House Clearance for Daybrook homes
Two shapes of clearance, and the van decides both. A semi with one narrow drive that already has a car on it, or a flat over the parade whose only route out is a straight stair onto a road with nowhere legal to stop.
Clearances here are one of two things. A semi a family has held for a very long time, emptied after a death or ahead of a move into something smaller, with somebody present who wants to see items before they go. Or a small flat over the parade being turned round between tenancies, where nobody wants any of it and the only question is how soon the keys go back. Access is what separates them. A semi gives us a drive, even where it is one narrow strip with a car to shift first. The flat gives us a straight run of stairs down to a shared street door on the main road, which carries a bus route and has nowhere legal to stand a van, so the load is staged in the hall and goes out in bursts.
Daybrook sits in NG5, under Gedling Borough Council. Daybrook sits at the bottom of the Mansfield Road dip, where the brook that named it runs under the road. Water and grit come downhill to it, so front paths, thresholds and door tracks carry more than the houses further up the same road do, and gardens stay soft late into spring.
What we run into on Daybrook house clearance jobs
The brick store off the back of these houses is where a clearance slows down. It was a coal place or an outside toilet, has been a garden store for decades, and what collects in one is the part of a clearance that cannot travel on a general load. Half tins of paint, fuel for a mower that went years ago, garden chemicals with no label left on them, a patio heater cylinder. Those are separated on the day, listed, and left for the household waste recycling centre or a specialist rather than quietly loaded with the rest. It is worth opening that door before anyone quotes, because the store is what gets left out of a description.
How a Daybrook house clearance job actually runs
The timing is rarely in your hands. Probate work waits on a grant and then moves quickly, usually because a sale has a date attached to it, and a flat over the parade gets cleared into a void where every day counts. Either way the useful conversation happens ahead of the day rather than on it. Tell us who holds the keys, whether that is you, a solicitor or an agent, and who is allowed to let us in, because a locked door with nobody named against it stops a job before it starts. Nominate one room as the room nothing leaves, and put anything you are keeping in it. Say early whether carpets, curtains and light fittings are going, since those change the load rather than the day. If somebody is going to be there, mornings work better: rooms empty in the order they can be carried, and the deciding happens while people are still fresh. We photograph every room before we start and again once it is empty, take and photograph the meter readings, and hand the keys back to whoever you name.
Who books it here
On the practical side: Most houses have a drive, though on the older pairs it is one narrow strip and usually already occupied. We park on the side streets rather than the A60, which has no legal space and a bus route running along it.
We run Daybrook on the same round as Arnold, Woodthorpe and Sherwood.
What we check on every Daybrook job
The item that decides how a flat clearance goes is the sofa. Something carried up a straight stair with a turn at the top years ago, by two people who were younger then, is not coming down whole now, and there is no lift and no window that offers an alternative. It gets broken down on the landing: back off, feet off, the frame cut where the frame is timber, cushions and covers bagged separately so foam and fabric go into the right streams rather than the general load. Flat pack wardrobes are the same conversation with a different answer. A chipboard wardrobe built in the room will not survive a doorway intact, so it comes apart where it stands, and anyone quoting off a room count rather than a look at the contents has usually not allowed for either. We would far rather see photographs of the big items than be told the property has three bedrooms.
What the house clearance covers
A sample of what is included
- Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
- Everything that comes out: Garden furniture, pots, bagged rubbish and accumulated boxes
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Daybrook
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Daybrook. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How do we know the contents actually go where we are told they go?
Require the evidence rather than the assurance. Anyone carrying other people's waste in England has to be a registered waste carrier, and you should ask whoever you use for the registration number and check it yourself on the public register before a single item is loaded. Ask which transfer station the load is going to as well, and keep the written note of what left the property. Anyone unwilling to give you either has told you something useful.
Can the house be cleaned the same day it is cleared?
No, and it works better in that order anyway. A clearance is a day of carrying, so dust comes off carpets, out of wardrobe backs and down from behind furniture that has not moved in years, and cleaning into that is money spent twice. We sweep floors through, take fixings out of walls where you want them gone and photograph every room, then the clean is booked as its own visit once the property is genuinely empty.
There could be documents or something valuable in the house.
That is normal in a probate clearance and it is why we go through rather than around. Documents, photographs, cash, jewellery and anything that looks like it matters are bagged and handed to you rather than judged by us. What we do not do is put a value on the contents. A probate valuation for HMRC is a valuer's job, and if you think there is anything of real worth in the property it wants looking at by one before a clearance is booked at all.
The tenant has gone and left their belongings behind.
Then it is not a clearance yet. Goods left by a tenant still belong to the tenant, and a landlord has to follow the proper notice procedure before anything can be disposed of, so take advice on that before instructing anyone to remove it. We will not empty a property where nobody can establish a right to dispose of the contents. Once the position is settled and documented, the clearance itself is straightforward and we can book it quickly.
Do you cover the whole of Daybrook?
Yes, all of NG5 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Daybrook?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Daybrook?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Most houses have a drive, though on the older pairs it is one narrow strip and usually already occupied, and we group Daybrook with Arnold, Woodthorpe and Sherwood on the rota.
