House Clearance for Gamston homes

The easiest access we get anywhere: a drive to back a van onto, a level threshold, and an up and over garage door. So the price follows volume, and the volume is never the rooms, it is the loft and the garage.

Two patterns here and neither of them is a void. The first owners bought these houses new and a good number are still in them, so what comes up is probate, or a downsizing move out of a family house into something smaller nearby. The second is a property being emptied for sale after a move into care. Either way somebody is usually present and deciding, and the deciding takes longer than the carrying does. The rooms themselves go quickly, because the furniture is modern, flat pack breaks down and nothing has to be wrestled around a period stair. What produces the volume is everything that is not a room: a part boarded loft, an integral garage, a shed, and a conservatory that quietly became a store.

Gamston sits in NG2, under Rushcliffe Borough Council. Estate housing of a known age, which means the fittings are all reaching the same point at once: original conservatories, first-generation double glazing and integral garages converted into utility rooms or studies. Those conversions are usually the coldest and dustiest room in the property, and the one nobody planned for.

What we run into on Gamston house clearance jobs

The loft is bigger than it looks and only half of it is usable. A house of this type generally got a folding ladder and a run of chipboard boards laid over the joists near the hatch, and then nothing, so the first few metres hold the boxes and the rest is bare insulation and exposed joists with a plasterboard ceiling between them. Anything stored beyond the boarded area has to be brought back across those joists to the hatch before it can come down, which is slow, done one person at a time with a crawl board and a light rather than by stepping about up there. Open the hatch before anybody quotes.

How a Gamston house clearance job actually runs

Access here is as good as it gets, which changes the quote. A van reverses onto the drive, the tailgate lands a few steps from a level front threshold, and where there is an integral garage the up and over door opens straight onto the drive, so a garage full of things never has to travel through the house. There is no permit to arrange, no loading bay, no shared stair and nothing carried down an entry. So the cost follows volume and the number of loads rather than the difficulty of getting things out of the door, and a clearance that runs to two days in a terrace is usually one day here. Two things are worth sorting in advance. The turning heads on these closes are tight for a long wheelbase van, so tell us which end of the close the house sits at. And we avoid bin collection morning, because a close with wheelie bins out along both verges leaves no room for a van and a trolley. If the property is empty and the power is off, say so, since a winter clearance with no lighting is a shorter working day than it looks.

Who books it here

On the practical side: Nearly every house has a drive and a garage, so parking is the least of it here. The catch is the cul-de-sac heads, tight to turn a van in, and the repeating house types: a number visible from the road saves us circling.

We run Gamston on the same round as West Bridgford, Edwalton and Colwick.

What we check on every Gamston job

The garage is where the surprises live and it deserves a look before anybody quotes. Almost none of them have held a car for years. What they hold instead is a chest freezer, often still plugged in and still running, a workbench bolted through into the blockwork, shelving of the same vintage, and the paint, thinners, weedkiller, engine oil and half empty aerosols that accumulate in a house where nobody ever threw a chemical away. Those containers are exactly what we cannot take, along with any gas cylinder standing in the corner, and they need a trip to the tip or an arrangement with the council rather than being discovered halfway through a load. The freezer is its own question: it goes for WEEE recycling rather than into a general load, and it has to be defrosted and emptied first, which is a day's notice, not an hour's. So the honest advice is to open that garage door a week before the clearance rather than on the morning of it.

What the house clearance covers

A sample of what is included

  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Where it goes: Metal, wood, textiles and card segregated at the transfer station
  • Where it goes: Residual waste last, because it is the most expensive stream to move
  • Where it goes: A written note of what left the property and roughly where it went

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Gamston property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Gamston

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Gamston. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do we know the contents are being disposed of legally?

Ask for the waste carrier registration number of whoever is taking it away and check it yourself on the Environment Agency public register, which anyone can search in a minute. Ask that of any firm you approach, ours included, and expect a transfer note describing what was collected. It matters because the duty of care sits with you as the householder as well as with the carrier, and fly tipped waste gets traced back through that paperwork.

Half of it is coming with us to the new place. Does that work?

Yes, and it is the usual position on a downsizing move. Whatever is being kept gets nominated and moved into one room first, normally a bedroom with the door shut, before anything at all is lifted, and we photograph that room as it stands so there is no argument later. Removals to the new address are a separate trade and a separate booking, and they are better the day after the clearance than the same day.

There is an asbestos garage roof on the shed at the bottom of the garden. Does that stop the clearance?

It stops us touching the roof, not the job. Corrugated cement sheet of that age is very often asbestos cement, and so are some old vinyl floor tiles and the black bitumen bedding under them in the earliest houses on the estate. We clear the contents around it and leave the material itself alone, because removing it needs a specialist and a different set of rules. Tell us at the quote so nobody breaks a sheet moving a mower out.

It is a probate house and we live some distance away. Does anyone have to be there?

Somebody should be there at the start and at the end, even if that is a neighbour or the solicitor's agent. The start is the walk round where you nominate what is being kept and point out anything you want searched carefully. The end is when documents, photographs, cash and anything that looks valuable are handed over and the meter readings are taken. Between those two points we send photographs of every room, before and after.

Do you cover the whole of Gamston?

Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Gamston?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Gamston?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Nearly every house has a drive and a garage, so parking is the least of it here, and we group Gamston with West Bridgford, Edwalton and Colwick on the rota.
