Office & Commercial Cleaning for Clifton Village homes
Premises here are converted rather than built: rooms in period buildings and offices in what were houses, with stairs instead of a lift. Start times matter more than usual, because a machine running early carries a long way down a walled lane.
Premises here are converted rather than purpose built, and the building is usually the most valuable thing the occupier is responsible for. That inverts how a specification gets written. Instead of starting from desk numbers and floor area, it starts from materials: which floors will take a machine and which will not, where a dispenser may be fixed and where nothing may be fixed at all, and what the washroom is actually made of now that it sits in a room never intended to be one. Access is the other half. There is no lift, the stair is the original one, and everything we bring in goes up it by hand, so equipment gets chosen for what fits the stair rather than for what covers a floor fastest.
Clifton Village sits in NG11, under Nottingham City Council. On the practical side: The lanes are narrow and walled, and most older houses have no drive. We leave the van where there is space and walk the kit in. Say beforehand if the only route to the back is a single door in a boundary wall.
What we run into on Clifton Village office & commercial cleaning jobs
The stair takes the wear and the handrail is the real hygiene item. A domestic stair carrying commercial traffic gets journeys by the hundred each week instead of by the dozen, and it shows in two places. The nosing of each tread goes first, right along the front edge, and no vacuum head will reach into the moulding beneath it, so that line stays grey unless it is done with a tool. The handrail is worse and gets less attention. It is touched continuously, it is often waxed timber rather than a coated surface, and the sanitiser anyone would use on a metal rail in an office block strips the wax and leaves it tacky.
How a Clifton Village office & commercial cleaning job actually runs
Working hours here are set by the neighbours rather than by the office. Most converted premises in the old village share a wall with somebody's home, and a solid party wall passes sound instead of absorbing it, so a vacuum before the working day starts is heard next door as clearly as it is heard on your own floor. In practice that means a visit inside office hours, worked around whoever is at a desk, or an early evening slot rather than a dawn one. Storage is the other constraint, and it decides more than people expect. There is no cleaner's cupboard, no sluice and usually no outside tap, so everything arrives with us and leaves with us, and water comes from the kitchen tap in whatever the room used to be. Consumables need a home agreed before the contract starts, because a case of hand towels has to live somewhere and the only somewhere is often a shelf that somebody else wants. We settle that at the survey, since it also sets how often we need to restock and how much of a visit goes on fetching and carrying.
Who books it here
The local reference points are St Mary's church, Clifton Hall and its grounds, the green and the wooded escarpment, which is usually enough for us to find a property without a postcode lookup.
We run Clifton Village on the same round as Clifton, Wilford and Ruddington.
What we check on every Clifton Village job
Washrooms in converted houses are almost always a former bedroom or a corner taken off a landing, and the floor under the vinyl is boards on joists rather than a slab. Boards deflect when anyone walks past, the vinyl moves with them, and the mastic bead round the foot of the pan splits along its length within a year or so of being run. That split is where a persistent smell comes from, and cleaning the pan harder never answers it, because what sits under the gap is bare board that has been taking splashes since the day the fitting went in. We flag it rather than papering over it, clean and dry the joint properly, and say plainly that a fresh bead is a plumber's item. The same movement lifts the vinyl edge at the doorway, and soil packs into the curl where a mop only pushes it further under.
What the office & commercial cleaning covers
A sample of what is included
- Weekly or fortnightly: Internal glass and partitions
- Weekly or fortnightly: Microwave interiors
- Periodic, scheduled and priced up front: Carpet deep cleaning
- Periodic, scheduled and priced up front: Internal and external window cleaning
That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What office & commercial cleaning costs in Clifton Village
Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£60 to £120
Typical per week in Clifton Village. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per week |
|---|---|
| Up to 10 desks, 2 to 3 visits | £60 to £120 |
| 10 to 25 desks, 3 to 5 visits | £120 to £280 |
| 25 to 50 desks, 5 visits | £280 to £520 |
| 50 to 100 desks, 5 visits | £520 to £950 |
| 100+ desks | £950 and up |
Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.
Priced separately
| Extra | Typical cost |
|---|---|
| Office cleaning, per hour | £15 to £28 |
| Carpet deep clean | £1.50 to £3.50 per m² |
| Hard floor strip and reseal | £3 to £7 per m² |
| Washroom deep clean and descale | £150 to £400 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can we have a proper entrance mat put down?
Yes, loose laid rather than fixed, and longer than most people expect. Nothing gets screwed or glued into an original floor here, so a mat sits on top of it and has to be heavy enough to stay where it is put. Length matters more than quality, because a mat works by taking soil off a shoe over several paces. A small square inside the door catches one footfall and lets everything after it walk straight in.
The floors are original boards. Can they be machine cleaned?
Not with anything that puts water down. A scrubber drier floods a board floor, the water goes through the gaps onto the joists and the ceiling below, and it will lift a waxed or oiled finish on the way. What works is suction with a hard floor attachment, the gaps done with a crevice tool, then a barely damp mop on a neutral cleaner and a buff. It is slower per square metre and it is the only method we will use on them.
Can you come in before we open in the morning?
Sometimes, but check the neighbours first. These walls are solid masonry with a house on the other side, and a vacuum at seven carries into somebody's bedroom rather than into an empty office block. Where the adjoining property is residential we would rather take an early evening slot, or work quietly around your desks during the day. If you have an arrangement with the neighbours already, tell us what it allows and we will fit the visit inside it.
Where do the supplies live if we have no store cupboard?
That question needs answering before the first visit, not after. Without a cupboard the options are a lockable box in the washroom, a shelf in the kitchen that nobody else claims, or smaller deliveries more often so nothing has to be stockpiled. Whichever it is, cleaning chemicals need to be kept away from food and out of reach in a building with no dedicated store. We will bring our own equipment either way; it is consumables that need a home.
Do you cover the whole of Clifton Village?
Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does office & commercial cleaning cost in Clifton Village?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start office & commercial cleaning in Clifton Village?
Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. The lanes are narrow and walled, and most older houses have no drive, and we group Clifton Village with Clifton, Wilford and Ruddington on the rota.
