House Clearance for Wilford homes

Probate on houses one family has held for decades, so the loft, the garage and the greenhouse are the real job. In the core there is nowhere outside to stage a load, because the front door opens straight onto the footway.

Most clearances here are probate, and they follow long tenure. A house that has been one family's for thirty or forty years has a loft that has been filling for the whole of it, a garage or a brick outbuilding, a shed, often a greenhouse, and a garden that has absorbed things nobody ever decided to keep. That is the part underestimated when an executor or a solicitor describes the job over the phone. The second kind is downsizing, where the household is still in the house and choosing, so the work is slower and half of it is deciding rather than lifting. Void lets are rare in this area, which is a change from most of our patch and changes what a clearance day looks like.

Wilford sits in NG11, under Nottingham City Council. Everything sits low against the river, so damp behaves differently. North facing render and window frames grow a green film, ground floors on the old lanes are cold underfoot in summer, and condensation on the reveals starts earlier in autumn than it does uphill.

What we run into on Wilford house clearance jobs

Outbuildings are where the job stops being simple. A greenhouse in a village garden usually holds part bags of compost, terracotta, and a shelf of garden chemicals in bottles with the labels long gone, and none of that can go out as general waste. The interwar semis behind have the prefabricated garages of their period, with corrugated cement sheet roofs that are very likely to contain asbestos, and those are not disturbed, not broken and not loaded. The other regular is a loft hatch on a landing too small for the ladder to open to its proper angle.

How a Wilford house clearance job actually runs

Everything about a clearance in the village core comes down to the carry. The front door of a cottage opens onto a narrow footway with no front boundary, so a load cannot be staged outside while it is sorted: that is the public highway, and it is also the school run and the walk to the tram at either end of the day. So the sorting happens indoors, room by room, and it all goes out in one direction into the van in a single stream. That takes longer than a house with a drive and we say so when we quote rather than discovering it on the morning. What we need from you beforehand is straightforward. Confirm who is instructing us, since it is often an executor or a solicitor rather than a resident, and confirm that they have the authority to dispose of the contents. Nominate a room for anything being kept. Tell us if a neighbour holds a key. If the utilities are being ended, the meters get photographed before we leave. The clean afterwards is a separate booking on a separate day, and it is worth putting in the diary at the same time.

Who books it here

On the practical side: Main Road narrows through the village and the roadside spaces by the green fill early, so we work from the side streets and carry in. Newer closes have drives. Tell us if the only way to the back is a shared entry.

We run Wilford on the same round as The Meadows, Clifton and West Bridgford.

What we check on every Wilford job

The loft is the room people forget they have. In these houses the hatch sits on a small landing where a ladder cannot open to its proper angle, so everything comes down at arm's length through an opening about the width of a suitcase, and that alone can be half a day. What is up there is generally the same list: boxed paperwork going back decades, suitcases, a cot, Christmas decorations, and insulation that has been walked on rather than boarded over. We work off boards rather than off joists, and we do not lift what is holding somebody's ceiling up. The other regular find is paperwork with real content in it, deeds, pension letters, photographs, cash tucked into books. That gets bagged and handed over rather than judged, and it is the reason every room is photographed before anything moves out of it.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
  • Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
  • Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
  • Where it goes: A written note of what left the property and roughly where it went

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Wilford

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Wilford. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

How do we know the contents are being disposed of properly?

Ask for the waste carrier registration number of whoever takes it away and check it on the public register, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered, and it is you, as the householder or the executor, who can be asked where it went. Ask for a written transfer note as well, saying what left the property and where it was taken.

The garage roof is corrugated cement sheet. Will you take it down?

No. Sheeting of that age is very likely to contain asbestos, and it stays exactly where it is. We clear what is inside the garage and work around the structure, and if a sheet is already broken we stop and tell you rather than moving anything at all. Removal is for a contractor who does that work specifically, and it is arranged separately from a clearance and before one where it matters.

The house is being sold and we live two hours away. Do we need to be there?

Not for the whole day, but somebody should walk through at the start and at the end, even briefly. The start is where you nominate what is being kept and where it goes. The end is where you confirm the rooms are as you want them left. If nobody can attend at all, we photograph every room before and after and send it the same day, take the meter readings, and hand the keys where you tell us, to an agent or a solicitor, with the handover recorded.

There are old paint tins and unlabelled bottles in the shed.

Set them aside and tell us, because none of that goes into a general load. Paint, solvents, fuel, garden chemicals and anything in a container with the label gone are handled through the household hazardous waste route rather than by a clearance van, and your local authority will tell you where that is. Gas cylinders go back to the supplier they came from. We identify anything in that category as we clear the shed and leave it separated rather than quietly taking it.

Do you cover the whole of Wilford?

Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Wilford?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Wilford?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Main Road narrows through the village and the roadside spaces by the green fill early, so we work from the side streets and carry in, and we group Wilford with The Meadows, Clifton and West Bridgford on the rota.
