House Clearance for Burton Joyce homes

Bungalows after a move into care and probate houses near the church, with family who live away and a solicitor holding the keys. The house is the easy part. The garage, the garden store and a bungalow loft under the whole footprint are not.

Clearances here are usually a bungalow or a postwar detached after a move into care, or a probate house near the church where somebody had lived for forty years. The family are very often not local, and that shapes the whole job: one trip out, decisions made from photographs, and keys going back to a solicitor rather than to anyone in the village. The rooms themselves are rarely the problem. What gets underestimated every time is everything that is not the house. A detached garage, a garden store, a greenhouse and a loft that has been the storage of first resort since the day the family moved in, and on the low side a loft that filled up because things went upstairs and stayed there.

Burton Joyce sits in NG14, under Gedling Borough Council. The far eastern end of what we cover, out past Gedling on the A612. Visits here are batched onto one run rather than dropped wherever they happen to fall in the week, so the day gets fixed early and stays fixed. The distance decides the day, not what the visit costs.

What we run into on Burton Joyce house clearance jobs

The garage is the item to look at before a date is agreed. A good number of the sectional concrete garages on this stock still carry their original corrugated cement sheet roof, and on anything of that age it should be assumed to contain asbestos until somebody qualified says otherwise. We do not touch it, break it or take it away, and neither should anyone else clearing the contents underneath it. The same caution goes for old floor tiles and the black bitumen bedding beneath them. Inside, the other regulars are fuel for the mower, half tins of paint and unlabelled containers, none of which go into a general load. Those get named on the day.

How a Burton Joyce house clearance job actually runs

Access is better here than in most places we clear, and it still needs planning. Most of these properties have a drive, so a van gets off the road, which matters because there is nowhere to stand a high sided van on Main Street by the shops without taking the only usable lane. Two things catch people out. A carport or a low arch over a bungalow drive will not let a tall van under it, so the load walks the length of the drive instead, and a gravel drive that has been soft since Christmas is not somewhere to reverse anything heavy. Say which of those you have when you book. Sequence matters as much as access does. Anything being kept comes out first, into a room you nominate, and where you are travelling a long way it is worth doing that as its own visit. The clean is a different day and a different booking rather than the afternoon of the clearance. Whoever carries the waste away has to be a registered waste carrier, so ask for the registration number, check it yourself on the public register and keep the transfer note.

Who books it here

On the practical side: Drives on most properties, so space is rarely the problem. Main Street narrows by the shops and parked cars leave one lane, so we come either side of the school run rather than through it. The riverside tracks want directions rather than a postcode.

We run Burton Joyce on the same round as Gedling, Netherfield and Carlton.

What we check on every Burton Joyce job

The loft is where a clearance runs over. On a bungalow the whole footprint is loft, reached through a hatch in the hall on a fold down ladder, and everything in it comes down by hand and through the middle of the house rather than out of a window or down an outside stair. Two people can spend a morning on that alone in a property that has been lived in for decades. What is up there has usually failed as well. Cardboard stored in a cold roof space for thirty years takes on enough damp to give way when it is lifted, so boxes are emptied into bags at the hatch rather than carried down whole, and anything worth keeping is pulled out at that point rather than later. The finds are consistent: suitcases, curtains, decorations, the packaging every appliance ever arrived in, and paperwork, which turns up in the loft as often as in the sideboard.

What the house clearance covers

A sample of what is included

  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
  • Before we leave: Photographs of every room before we start and after we finish
  • Where it goes: Anything you want kept set aside first, in a room you nominate

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Burton Joyce

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Burton Joyce. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The garage roof is corrugated sheet. Does that stop the clearance?

Not the clearance itself. We empty the garage and work under the roof without disturbing it. What we will not do is remove, cut or carry those sheets, because on a garage of that age they should be treated as asbestos containing until tested, and that is licensed work with its own disposal route. If the roof is already broken or has sheets down, tell us before the day, because it needs dealing with before anyone works underneath.

How do we know the contents are disposed of properly?

Ask for the waste carrier registration number of whoever takes it away, check it yourself on the public register, and keep the transfer note. That applies to us and to anybody else who quotes you. You stay connected to waste that leaves your property, so the paperwork is worth having. Expect a written note of what left and roughly where it went, with reuse and recycling separated out rather than everything leaving as one load.

We live a long way away. Does somebody have to be there?

Not for the whole day, but somebody should see the property before and after, and photographs of every room at both ends will do that. What has to be agreed in advance is what is being kept, and that is far safer marked up in person than described over the phone. Keys can go back to a solicitor or an agent afterwards, and the meter readings are taken and photographed on the day so nobody is arguing about a final bill later.

The garage and the loft are both full. Does that change the day?

It changes the number of loads and often the number of days, which is why we would rather see photographs of both than guess from the number of bedrooms. A full loft in a bungalow is a morning on its own before anything leaves the house. A garage with garden machinery, fuel and paint in it needs sorting into streams rather than shovelling, and anything we cannot legally take gets named at that point rather than left in a corner for you to find.

Do you cover the whole of Burton Joyce?

Yes, all of NG14 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Burton Joyce?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Burton Joyce?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Drives on most properties, so space is rarely the problem, and we group Burton Joyce with Gedling, Netherfield and Carlton on the rota.
