House Clearance for Colwick homes

Two shapes of job here. A bungalow emptied after a long tenure, everything on one floor with the van on the drive, and the part load from a household that has just moved into one and found a third of it will not fit.

Clearances here take two forms and they are opposite ends of the same move. One is a bungalow emptied after a long tenure, for probate or because somebody has gone into care, and it is the easiest property we work in anywhere: everything on one floor, the van on the drive or in the turning head, and a carry of a few paces rather than down two flights with a turn in them. The other is the part load, from a household that has just downsized into one of those bungalows and found that a third of what arrived with them will not fit. The first is priced on volume almost alone, because the access adds nothing to it. The second is usually one room and a garage, done in a morning.

Colwick sits in NG4, under Gedling Borough Council. A small residential village pressed between one of the county's larger trading estates and the river. Warehouse and yard dust drifts in from one side, silt and mud off the country park paths walk in from the other, and both land on the same floors.

What we run into on Colwick house clearance jobs

The loft over a bungalow is not the loft people picture. It is the full footprint of the house rather than a hatch over a landing, it is boarded across far more of that area than anyone expects, and everything in it comes down a ladder in the middle of the hall with nowhere to stack while the next armful is fetched. Photographs of the hatch and the ladder move a quote more than the room count does. The other constant is the shed at the end of a long garden, which is where the things we cannot take live: half tins of creosote, weedkiller with the label gone, and a patio heater cylinder standing behind the door.

How a Colwick house clearance job actually runs

Access is what usually moves a clearance price, and in this village it moves it downwards, which is unusual on our patch. On the cul-de-sacs a van stands on the drive or in the turning head with the tailgate a few paces from the front door, there are no stairs, and no wardrobe has to be turned on a half landing. On the older streets the van has to hold a kerbside space for the whole day, so we start early and avoid bin morning. What we ask for beforehand is photographs of every room plus the loft hatch, the garage and the shed, and a nominated room for anything being kept, which nobody goes into at all. Timing is the other half of it. For probate, nothing moves until the contents have been valued and until anyone entitled to a keepsake has had the chance to take one. Where the house is being sold or relet, the clearance goes a day ahead of the clean rather than alongside it, because a floor cannot be cleaned while the wardrobe standing on it is still there.

Who books it here

On the practical side: The estate roads are numbered rather than named, so a satnav will happily send a van to the wrong Private Road. Give us the unit number and the road number together. In the village, on-street parking is easy except on racecourse fixture days.

We run Colwick on the same round as Netherfield, Sneinton and Carlton.

What we check on every Colwick job

The garden is where a clearance quote goes wrong, and on these plots the gardens run long. Behind the shed there is normally a greenhouse, and an old aluminium frame with putty glazed panes has to come down pane by pane into a glass load rather than be pushed over, because broken glass in a mixed load is a hazard to whoever handles it next. Then there is the growing side of it: bags of compost gone solid, stacked pots, half a ton of slabs lifted years ago and stood against the fence, and a heap of prunings. Garden waste, rubble and glass are three separate streams and none of them belongs in with the furniture, which is why they get counted and quoted separately instead of quietly absorbed. Photograph the far end of the garden along with the rooms and the number you are given will hold.

What the house clearance covers

A sample of what is included

  • Where it goes: A written note of what left the property and roughly where it went
  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Everything that comes out: Garden furniture, pots, bagged rubbish and accumulated boxes
  • Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Colwick

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Colwick. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do we check that whoever takes it away is allowed to?

Ask for the waste carrier registration number, from us or from anyone else quoting, and check it yourself on the Environment Agency public register before a van is loaded. Then ask for a waste transfer note covering the load. Anyone carrying other people's waste in England has to be registered, and if what left your house is fly tipped, the fact that you paid somebody to take it is not on its own a defence.

We are moving into a bungalow here and only need what will not fit taken. Is that a job?

Yes, and it is a common one on these cul-de-sacs. It gets priced as a part load rather than a clearance, normally one room's worth plus whatever went straight into the garage on moving day. Decide what is going and what is staying before we arrive, because the usual mistake in a downsizing move is clearing something that did have a place in the new house and nobody had made the decision yet.

The shed has weedkiller and a gas cylinder in it. Can those go?

No, and they are not a small exception. Fuel, solvents, unlabelled containers and gas cylinders are separately regulated and cannot travel in a general load. Cylinders go back to the supplier, garden chemicals go to the household hazardous waste route your council operates, and anything with no label on it is treated as the worst case. Tell us what is out there beforehand and we will say where each of it goes.

How long does a bungalow clearance take?

A day for most of them, and the loft is the variable rather than the rooms. Ground floor contents move quickly here because the carry is short and there are no stairs, so two people get through a lot. A boarded loft running the full footprint of the house can add most of a second day on its own. Send a photograph up through the hatch before the quote and the estimate will be a real one.

Do you cover the whole of Colwick?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Colwick?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Colwick?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. The estate roads are numbered rather than named, so a satnav will happily send a van to the wrong Private Road, and we group Colwick with Netherfield, Sneinton and Carlton on the rota.
