House Clearance for Hucknall homes
The outbuilding decides this job, not the house. Long held estate houses here come with a shed, a greenhouse and often a prefabricated garage, and the roof sheets on that vintage are frequently asbestos cement, which stops a clearance dead.
Clearances here are decided by the outbuildings more often than by the house. A lot of the estate stock has been held by one family for decades, so behind the back door there is a shed, frequently a greenhouse, and on many plots a prefabricated garage standing in a row away from the property. Sheds and garages of that vintage were commonly roofed in asbestos cement sheet, and if that is what is over your head the clearance stops there until somebody licensed removes it, because we will not carry it and nor should anyone else. The rest of the work is ordinary. It is the ten minutes spent looking up that decides the day.
Hucknall sits in NG15, under Ashfield District Council. The northern end of our area, reached on the same tram line we live on. Regular domestic work and a good deal of after builders cleaning on the newer estates.
What we run into on Hucknall house clearance jobs
What is stored in those outbuildings is the second problem. A shed on a garden of this size collects half used paint tins, two stroke fuel for a mower, weedkiller decanted into an unlabelled bottle, and often a gas cylinder from a patio heater or an old camping stove. None of that can go into a general van load. It is separately regulated and it has its own route, so it gets set aside, listed and pointed out rather than quietly loaded. Say what you think is in there when you book and the day runs to time instead of stopping halfway through the afternoon.
How a Hucknall house clearance job actually runs
Ask for the waste carrier registration number before you book anyone, ours included. Anyone carrying other people's waste in England has to be registered with the Environment Agency, the register is public and free to search, and a fly tipped load traced back to your address becomes your problem as well as theirs. That is the first thing to settle. After that it is access. On the estate housing the contents rarely all come from the house: a prefabricated garage standing in a row away from the property means everything in it is barrowed across to wherever the van can legally stand, and that adds time nobody costs in. In the town centre terraces the front door opens onto the footway, so loading happens on a public pavement and the van has to be somewhere sensible, which is a reason we avoid market day and the school run there. The newer plots often sit on an estate road with a shared drive and a bin store, and a long wheelbase van needs somewhere to turn. Clearance first, clean the following day, and keys back to whoever the solicitor names.
Who books it here
On the practical side: Good, and reachable on the same tram line that runs past our base.
We run Hucknall on the same round as Bulwell, Arnold and New Basford.
What we check on every Hucknall job
The loft is where the day usually overruns in this stock. Postwar estate houses have a small hatch on the landing, no fixed ladder, and part boarding put down over the joists in whatever was spare, often old doors, so everything stored up there has to come down through an opening a wardrobe carcass will not fit through. Insulation gets disturbed as soon as anyone moves about, so a mask goes on and the landing below is sheeted. There is frequently a cold water tank still in place with a lid that has been off for years. We take meter readings and photograph them, and go through anything paper before it is bagged, because deeds, savings books, photographs and service records turn up in lofts far more often than in drawers. Those come to you in a bag rather than being decided about by us.
What the house clearance covers
A sample of what is included
- Everything that comes out: Sofas, armchairs and other upholstered seating
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Where it goes: Anything you want kept set aside first, in a room you nominate
- Where it goes: Metal, wood, textiles and card segregated at the transfer station
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Hucknall
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Hucknall. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The garage roof is corrugated sheet. Can you take it down while you clear?
No, and nobody clearing a house should offer to. Corrugated cement sheet of that age is presumed to contain asbestos until it is tested, and removing it is licensed work with its own disposal route. We clear the contents if the roof is sound and intact, and we tell you plainly if it is broken or crumbling, because that changes what can be done in the building at all.
The house is going through probate. Should we wait before clearing?
Take advice from the solicitor first, because the contents may need valuing before anything leaves. Once you have the go ahead, clearing early is usually cheaper than holding an empty house through a winter. We photograph every room before and after, set aside anything that looks like a document or a valuable, and give you a written note of what left and roughly where it went.
How do we check a clearance firm is allowed to take the waste?
Ask for the waste carrier registration number and search it yourself on the Environment Agency public register before the van arrives. The name on the registration should match the business you are paying. Ask where the load is going as well, and expect a written note of what left the property afterwards. A firm that will not answer either question is not one to hand a house over to, whatever the quote says.
The tenant has gone but left belongings. Can you just clear it?
Not straight away, and this is the situation that catches landlords out. Goods left behind still belong to the former tenant, and there is a notice procedure to follow before they can lawfully be disposed of. Take advice, serve the notice, keep the paperwork and an inventory with photographs. Once that is done the clearance is ordinary work. Before it is done, nobody should be loading a van.
Do you cover the whole of Hucknall?
Yes, all of NG15 and the surrounding streets, under Ashfield District Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Hucknall?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Hucknall?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Good, and reachable on the same tram line that runs past our base, and we group Hucknall with Bulwell, Arnold and New Basford on the rota.
