House Clearance for Top Valley homes

Two jobs wear the same name here: fifty years of one family in a house they bought, cleared for probate or a move into care, and a void where a tenancy ended. Both fill the loft, and the loft has no ladder in it.

Two very different jobs share the name on this estate. One is a house bought by the family that first moved into it, being cleared for probate or after a move into care, which means half a century of one household in a property with modest storage. The other is a void, where a tenancy ended and the contents stayed behind, and the landlord needs it emptied to a date. The first needs decisions and time, the second needs a list. Both start with the same question, which is who has the authority to dispose of what is in there, because nobody should be clearing anyone's belongings on an assumption.

Top Valley sits in NG5, under Nottingham City Council. Houses were laid out to keep cars away from front doors, so the road you drive down often faces back gardens and the address you want is along a footpath. Everything that comes into a job here, kit, machines, waste, gets carried further than it looks on a map.

What we run into on Top Valley house clearance jobs

The loft is where the volume hides and it is the slowest part of the day. The hatch on these landings is small, there is rarely a ladder fitted, and above it there is insulation between joists with at most a couple of boards laid near the opening. So everything within reach of the hatch went up years ago and everything further back was pushed there by somebody willing to crawl. It comes down one item at a time with a second person standing on the landing, in whatever light gets through the opening. We put the insulation back over the joists before the hatch closes, because it gets dragged out of place by the work.

How a Top Valley house clearance job actually runs

The carry sets the length of the day more than the volume does. A vehicle stands on the nearest road that serves the block and everything comes out to it by hand, so a house with an ordinary amount in it takes longer here than the same contents would somewhere a tailgate can be dropped at the door. Two items reliably cause the delay: a double wardrobe, which comes apart rather than round the turn at the top of the stairs, and the two halves of a divan, which have to be unclipped before either will pass the landing. Flat pack furniture of any age tends to be broken down where it stands, because carrying it whole risks the frame and the plasterwork on the way past. Weather goes into the planning as well, since upholstery and clothing carried across open ground in rain stop being reusable, and reuse is where a good share of the contents should be going. Beyond that the date is usually somebody else's: a solicitor working to a completion, or a landlord with a relet target. Tell us which and we work backwards from it.

Who books it here

On the practical side: Parking is rarely the problem; reaching the door is. Vans go on the distributor road or into a rear court, and the last stretch is on foot down a walkway with a step or a bollard in it. Say which side your number faces.

We run Top Valley on the same round as Bestwood, Rise Park and Bulwell.

What we check on every Top Valley job

The last hour is where the awkward items surface, and in houses of this age they are the same ones. A gas cylinder off an old patio heater or a camping stove standing in an outbuilding. Tins with no label on them, half full of something that was thinning paint in about 1994. A chest freezer that has been switched off long enough that nobody wants to open it, which still has to go for recycling as an electrical item rather than into a general load. And under the kitchen floor covering, if the original one is still down, small vinyl tiles bedded in black bitumen, which are a question about asbestos rather than something to start lifting to see. None of those leave in the van. They get identified, photographed and left where they are with a plain explanation of the right route for each, because the wrong route for any of them lands on the householder rather than on whoever loaded it.

What the house clearance covers

A sample of what is included

  • Where it goes: Residual waste last, because it is the most expensive stream to move
  • Before we leave: Meter readings taken and photographed
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Where it goes: Anything you want kept set aside first, in a room you nominate

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Top Valley property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Top Valley

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Top Valley. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

It is a probate clearance and I have no idea what is in the house.

That is the usual position and the job is built around it. We work one room at a time rather than filling a van, and anything that reads as a document, a photograph, jewellery, cash or paperwork with a name on it gets bagged and handed to you rather than judged by us. Rooms are photographed before and after. If you want a room kept back for sorting, nominate it and nothing leaves it.

How do I know the waste is going somewhere legal?

Ask, before anyone loads anything. Anyone carrying waste that is not their own in England has to be registered as a waste carrier, the registration number can be checked against the public register in a minute, and you are entitled to a waste transfer note describing what left and where it went. Make that a requirement of whoever you use, for this house or any other. Fly tipped waste traces back to the householder.

The shed has a corrugated roof and I think it is asbestos cement. Can that go?

Not with us, and it should not be broken up or dropped to see what happens. Corrugated cement sheet of that era commonly contains asbestos, it is safe while it is whole, and it becomes dangerous when it is snapped, drilled or swept up. Your council will have a route for household asbestos, usually double wrapped and booked in, or a specialist contractor will take it. Leave it in place and deal with it as its own job.

Can you clean the house once it is empty?

Yes, but as a separate booking on a separate day rather than as the tail end of the clearance. A clearance leaves floors swept through and fixings out of the walls where you have asked for it, which is not the same as a property clean. It is also better done afterwards, because an empty house shows what fifty years of furniture was hiding and the scope only becomes honest once everything has actually gone.

Do you cover the whole of Top Valley?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Top Valley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Top Valley?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Parking is rarely the problem; reaching the door is, and we group Top Valley with Bestwood, Rise Park and Bulwell on the rota.
