House Clearance for Netherfield homes

Everything leaves through the front door onto the footway, because the back gate opens into an entry a metre wide with a turn in it. That decides the van position, the order of the load and how long the pavement is blocked.

Two situations produce nearly all of this work on these streets. Probate in the owner-occupied rows, where somebody has been in the same house for decades and the contents reflect exactly that, and voids in the let stock, where a tenancy has ended and what is left has to go before the property can be turned round. The buildings are near enough identical and the constraint is the same in both cases: two rooms down, two up, no hall, no garage, and a front door that opens straight off the pavement into the living room. Everything is carried rather than wheeled. Before any of it moves, ask whoever is taking the waste away for their waste carrier registration number and check it against the public register.

Netherfield sits in NG4, under Gedling Borough Council. Everything here sits low against the Trent flood plain, and the housing was put up quickly and cheaply for men working the railway yards. Solid brick walls with no cavity and a lot of it now rented, so damp, condensation and mould come up more often than ordinary dirt does.

What we run into on Netherfield house clearance jobs

Bedroom furniture is where a terrace clearance slows down. Flat pack wardrobes are built in the room they stand in, and a made up double wardrobe will not come back down a staircase that turns at the top, so it is taken apart on the landing or in the bedroom and carried out in panels. The same goes for a solid based divan and for most bed frames. It is worth knowing before the day, because a quote built on van loads assumes each item reaches the van, and half an hour with a screwdriver per wardrobe is real time. Older solid furniture that went up before a stair was reboarded sometimes has to be cut, and we ask first.

How a Netherfield house clearance job actually runs

The order of clearing is what keeps a terrace day on schedule, and it runs from the top down. Loft first through the landing hatch, then the back bedroom, then the front, then downstairs, so the staircase is worked once rather than crossed all day. The front room is cleared last because with no hall it is the staging area for everything else, and the kitchen and the yard come out through it too. That is worth knowing if you are keeping the floor coverings: the route from the back door to the van crosses every ground floor surface in the house, so it gets boarded and sheeted before anything heavy moves. Nominate the keep room before the day and, if you can, take that pile away yourself beforehand. On a two up two down there is no spare room for it to sit in while the rest is loaded, and a keep pile in the corner of a room being cleared is how something goes on the van by accident. If a bulky item cannot come down the stairs assembled, we would rather establish that at the quote than at four in the afternoon with a van half full.

Who books it here

On the practical side: On-street only across the terraced streets, with cars both sides and not much room to pass. The back entries are shared and usually gated, so equipment comes in through the front door. Commercial jobs are easier, because the retail park has its own parking.

We run Netherfield on the same round as Carlton, Colwick and Gedling.

What we check on every Netherfield job

The store in the yard is the thing to raise before the day rather than on it. A good many of these houses have a lean-to or an outbuilding off the yard roofed in corrugated cement sheet, grey, wavy, often mossed over and sometimes cracked at the fixings. Sheet of that kind in a building of this age is very likely to contain asbestos, and it is on the excluded list for good reason: it is a separately regulated waste stream with its own licensed route, and breaking it up to get it in a van is the single worst thing anybody can do with it. We will clear the contents of a store like that and leave the structure alone. If the roof is what you actually want gone, it needs a specialist to sample it and the right disposal route afterwards, and your local authority will tell you what they accept and on what terms.

What the house clearance covers

A sample of what is included

  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
  • Before we leave: Meter readings taken and photographed
  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Netherfield

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Netherfield. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

How much of the day is the van sitting on the street?

Most of it, which is why we tell the neighbours rather than surprise them. There is nowhere off road to stand, so the van takes a space near the front door and the load gets built in an order that keeps the pavement walkable. If no space can be held on the morning, we are carrying further, and that is a real time cost worth asking about when you compare quotes that look similar on volume.

Is the loft part of it?

It usually is, and it is almost always underestimated. On these houses the hatch is a small square on the landing with no fixed ladder, so everything comes down through it by hand and then straight down the stairs and out the front. Tell us at the quote stage whether anything is up there, because a filled loft can add a couple of hours to a day already planned around one van and one parking space.

How do we decide what is being kept?

Pick one room and put everything you are keeping in it before we start, and tell us which room it is when we arrive. Nothing in there gets touched. On a house this size the front bedroom is usually the one, because it is the last room on the upstairs route. If family are coming for keepsakes, get that done in the days before rather than while a crew is carrying wardrobes down the stairs past them.

Do the carpets and curtains go too?

They can, and it changes the load more than people expect, so say at the quote stage. Upstairs carpet lifts off gripper in one piece and rolls small. Downstairs on a solid floor the underlay is often stuck down and comes up in strips, which is bags rather than rolls, and on a house this age there can be old vinyl tile under it that we will not disturb. We will tell you what we find before pulling any of it up.

Do you cover the whole of Netherfield?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Netherfield?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Netherfield?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. On-street only across the terraced streets, with cars both sides and not much room to pass, and we group Netherfield with Carlton, Colwick and Gedling on the rota.
