House Clearance for Rise Park homes
First owners who bought new and stayed put, so this is probate and moves into care rather than voids. The volume is never the room count. It is a loft filled through one small landing hatch across three decades.
What is being cleared here is normally a house somebody bought new and lived in for the rest of their life, and that sets the shape of the work. There is no landlord, no inventory and no void running against you. There is a family, often arriving from a long way off with a weekend to do it in, and a solicitor who wants the keys back. So the first hour is not lifting anything. It is walking every room including the loft, agreeing what is being kept, and marking a room to put it in, because the things that get regretted afterwards are small ones, and once a load has gone it has gone. Sale or care home, the sequence is the same.
Rise Park sits in NG5, under Nottingham City Council. Houses are private built, owner occupied and generally well kept, so a first visit is rarely a rescue. What we are called in for is reach and time rather than neglect, and the annual work is as much about removing years of polish, mop shine and soap film as removing dirt.
What we run into on Rise Park house clearance jobs
The loft is where the underestimate lives. These roofs are trussed, and the webs inside a truss cut the space into cells nobody can walk through, so what happened over thirty years is that boxes went up through the landing hatch, got pushed sideways over the joists as far as an arm would reach, and disappeared under blown insulation. Everything went in through that hatch and everything leaves the same way, handed down one item at a time onto a landing that is already the route out for the bedrooms. It is slow, it is the part nobody budgets for, and it wants looking at before the quote.
How a Rise Park house clearance job actually runs
The building helps and the doorway does not. A van gets onto the drive and stands a few steps from the front door, which is the single biggest saving on a clearance and the reason a house on this estate clears faster than a terrace does. Then it meets the hall. The front door opens into a small hall with the staircase straight ahead and a turn at the bottom, so a wardrobe or a divan from a front bedroom comes down on its side and then has nowhere to swing at the foot of the stairs. Flat pack from the nineties does not survive being carried anyway, so most of it is broken down upstairs and comes out in pieces. Keys and dates want settling early: who holds them, whether a solicitor or an agent has to release them, and whether the electricity is still on, because a loft and a windowless bathroom are both dark. We take and photograph the meter readings on the way out. Anyone doing this work should be a registered waste carrier, and you should ask for the number before anybody starts loading rather than afterwards.
Who books it here
On the practical side: Every house has a drive and the frontages are open, so a van parks without blocking anyone. The pinch is the side passage: a gate, the bins and about the width of one person, and it is the only way to the back.
We run Rise Park on the same round as Top Valley, Bestwood and Arnold.
What we check on every Rise Park job
The shed at the end of the garden is where a clearance slows down, and it has nothing to do with volume. Thirty years of a garden produces a shelf of part used containers: paint tins with a skin across them, lawn treatments and weedkiller in bottles whose labels have faded off, white spirit, a can with something in it nobody can name, half a bag of cement gone solid. Anything unlabelled or flammable does not go on the van, and that is not fussiness. Fuel, solvents and unidentified chemicals sit outside a household waste transfer and want the council's own arrangements for hazardous waste instead. The same goes for the gas cylinder off a patio heater, which goes back to a supplier rather than into a load. We separate all of it into one corner, list it, and tell you where each part of it can actually be taken.
What the house clearance covers
A sample of what is included
- Everything that comes out: Garden furniture, pots, bagged rubbish and accumulated boxes
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
- Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Rise Park
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Rise Park. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Is the cleaning included once the house is empty?
No, and it is a separate booking on a separate day for a practical reason. Clearing is dirty work: taking up carpet and underlay lifts thirty years of grit, and fixings coming out of walls leave dust behind them. Cleaning while that is still going on means paying for the same rooms twice over. We sweep through and leave it tidy, and the clean goes in afterwards once the floors are actually the floors.
How do we know it is not just being tipped somewhere?
You ask, and you ask before you book rather than after. Anyone carrying other people's waste in England has to be a registered waste carrier, so ask for the registration number and check it on the public register, which takes a minute. Then ask what happens to each stream: reuse, charity, electricals separated for recycling, metal and wood segregated, residual last. A written note of what left the house is the record you want to end up with.
There is artex on the hall ceiling. Does that stop the clearance?
Not by itself, so long as nobody disturbs it. Textured coating of that age can contain asbestos, and so can old vinyl floor tiles and the black bitumen they were bedded in, so the rule is that all of it stays exactly where it is. We clear the contents and lift carpet and underlay, and anything bonded to a ceiling or a floor that might be asbestos is left for a specialist to sample and remove. Mention it at the survey and it goes into the plan.
We live a long way away. Can this happen without us there?
Yes, and most probate clearances do. What has to be settled first is the keep list, room by room, agreed on a walk round or from photographs, because that decision cannot be made on the day by somebody who never lived in the house. Anything that looks like a document, a photograph or money is bagged and set aside for you whatever the list says. We photograph every room before and after, take the readings, and hand the keys wherever you tell us.
Do you cover the whole of Rise Park?
Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Rise Park?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Rise Park?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Every house has a drive and the frontages are open, so a van parks without blocking anyone, and we group Rise Park with Top Valley, Bestwood and Arnold on the rota.
