House Clearance for Bulwell homes

Three clearances here: an estate house with a loft, a shed and a garage in a block away from the door; a flat above a shop where it all comes down one stair; and a void terrace with goods left in it.

Clearances here come in three shapes and access is the difference between them. An estate house toward Rise Park after a long occupation is the fullest: a loft used since the day the family moved in, a shed, a greenhouse frame, and often a garage that is not attached to the house at all but sits in a block behind it, which is a carry rather than a load. A flat above or behind the shops is the opposite. There is less in it, and every item has to come down one straight stair to a door that opens onto a trading pavement. The third is a void terrace where a tenant has gone and left furniture, and that is a legal question before it is a clearance at all.

Bulwell sits in NG6, under Nottingham City Council. A market town centre that happens to be inside the city. Small commercial units above and behind the shops make up a fair share of the work.

What we run into on Bulwell house clearance jobs

The stair out of a flat above a shop is what an estimate really turns on. It is a straight flight with a quarter turn at the bottom into the street door, and a three seat sofa that went up before the door frame was changed does not come down in one piece. That means breaking it down in the room, and upholstered seating cannot join a general load in any case, since it falls under the persistent organic pollutants rules and travels on its own route. The other reliable find, in the estate houses, is a chest freezer in the outhouse or the garage, switched off years ago and never emptied, which is another separate stream for the refrigerant.

How a Bulwell house clearance job actually runs

The order of the work matters more than the size of the property. Clearance first, cleaning the day after, and on a tenancy a further clear day before the check out appointment so anything flagged can be put right. Nothing moves until anyone entitled to a keepsake has been, and on a probate house nothing is cleared at all until the contents have been valued for the estate, because once the rooms are empty there is nothing left to value. Access is what sets the price. On the estates the van reaches the door and the carry is short, but the garage may sit in a block behind the houses with no vehicle access to it, and that is a long walk with a trolley rather than one more room. Near the centre it is the opposite problem: a street door onto a trading pavement, no standing space, and market set up first thing. We stage everything inside the door and load in short bursts as the kerb frees up. Photographs of every room plus the loft, the shed and the garage get you a firmer figure than a bedroom count does, and we take our own before anything moves.

Who books it here

On the practical side: Market days fill the centre. We work early or late around it for the commercial jobs.

We run Bulwell on the same round as New Basford, Aspley and Hucknall.

What we check on every Bulwell job

What turns up in these houses is consistent enough to plan for. Paperwork behind and underneath furniture: the back of a wardrobe, the underside of a drawer, inside books, taped to the base of a divan, which is why nothing upholstered goes on the van before it has been checked. Lofts in the estate houses are usually part boarded, reached by a hatch on the landing, and hold bagged clothing, boxed decorations and a tank cupboard nobody has opened in years. Outbuildings carry the awkward items: a chest freezer switched off long ago, paint tins, a cylinder off a patio heater, and roof sheets on older garages that may well be cement bonded asbestos. Anything in that last group stops the job on that item rather than the whole clearance, and we tell you who to call about it. Documents, photographs, jewellery and cash are bagged, listed and handed over at the end of the day.

What the house clearance covers

A sample of what is included

  • Where it goes: Anything you want kept set aside first, in a room you nominate
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Before we leave: Meter readings taken and photographed
  • Where it goes: Residual waste last, because it is the most expensive stream to move

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Bulwell

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Bulwell. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do I check the clearance is legal?

Ask for the waste carrier registration number before anybody loads anything, from us and from every other quote you take. Registration with the Environment Agency is a legal requirement for carrying somebody else's waste, the numbers start CBDU, and the register is public, so a check takes a couple of minutes. Then ask for a transfer note listing what left. Paying a firm does not move the liability if the load is later found dumped.

The van cannot stand outside the flat for long. How does that work?

In loads rather than one continuous pour. Everything is brought down and staged inside the street door first, then loaded in a short burst while the kerb is free, which is why an early start matters more here than almost anywhere. On the centre streets we keep clear of market set up entirely. Tell us at the quote stage where the nearest place a long wheelbase van can legally stand actually is.

There is a garage in a block behind the houses and it is full. Does that cost more?

It usually does, and it is the access doing it rather than the volume. Everything has to be trolleyed from the garage door to wherever the van can legally stand, which on those courts can be a fair distance, so the time is real and it should be in the quote rather than added later. Send photographs of the inside and of the route out. If the roof is corrugated sheet, say so, because asbestos cement is a licensed job and nothing we will move.

A tenant has left furniture behind. Can you just take it away?

Not on your instruction alone. Goods a former tenant left still belong to them, and disposal here runs through the notice procedure set out in the Torts (Interference with Goods) Act 1977, which your letting agent or your solicitor should be advising you on. What we will do meanwhile is inventory it, photograph it and move it into one room so the rest of the property can be cleaned and relet. Check for hire purchase or rental labels as well.

Do you cover the whole of Bulwell?

Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Bulwell?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Bulwell?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Market days fill the centre, and we group Bulwell with New Basford, Aspley and Hucknall on the rota.
