House Clearance for Bestwood Village homes
Everything leaves a mid terrace through the front door onto the pavement, and a wardrobe will not come down a turned staircase whole. On the estates the volume is in a boarded loft and a garage that never held a car.
The property tells you which of the two clearances this is. In the old rows it is usually a probate house where one household stayed a very long time, and the rooms are the least of it: the yard outbuilding, the shed and a small loft hatch on the landing hold more than the furniture does. On the estates it is more often a downsizing move or a relocation, the house is newer, and the volume sits in a boarded loft with a proper ladder and a garage that has never had a car in it. Either way the route out is the thing that sets the day, and on a mid terrace the route out is the hall and the front door onto a public pavement.
Bestwood Village sits in NG6, under Gedling Borough Council. Two ends of one village that need different products. Old brick and timber under layers of paint at one end, sealed modern surfaces at the other, so anyone arriving with a single bottle for everything gets one of the two wrong.
What we run into on Bestwood Village house clearance jobs
The brick store in the yard of an old row house is the part of the job to look at first. It was the coal place and often the outside toilet, and it has since become where every half tin of paint, every drum of unlabelled something and every bag of solidified garden chemical went to be forgotten. Those are not general waste and they do not go in a van with the furniture. The shed beside it wants a second look at its roof, because a corrugated cement sheet from that era may contain asbestos, and that is a licensed disposal route rather than something anyone should be lifting into a load.
How a Bestwood Village house clearance job actually runs
Before anything else, ask for the waste carrier registration number of whoever is taking your belongings away, and ask for a transfer note listing what left. Anyone carrying other people's waste in England has to be registered, the register is public and free to search, and fly tipped items traced back to your address remain your problem. Ask us, and ask anyone else who quotes. The practical side out here is the loading. A mid terrace has no drive, so the van stands in the road and everything crosses a public pavement, which means we work with the footway kept clear rather than staged full of furniture, and a weekday between the school runs beats a Saturday when the park has pulled cars into the village. The estates are easier: the van goes on the drive and the carry is a few metres. Timing is usually not yours to choose on a probate clearance, since a completion date fixes it and the keys often sit with a solicitor, so book as soon as you have a date. Meter readings get taken and photographed on the way out, and the keys go back to whoever you nominate with the handover recorded.
Who books it here
On the practical side: Newer closes have drives and visitor bays. The older rows front straight onto the pavement, so the van goes on the road and the kit is carried in. On a fine weekend the park pulls cars into the village, and we take that end early.
We run Bestwood Village on the same round as Bestwood, Hucknall and Rise Park.
What we check on every Bestwood Village job
The staircase is what sets the hours in an old row house, more than the volume does. A turn near the top, a door at the foot and a wall on both sides mean nothing comes down whole above a certain size, so a wardrobe, a divan base and a three seat sofa all get broken down on the landing before any of them reach the hall. That is slow, quiet work with a screwdriver rather than heavy lifting, and it is the part that a price given over the phone from a room count consistently misses. It also changes the order of the day: the upstairs comes apart first while there is still floor space to work in, then the ground floor, then the yard and the outbuildings last, because those are the only things that can be carried straight out without crossing the hall. On the estates a wide staircase and a garage door change that sequence completely.
What the house clearance covers
A sample of what is included
- Before we leave: Photographs of every room before we start and after we finish
- Where it goes: Residual waste last, because it is the most expensive stream to move
- Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets
- Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Bestwood Village
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Bestwood Village. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
What should we do before you arrive?
Take out what you are keeping, or put it all in one room and tell us that room is untouched. Beyond that, very little. We photograph every room before we start and after we finish, and anything that looks like a document, a photograph or something of value is bagged and handed to you rather than judged by us on the day. If a solicitor holds the keys, tell us at the booking, because that usually fixes the date rather than leaving it open.
The loft is only a small hatch on the landing. Does that slow things down?
It does, and it is worth saying out loud when you ask for a price. An unboarded loft with a small hatch over a stairwell means everything comes down through a hole above a drop, one item at a time, with somebody on the landing taking it. That is slow, and it is the part most often left out of a quote given over the phone. A boarded loft with a fitted ladder on one of the estate houses empties several times faster.
How do we know the contents are not just going to landfill?
Ask for the transfer note and read what it says. Usable furniture, clothing, books and bric a brac go to reuse and charity outlets, electricals are separated for WEEE recycling rather than crushed into a general load, and metal, wood, textiles and card are segregated at the transfer station. Residual waste goes last because it costs the most to move. You get a written note of what left the property and roughly where it went, which is the only real evidence any of that happened.
The shed has a corrugated roof and we think it might be asbestos.
Then leave it exactly where it is and tell us at the enquiry. Cement sheet of that age often does contain asbestos, it is safe while it is intact and undisturbed, and breaking it up is what creates the hazard. It is not something we take and it is not something to put in a skip. It needs a licensed contractor and a proper disposal route, and we will clear the contents of the shed while leaving the structure to them.
Do you cover the whole of Bestwood Village?
Yes, all of NG6 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Bestwood Village?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Bestwood Village?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Newer closes have drives and visitor bays, and we group Bestwood Village with Bestwood, Hucknall and Rise Park on the rota.
