House Clearance for West Bridgford homes
Probate on a house one family held for decades, with a cellar, a garage and an unboarded loft to empty. The carry decides the day: a deep front garden, a permit street, and a van that cannot get near on a fixture afternoon.
Most of this work here is probate. These houses turn over on a death rather than on a move, so what is being cleared is decades in one property, by executors who live somewhere else and have a solicitor holding the keys. Downsizing is the second pattern and it usually stays local, out of a large house and into one of the newer flats, which means half the contents are going with them and half are not. Landlord voids exist but they are mostly the flats rather than the family houses. What makes a period property the volume it is: a cellar under the front rooms, an unboarded loft, a detached garage, a shed of its own, and a garden with pots and staging. Rooms are the smallest part of it.
West Bridgford sits in NG2, under Rushcliffe Borough Council. Large period houses with original tiled hallways, deep bay windows and more bathrooms than the room count suggests. Bathrooms drive the hours here more than bedrooms do.
What we run into on West Bridgford house clearance jobs
The cellar is where the day runs long. Access is a narrow door, often under the stairs, then stone steps with a turn at the bottom and headroom that stops an adult standing up straight. Nothing bulky comes back up in one piece, so a workbench or a chest freezer is broken down at the foot of the steps and carried out in parts. Everything down there has been damp for years, which means cardboard boxes have lost their bases and lift apart when you take hold of them. We bag at the bottom and carry bags rather than boxes, and we work with a light down there rather than the single bulb that is usually all it has.
How a West Bridgford house clearance job actually runs
Ask any clearance company for their waste carrier registration number before they load anything, ours included, and check it on the public register. Anyone carrying other people's waste in England has to be registered, and if your contents are fly tipped the trail comes back to the householder rather than the van. Beyond that, the practical questions here are all about the carry and the road. A Luton needs to stand near the gate for a full day, these front gardens are deep, and a permit street with residents at home has very little slack in it, so we agree the parking before the date rather than on the morning. Anything close to the ground gets checked against the fixture list, because a clearance van that cannot get near is not a delay, it is a wasted day for both of us. We stage larger properties over two days rather than trying to force one, with the loft, cellar and outbuildings on the first day while there is somewhere to stack, and the furnished rooms on the second. If the clean is following, book it for the day after we finish, not the same afternoon.
Who books it here
On the practical side: Residents' parking on the roads off Musters Road and Melton Road. Tell us if you have a permit or a drive, because otherwise we allow time to find a space and that time comes out of the clean.
We run West Bridgford on the same round as Sneinton, Nottingham City Centre and Ruddington.
What we check on every West Bridgford job
The loft in an unconverted period house is what gets underestimated every time. There is no boarding, just joists with glass fibre laid between them, so everything up there is standing on two or three loose boards near the hatch and anything further in has to be reached across the joists one item at a time. Suitcases from the nineteen seventies, Christmas decorations, a cot, and boxes of paperwork are the usual contents, and the paperwork is the part that matters, because it is where the deeds, the policies and the photographs turn up. Anything that looks like a document, a photograph or money is bagged and handed to the executor rather than judged by us. The other reliable find is the garage: a workbench bolted to the wall, tins of paint going back decades, and a chest freezer that has to be moved separately because a fridge or freezer is its own waste stream.
What the house clearance covers
A sample of what is included
- Before we leave: Meter readings taken and photographed
- Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Everything that comes out: Garden furniture, pots, bagged rubbish and accumulated boxes
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in West Bridgford
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in West Bridgford. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The house is in probate and we are not local. Does someone need to be there?
Someone should be, at the start and at the end. The start is when you walk the property with us and nominate what is being kept, and the end is when documents, photographs and anything that looks valuable are handed over. If nobody can attend, we agree the keep list in writing beforehand, photograph every room before and after, and take the keys back to the solicitor or the agent with the handover recorded.
The garage has a corrugated cement roof. Can that go in the load?
No, and neither can the sheets if they are already broken on the floor. Corrugated sheets of that age on a detached garage are the most common asbestos containing material we meet in this stock, and it is a separately regulated waste stream with its own licensed route. We stop, leave it exactly where it is, and tell you who to call. Everything else in the garage still goes.
The tenant has gone and left furniture behind. Can you just clear it?
Not straight away, and any firm that says otherwise is putting you at risk rather than helping. Goods left by a former tenant are still their property, and there is a notice procedure to follow before anyone can dispose of them. Speak to your letting agent or a solicitor first, get the position in writing, and then book the clearance. We will hold a date for you while that runs.
How much of it can be given away rather than tipped?
More than people expect from a house like this. Solid furniture, books, clothing, kitchenware and bric a brac go to reuse and charity outlets, electricals are separated for recycling rather than crushed into a mixed load, and metal, wood, textiles and card are segregated at the transfer station. Residual waste goes last because it is the most expensive to move. You get a written note of what left and roughly where it went.
Do you cover the whole of West Bridgford?
Yes, all of NG2 and the surrounding streets, under Rushcliffe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in West Bridgford?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in West Bridgford?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Residents' parking on the roads off Musters Road and Melton Road, and we group West Bridgford with Sneinton, Nottingham City Centre and Ruddington on the rota.
