House Clearance for Clifton Village homes

The first decision is what counts as contents. In a listed house the fitted dresser, the range in the chimney, the shutters and the panelled doors belong to the building itself. We empty what moves and leave the fabric where it stands.

The first question in a village clearance is not what goes, it is what is allowed to. In a listed house the fitted items are part of the listed building: a built in dresser, a range still sitting in the chimney, panelled doors, shutters, fireplaces and their surrounds, and occasionally the floor itself. Removing one needs consent, and stripping one out to sell is an offence rather than a bit of lively salvage. So the job opens with a walk round agreeing in writing which things are contents and which are fabric, before anybody lifts anything. After that it is what you would expect, an estate being settled or a move into residential care, with a loft hatch, a cellar and outbuildings that always hold more than the rooms do.

Clifton Village sits in NG11, under Nottingham City Council. Conservation rules decide more here than the age of the houses does. Original windows stay, so nobody has traded small panes for a sealed unit; walls are soft brick and stone in lime mortar that a pressure lance opens up; and nothing may be fixed to an elevation, which rules out permanent fittings.

What we run into on Clifton Village house clearance jobs

The outbuildings are where the day disappears. A property of this age has far more of them than a modern one: a coal store off the yard, a wash house, a garden shed roofed in corrugated cement sheet, and at the larger houses a stable or a coach house. What fills them is heavy and slow rather than bulky. Stone troughs, sacks that have gone to powder, hand tools, decades of part used paint, unlabelled tins and a mower with fuel still in the tank. Two of those never go in our van: fuel and unidentified containers, and anything made of cement sheet, which is an asbestos question for a licensed contractor.

How a Clifton Village house clearance job actually runs

Everything leaves on foot. A skip cannot stand in the street outside most of these properties, a lorry will not come down to them at all, and the van waits wherever there is room, which can be a fair distance from the door. So a clearance here is priced on the carry as much as on the contents, and the carry gets measured at the survey: how far to the vehicle, whether it is uphill, how many steps and gateways, and whether a door in a boundary wall is wide enough to take a wardrobe through. Indoors, the staircase decides more than the room sizes do. Winders, a low ceiling over the flight and a heavy newel at the bottom mean a lot of furniture went up in pieces, or went up before a later partition did, and it comes back down the same way or not at all. We agree beforehand which pieces get dismantled, because taking a joint apart on something old is your decision rather than ours to make on the day. Before a single item is loaded, ask us and anyone else quoting for a waste carrier registration number, and check it on the public register.

Who books it here

On the practical side: The lanes are narrow and walled, and most older houses have no drive. We leave the van where there is space and walk the kit in. Say beforehand if the only route to the back is a single door in a boundary wall.

We run Clifton Village on the same round as Clifton, Wilford and Ruddington.

What we check on every Clifton Village job

The loft is where clearances in buildings like these go wrong, and it is worth explaining why before anyone climbs up. The hatch was cut for a person rather than for furniture, and there are no boards. Under the insulation is lath and plaster instead of plasterboard, which will not take a knee let alone a foot, and a ceiling put through from above is an expensive afternoon in a house where that ceiling may well be original. The joists are not at a modern spacing either, and they are not all the same depth, so nothing about the footing is predictable. We lay a working route over the joists before anything is moved, bring items out one at a time through an opening they will only just pass, and where something clearly will not come down whole we say so rather than forcing it and taking the hatch lining with it.

What the house clearance covers

A sample of what is included

  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Before we leave: Photographs of every room before we start and after we finish
  • Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
  • Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What house clearance costs in Clifton Village

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Clifton Village. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you take the old range out of the chimney breast while you are clearing?

No. On a listed building a range in its original opening counts as part of the building rather than as contents, and taking it out without listed building consent is a criminal matter for the person who authorised it as much as for whoever carried it. The same goes for shutters, panelled doors, fire surrounds and built in cupboards. If you want one gone, that conversation starts with the conservation officer, not with a clearance van.

The garden store has a corrugated cement roof. Will you take it down?

No, and you should be wary of anyone who offers to. Corrugated cement sheet of that age is very commonly asbestos cement, and it is a separately regulated waste stream with its own licensed route rather than something to break up and load. We work around it, we do not disturb it, and we tell you what we think it is. Have it surveyed and removed by a contractor who does that work, then we clear whatever was inside.

How do we check the waste carrier registration you mentioned?

Anyone transporting other people's waste in England has to be registered with the Environment Agency, and as the person handing the waste over you carry a duty of care to check. Ask whoever is quoting, us included, for the registration number, look it up on the Environment Agency's public register, and ask for a waste transfer note covering the load. It takes a couple of minutes. If a load is later fly tipped, having paid somebody to take it is not on its own a defence.

There is a lot in the cellar. Does that change the price?

Yes, and it is worth photographing before you ask for a figure. Cellar steps in these houses are steep, often stone, usually turned, and frequently narrower than the doorway at the top, so everything comes up in one hand with the other on the wall. That is slow rather than difficult, and slow is what a clearance is priced on. Tell us what is down there, including anything that arrived in pieces, because whatever went down that way is coming back up the same way.

Do you cover the whole of Clifton Village?

Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Clifton Village?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Clifton Village?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. The lanes are narrow and walled, and most older houses have no drive, and we group Clifton Village with Clifton, Wilford and Ruddington on the rota.
