House Clearance for Cinderhill homes
Two shapes of clearance a few streets apart. An interwar semi with a deep loft, a shed and a garage too narrow for a modern car. A newer house with a trussed roof, no usable loft, and the whole of it in the garage.
Clearance work here comes in two shapes and the housing decides which. On the older streets it is usually probate or a move into care: a semi that has been in one family a very long time, with a loft, a shed and a garage that stopped holding a car years ago, and forty years of things put away rather than thrown out. On the newer estates it is voids and downsizing, and the property is a different problem. A trussed roof has no usable loft in it, there is no cellar and no outhouse, so everything that would once have gone into a loft has gone into the garage and the cupboard under the stairs, and both are packed to the door. Same van, same day, a different route from the far corner of the property to the kerb.
Cinderhill sits in NG6, under Nottingham City Council. Two generations of housing sit a few hundred yards apart, and the ground under the newer half was a working pit. Reclaimed land means shale and clinker are rarely far under the turf, so what walks into a house off it is angular black grit rather than garden soil.
What we run into on Cinderhill house clearance jobs
The loft is the part people underestimate on the older streets, and it is worth looking at before anyone quotes. The hatch is a small square in the landing ceiling, there is no fitted ladder on most of them, and the boarding is a few planks laid across the joists with loose insulation either side. Everything up there went up when somebody was thirty years younger: suitcases, a cot, boxes of paper, curtains, a Christmas tree, and very often carpet offcuts and paint tins. It comes down one item at a time through a hatch narrower than most of it, which is why a loft adds hours to a clearance that looked straightforward from the rooms below.
How a Cinderhill house clearance job actually runs
Start with the address, which sounds like a joke and is not. The most recent plots here are not always on a satellite map yet, so a van and two people can be on the right street and not at the right house. Send the plot number and a photograph of the front of the property. After that it is where the van stands and how far the carry runs. On the older streets a Luton gets to the kerb and the route is down a hall and out of the front door, as good as it gets. On the newer estates the drive is short, sometimes too short for a long wheelbase van, and in the terraced blocks the vehicle ends up behind the houses while the front door faces elsewhere, so the carry has to be worked out beforehand. Sequence matters as much as access. Clearance first, the clean the following day once the rooms are empty and every surface can be reached, and on a tenancy leave a further clear day before the check out. If a solicitor holds the keys on a probate property, say so early, because their release rules are not an agent's.
Who books it here
On the practical side: Drives and allocated bays on the newer estates and on-street on the older roads, so parking is rarely the problem. Finding the address can be. The most recent plots are not always on a satellite map yet, so send the plot number when you book.
We run Cinderhill on the same round as Old Basford, Aspley and Highbury Vale.
What we check on every Cinderhill job
The garage down the side of an interwar semi is the find on the older half, and it is almost never a garage any more. They were built for a car of the period, so a modern one will not go through the doors, and once that happened the space became where everything went instead. What comes out is fairly consistent: a mower, a bicycle nobody has ridden in years, timber offcuts kept for a job, tins of paint that have skinned over, garden chemicals in unlabelled containers, and a workbench with drawers full of screws. Two of those stop us. Fuel, solvent, oil and anything unlabelled are separately regulated waste with their own routes and do not go into a general load. The shed is usually the same list in miniature with more of the chemicals in it. Neither is visible from inside the house, which is why a quote given off photographs of the rooms alone is always the low one.
What the house clearance covers
A sample of what is included
- Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded
- Before we leave: Floors swept through and fixings taken out of walls where asked
- Where it goes: A written note of what left the property and roughly where it went
- Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Cinderhill
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Cinderhill. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
It is a three storey house. Does that change the price?
It changes the time, and the time is the price. Access moves a clearance quote further than floor area does. A wardrobe from a room in the roof comes down two flights with a turn in the second one, sometimes in pieces, and every load walks the same route. Photographs of the stairs and of where a van can stand get you a firmer figure than a bedroom count ever will.
The garage has a corrugated roof. Is that a problem?
We clear what is inside it and leave the structure alone. Corrugated sheet roofs on garages and sheds of a certain age can be asbestos cement, and that is not something to test by breaking a piece off. If yours is that kind of roof, do not let anyone put anything through it or lever a sheet, and have a licensed contractor price the roof separately. Tell us at the quote and we will work under it carefully.
A tenant has gone and left furniture behind. Property relets quickly here. Can we just clear it?
Not on your instruction alone, and the speed of the relet does not compress the procedure. Goods left behind still belong to the former tenant, and disposal in England and Wales runs through the Torts (Interference with Goods) Act 1977, which requires notice to the owner before anything is sold or disposed of. Take your own advice, or your agent's, on the notice and the timing. In the meantime we will inventory, photograph and move the goods to storage rather than dispose of them.
How do we know the waste is going somewhere legitimate?
Ask for the registration number and check it yourself. Anyone carrying other people's waste in England has to be registered as a waste carrier with the Environment Agency, the number begins CBDU, and there is a public register you can look it up on in a couple of minutes. Ask for a waste transfer note for the load as well, and ask that of any contractor quoting against us. If a load is fly tipped, it is your address in the middle of it.
Do you cover the whole of Cinderhill?
Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Cinderhill?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Cinderhill?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Drives and allocated bays on the newer estates and on-street on the older roads, so parking is rarely the problem, and we group Cinderhill with Old Basford, Aspley and Highbury Vale on the rota.
