House Clearance for Gedling homes
The newer houses are the harder clearance. Stairs rise straight off the front door, the hall will not turn a sofa, and a trussed roof means there is no loft to speak of. The old semis have the drive and the space.
People assume a modern house empties more easily than an old one, and the opposite is usually the case. On the estate the front door opens into a hall barely wider than the door itself with the staircase rising immediately opposite it, so anything longer than that hall is diagonal has to be turned on the doorstep or taken apart on the spot. Parking is a bay or a court rather than a drive, and every load is a carry instead of a lift. The interwar semis are the generous ones: a drive to the door, a hall you can swing a wardrobe in, a cut roof with a clear middle, and usually a garage. The same volume of furniture takes half a day longer on one side of the village than the other.
Gedling sits in NG4, under Gedling Borough Council. A village core, two waves of estate housing and a new development on reclaimed colliery ground, all within a walk of each other. A three bedroom semi here can mean a house finished before the war or one finished in the last few years, and the two want different products and different hours.
What we run into on Gedling house clearance jobs
The roof space is the plainest difference between the two. Lift the hatch in one of the older semis and there is a proper void under a cut roof, purlins overhead and enough clear span between the joists that several generations have stacked boxes across it. Lift the hatch on a newer house and trusses fill the space with diagonal timbers every few feet, the insulation lies deep over ceiling joists never meant to be walked on, and there is a boarded strip by the hatch and nothing beyond it. Less comes out of one, but what does come out is awkward, and that strip is usually holding suitcases and Christmas boxes and no more.
How a Gedling house clearance job actually runs
Ask any firm you approach for their waste carrier registration number before anything is loaded. It takes a minute to check against the public register, the duty of care sits with you as the householder rather than with the van, and waste fly tipped and traced back to an address becomes the householder's problem to answer. Ask for a written note of what left and roughly where it went, too. Past that, this is a logistics job. On the estate a van cannot always get within sight of the door, so the load is staged in the hall and moved out in bursts, and where the road is managed by an estate company rather than adopted we need to know the rules about standing a vehicle. The older semis give us a drive, usually with a car on it that has to be shifted first. Tell us what is staying before we arrive, in writing and in one room with the door shut, because a keep pile pointed at across a room is how the wrong thing ends up in a van. Meter readings are taken and photographed on the way out.
Who books it here
On the practical side: Mostly straightforward, because the older semis have a drive or a verge to pull onto. Roads on the newer estate are narrower than they look once residents have parked, so tell us which side your plot is on and whether there is a visitor bay.
We run Gedling on the same round as Carlton, Netherfield and Mapperley.
What we check on every Gedling job
Flat pack is the part of a modern clearance that eats the day. A wardrobe or a chest bought when the house was new went together once, on cam locks and dowels driven into chipboard, and none of that comes apart and goes back. So it is broken down where it stands, into panels, and the panels are carried out flat. That is slower than it sounds in a bedroom with a bed still in it, it is noisy, and it produces a load of chipboard and board offcut that goes off as wood recycling in its own stream rather than into general waste. The older houses hand you the reverse problem: solid timber furniture worth passing on but weighing what it looks like, and a three door wardrobe that came up the stairs before the bannister was replaced and will not go back down past it. Both are worth flagging in the photographs, because they change the day more than the number of rooms does.
What the house clearance covers
A sample of what is included
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Where it goes: Metal, wood, textiles and card segregated at the transfer station
- Before we leave: Meter readings taken and photographed
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Gedling
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Gedling. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How do we work out how much there is?
Photographs of every room, then the places people forget: the loft hatch, the garage, the shed and the insides of the wardrobes rather than the fronts of them. A room that looks half empty can hold more than a full one when the storage is fitted. We would rather see too many pictures than quote off a room count, because a quote that has missed a garage is not a quote either of us can hold to afterwards.
Can you take things away for us to sell?
No, and be wary of anyone who offers to. Anything with a value stays with you. Documents, photographs, jewellery and anything that looks like it matters are set aside and handed over rather than judged by us. If a probate valuation is needed for the contents, that is a valuer's job and it belongs before a clearance rather than during one, when there is still something to value.
There is a shed and a garage. Do those get quoted separately?
They get quoted, but say so at the start rather than on the day. Outbuildings hold the volume nobody counts, and they also hold the things nobody can legally carry: fuel, solvents, unlabelled containers, gas cylinders and garden chemicals with the label long gone. Those are separated on the day, listed, and left for you to take through the household hazardous waste route. Cement sheet roofing on an older garage is a specialist matter entirely and not something we touch.
The house is being cleared under probate. Does that change anything?
It changes the paperwork rather than the work. Whoever instructs us should be the person entitled to dispose of the contents, an executor or an administrator, and that is worth being clear about before a van arrives, because it is the one part of a clearance nobody can undo afterwards. We photograph every room before and after, hand over anything that looks like a document or a valuable, and record where the keys went at the end.
Do you cover the whole of Gedling?
Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Gedling?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Gedling?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Mostly straightforward, because the older semis have a drive or a verge to pull onto, and we group Gedling with Carlton, Netherfield and Mapperley on the rota.
