the drive or the hardstanding, the front door is a few paces from it, the stairs are one straight flight, and there is a back door for anything that will not turn in the hall.

Bestwood sits in NG5, under Nottingham City Council. Houses back onto open ground and reclaimed pit land, so what comes through the door is pale sandstone grit rather than city dust. It is abrasive, it sits deep in carpet pile, and it is the reason floors here need more than a vacuum pass.

What we run into on Bestwood house clearance jobs

Prefabricated sectional garages are the item that stops a job. Concrete post and panel walls with corrugated sheet over the top, put up in the sixties or seventies, and those sheets have to be assumed to be asbestos cement until somebody qualified says otherwise. We clear what is standing inside one and we leave the structure, the roof and anything broken off it exactly where it is. The loft is the other one. These are shallow roofs with an unboarded floor and a cold water tank sitting on the joists, so nothing can be dragged across it and everything comes down through the hatch by hand, one item at a time.

How a Bestwood house clearance job actually runs

A clearance is quoted from volume and access, and photographs get you a firmer number than any description will. Send every room, then the loft, the garage and the shed, because those three are where an estimate moves. Access on this estate is genuinely good and it shows in the figure: the van stands on the drive, the carry is a few paces, the stairs are one straight flight, and there is a back door for anything that will not turn in the hall. Nobody needs a permit and nothing waits on a lift. The order of the work matters more than the date does. Anything being kept goes into one room you nominate before we start and is not touched again after that. On a probate clearance, wait until the contents have been valued for the estate and until anyone entitled to a keepsake has had the chance to take one, because neither can be done once the rooms are bare. Then book the clean for the following day rather than the same one, when every surface can actually be reached.

Who books it here

On the practical side: Wide roads and grass verges, and a drive or hardstanding on most properties, so parking rarely costs us time. The verges are the catch in winter: a van parked half on one leaves ruts, so we stay on the road and carry in.

We run Bestwood on the same round as Old Basford, Bulwell and Arnold.

What we check on every Bestwood job

Every room is photographed before anything moves and again once it is empty, and the sorting happens in the property rather than at the tip. Keep, reuse, recycle, dispose, decided with the contents still in front of you, which is the difference between a clearance and a van. Pockets, drawers, the backs of wardrobes and the shelf inside the meter cupboard get checked rather than tipped, and anything that looks like a document, a photograph or money is bagged, listed and handed over at the end of the day. In houses out here that list regularly includes old rent books and the paperwork from buying the place, none of which looks like anything once it is in a bin bag. Meter readings are taken and photographed on the way out, keys go back to whoever instructed us, and the handover is recorded rather than left as a conversation on the doorstep.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded
  • Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Bestwood

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Bestwood. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The garage is full of tins and there is an old fridge in it. What can you take?

The contents, with a few named exceptions that get priced separately. A fridge or freezer goes through a degassing route and is charged per unit. Paint, fuel, solvents and anything in an unlabelled container are separate streams and do not go into a general van load. Gas cylinders go back to the supplier. Tell us what is in there when you send photographs, because those items decide the route as much as the volume does.

How do we know the load is being handled properly?

Ask for the registration number and check it yourself. Anyone transporting other people's waste in England has to be registered as a waste carrier with the Environment Agency, and as the person handing waste over you carry a duty of care to make sure whoever takes it is entitled to. The register is public and free to search. Ask for a waste transfer note for the load as well, and ask it of everyone quoting, including us.

Do you clear the garden and the outbuildings too?

Yes, and they are the part most often underestimated when a job is described over the telephone. A long garden on this estate accumulates: pots, a rotted bench, bagged rubbish behind the shed, a mower nobody has started in years, and often a second shed that went up when the first one filled. All of it is volume and all of it is quoted with the rest. Send photographs of the bottom of the garden as well as the rooms, because that is what turns one van load into two.

The house is being relet rather than sold. What order should things happen in?

Clearance first, clean the day after, then leave another clear day before the check out appointment or the first viewing. Two crews in one property get in each other's way, and half of what a cleaner needs to reach is still underneath a wardrobe. The gap at the end is the useful part: if the inventory clerk flags something, there is a day in hand to put it right before the keys change hands rather than a dispute afterwards.

Do you cover the whole of Bestwood?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Bestwood?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Bestwood?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Wide roads and grass verges, and a drive or hardstanding on most properties, so parking rarely costs us time, and we group Bestwood with Old Basford, Bulwell and Arnold on the rota.
