House Clearance for Arnold homes

Mostly probate and downsizing rather than voids, because people stay in these houses for decades. The volume is never the rooms, it is the loft, the shed at the end of a long garden and the sectional concrete garage.

Clearances here are nearly always probate or a downsizing move rather than a void, because people hold these houses for a very long time. That changes the shape of the day. A rented flat is cleared in one direction and nobody wants any of it. A family house of thirty or forty years is cleared with somebody present who is deciding, and the deciding takes more of the day than the carrying does. The rooms themselves are rarely the problem, since three bedrooms of ordinary furniture go out quickly. The volume that catches people is everywhere else: the loft, the garage, and a shed at the far end of a long garden that has been filling since the house was bought.

Arnold sits in NG5, under Gedling Borough Council. Mostly straightforward family homes on a weekly or fortnightly rota. Good parking, which sounds trivial and is one of the reasons slots here are easy to keep to time.

What we run into on Arnold house clearance jobs

The loft is the real constraint on a postwar semi and it is worth looking at before anyone quotes. The hatch sits over a small landing at the top of a straight flight, so everything up there comes down through the middle of the house and out past a stair turn, with nowhere to stack it while that is happening. Where a proper folding ladder was fitted it is a two person job. Where there is a hatch and a stepladder it is slower again. The other recurring find is the sectional concrete garage a lot of these plots still have, because the corrugated roof sheets on those are frequently cement bonded asbestos.

How an Arnold house clearance job actually runs

A three bedroom semi here with a loft, a garage and a shed is a full day and occasionally two, and it is worth staging it that way in the diary rather than hoping. Access is the part of this job that is genuinely easy in Arnold. A van gets onto the drive or directly outside, and nothing has to be carried the length of a street or through a shared entry. What is not easy is the route inside the house. The loft comes down through a small landing and round a stair turn with nowhere to stack anything while that happens, and the shed is at the far end of a long garden with a grass path between, so that part of the load is barrowed rather than carried and slows in wet weather. The order of the day is agreed before it starts. A room you nominate stays clear for anything being retained, and nothing leaves that room. Where this is a probate clearance we want to know who has authority to instruct, because on a shared inheritance we take that from one named person rather than from whoever happens to be in the house.

Who books it here

On the practical side: Good. Most properties have a drive or reliable on-street parking, which is a small thing that keeps slots running to time.

We run Arnold on the same round as Sherwood, Carlton and Hucknall.

What we check on every Arnold job

The property is photographed room by room before anything is touched and again once it is empty, and both sets are dated and sent to you. Meter readings are taken and photographed, which on a probate house is the difference between a final bill and an estimated one. Documents, photographs, cash, jewellery and anything that looks as though it matters are bagged and handed over rather than judged, and in these houses the recurring find is paperwork in the loft and at the back of a wardrobe rather than anywhere obvious. Electricals are separated for recycling instead of being crushed into a general load, and a fridge or freezer is moved upright and handled as its own item. Fixings come out of the walls where you ask for it. Bins are emptied and put back. You get a written note of what left the property and roughly which stream each part of it went into.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Before we leave: Floors swept through and fixings taken out of walls where asked
  • Where it goes: Residual waste last, because it is the most expensive stream to move

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Arnold

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Arnold. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The garage has a corrugated roof. Can you clear it out?

The contents yes, the roof no. Corrugated cement sheets on a sectional garage or shed of that age are commonly asbestos cement, and they are outside what any cleaning or clearance firm should be touching. We clear underneath without disturbing them, and if a sheet is already broken we stop, tell you and leave it for a licensed removal contractor. That is a survey and a specialist job, not a decision anybody should be making on the day.

How do we know the contents are being disposed of properly?

Ask for the waste carrier registration number of whoever is taking it away and check it on the Environment Agency public register before the van is loaded. Anyone carrying other people's waste in England has to be registered, and the householder is the one holding the duty of care for where it ends up. Ask for a written note of what left the property and which stream it went into as well.

Someone will be there deciding as we go. Does that slow the day down?

It does, and for a house that has been in one family a long time it is usually the right way round. What helps is deciding the categories beforehand rather than item by item on the day: one room for keeping, a clear answer on the furniture, and a list of anything that has to be found. If the whole house genuinely has to be gone through at that pace, say so when you book so it is priced as two days rather than running out at four.

Is the clean afterwards part of this, or a separate thing?

Separate, on a separate day, and it is better that way round. An empty house shows everything a full one was hiding: the outline where a wardrobe stood, the strip of carpet that has been under a bed for thirty years next to the strip that has not, and marks behind furniture that only appear once it has gone. Book the clean once the clearance is finished and you are booking against what is actually there.

Do you cover the whole of Arnold?

Yes, all of NG5 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Arnold?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Arnold?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Good, and we group Arnold with Sherwood, Carlton and Hucknall on the rota.
