House Clearance for Clifton homes
Often more than one building. The house, a shed, and a sectional garage in a block a street away with its own key and its own access, which is the part that gets left out of a quote made from a walk round indoors.
A clearance on this estate is frequently not one address. The house is straightforward, then a shed, and then a garage not attached to the property at all but standing in a block of them a street away, reached off a service road, with its own key and its own neighbours. That garage is where decades of things nobody wanted indoors have gone, and it is the part that gets left out of a quote made from a walk round the house. We want to see it before pricing rather than on the morning. The other thing to settle early is who actually has authority to clear. With probate that is the executor, in a void it is the landlord, and where a former tenant's belongings are still in place nobody can simply dispose of them.
Clifton sits in NG11, under Nottingham City Council. Consistent estate housing with a student pocket attached, so a steady regular round and a sharp end of tenancy peak in summer.
What we run into on Clifton house clearance jobs
Old sectional garages are the reason the roof gets asked about first. Precast concrete panel garages of that generation were commonly roofed in corrugated cement sheet, and that sheet may contain asbestos, which is not something to be broken up, bagged and put into a van. It stays exactly where it is. The same goes for old vinyl floor tiles and the black bitumen bedding under them, which turn up in kitchens and outhouses of this age. What we clear is everything sitting inside the building. What we do not touch is the fabric of the building itself. Tell us at the quote if you suspect either and we will tell you who to call instead.
How a Clifton house clearance job actually runs
Most of a clearance is the order things come out in, and that is set here by having more than one building to empty. We start indoors, room by room from the top down, because the loft and bedrooms feed the staircase and nobody wants to carry wardrobes past a stacked hall. Anything you are keeping is set aside first in one room you nominate, with the door shut, and nothing leaves that room. Outbuildings come last, on the same day where the volume allows and a second day where it does not. Loading wants the van as close to the door as it will go and staying there, so where there is a dropped kerb we use it and where there is not we ask you to keep the frontage clear that morning. Neighbours notice a clearance far more than a cleaner, so a word in advance is worth having. Every room is photographed before we touch anything and again once empty, meter readings are taken and photographed, and documents, jewellery and cash found on the way are bagged and handed to you rather than judged. The cleaning is a separate booking on a separate day.
Who books it here
On the practical side: Good throughout, with wide roads and generally available parking.
We run Clifton on the same round as Ruddington, West Bridgford and Chilwell.
What we check on every Clifton job
What a long tenure leaves behind is remarkably consistent, and it sits in three places. The loft is the first, entered through a small landing hatch with no boarding and no light, where everything was handed up piece by piece and comes down the same way, which means two of us and a proper ladder rather than somebody on a chair. Insulation makes that dusty work and we mask for it. The second is the wardrobes and the meter cupboard, both filled to the ceiling with things put in rather than put away. The third is the gap between the sofa and the wall in the front room, which in a house lived in for decades holds a layer of paperwork, post and photographs that has to be sorted rather than shovelled, because that is exactly where deeds and bank statements turn up. Sorting is the part that takes the time and the part worth paying for rather than rushing.
What the house clearance covers
A sample of what is included
- Everything that comes out: Sofas, armchairs and other upholstered seating
- Where it goes: Metal, wood, textiles and card segregated at the transfer station
- Everything that comes out: Furniture, beds and bedroom contents, including flat pack that has to be broken down
- Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Clifton
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Clifton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The garage is in a block round the corner. Is that a separate job?
It is part of the same clearance but it is priced separately, because it is a separate access route. The van has to reach the service road, the door has to open, and what sits in a garage is usually heavier and dirtier than house contents. Let us see inside before quoting. A garage full of paint tins, fuel cans and unlabelled containers also changes the answer, since none of those are general waste.
How do we know the waste is dealt with properly?
Ask for the waste carrier registration number of whoever takes it away and check it on the public register yourself. Anyone carrying other people's waste in England has to be registered, and it is your name on the paperwork if a load ends up fly tipped. You should also expect a written note of what left the property and roughly where it went. Ask any contractor for both of those before booking, ours included.
Can you clear a house while a tenant's belongings are still in it?
No, and nobody should. Goods left behind by a tenant still belong to that tenant, and disposing of them without following the correct notice procedure exposes the landlord rather than the contractor. Take advice from your letting agent or a solicitor, serve the notice, keep the record, and book the clearance for after the period has run. Once the position is clear we will do the work and give you a written note of what left the property.
The garage is full of old paint and fuel cans. What happens to those?
They come out of the general load entirely. Paint, solvents, oils, fuel and unlabelled containers are separate waste streams with their own routes, and a gas cylinder or a fire extinguisher goes back to its supplier rather than into a van at all. Point them out at the quote and the job gets priced knowing they are there, and we will tell you which ones need a different call making. What we will not do is bury them in a mixed load.
Do you cover the whole of Clifton?
Yes, all of NG11 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Clifton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Clifton?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Good throughout, with wide roads and generally available parking, and we group Clifton with Ruddington, West Bridgford and Chilwell on the rota.
