House Clearance for Chilwell homes
Two clearances, two access problems. A probate semi with a long garden, a greenhouse and a shed nobody has opened, and a townhouse where the main bedroom is two flights up and everything comes down a turn.
Volume is the easy half of an estimate here. The carry is the hard half, and it varies far more than the property sizes suggest. On the newer closes the van stands on a shared private drive or in a visitor bay rather than outside the door, and on a three storey house the heaviest items are on the top floor, so everything comes down two flights and round a turn and wardrobes and bed frames are broken down in the room instead of walked out whole. The interwar semis are the opposite shape. One flight, a wide hall, and the volume sitting outside the house rather than in it: a long garden, a greenhouse, a shed, and a garage that has absorbed forty years of things nobody wanted to decide about.
Chilwell sits in NG9, under Broxtowe Borough Council. Newer builds here have combination boilers and unvented cylinders rather than tanks, which is worth nothing to a cleaner except that airing cupboards are smaller and easier.
What we run into on Chilwell house clearance jobs
The garage is the item most often misdescribed on these estates, and it is worth settling before a price. A fair number of the integral ones have been converted into a room, with the up and over door left on the outside as a false front and a stud wall and insulation behind it. So a plot that appears to have a garage to empty has a study or a utility instead, and what you expected to find in a garage is in the loft, up a hatch on a small landing. It runs the other way too. A garage still used as one on a tight plot has usually never held a car and is stacked to the door.
How a Chilwell house clearance job actually runs
Where the van stands moves the price more than room count does. On the newer closes the road is a shared private drive with a turning head, no through route and cars back on both sides from late afternoon, so a van cannot simply sit across a frontage all day. We agree a standing position and a start early enough to clear the bulk before the returning traffic, and on a tight close two smaller loads beat one blockage. Stairs are the other multiplier. A three storey house means two flights and a turn for everything above the first floor, so flat pack wardrobes and bed frames come apart in the room rather than being wrestled down, and that time is in the estimate rather than found on the day. Before any of it, check the carrier. Anyone moving other people's waste in England must hold an Environment Agency waste carrier registration, the number starts CBDU and sits on a public register that takes a minute to search. Ask for it and for a transfer note covering the load, of us and anybody else quoting, because the duty of care rests with whoever hands the waste over, which is you.
Who books it here
On the practical side: Drives on most properties. The tram park and ride makes the area easy to reach.
We run Chilwell on the same round as Beeston, Stapleford and Clifton.
What we check on every Chilwell job
The finds split by which end of the round you are on. In a probate semi the shed and the greenhouse are where a day slows down. Greenhouse glass is not something that goes into a mixed load, and the shelf at the back of the shed holds decades of garden chemistry in containers with the labels long gone, much of which has no legal route through a general waste stream at all. Paint, solvent, mower fuel and a cylinder off a patio heater are the usual set, and each has its own destination and none of them is our van. On a newer let the volume is small and the composition is completely different: flat pack that will not survive being taken apart, a mattress, and a sofa. Upholstered domestic seating is handled as containing persistent organic pollutants and cannot be mixed into a general load, which is why it is quoted as its own line rather than folded into a total.
What the house clearance covers
A sample of what is included
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Before we leave: Documents, photographs, cash and anything that looks valuable bagged and handed to you
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Where it goes: A written note of what left the property and roughly where it went
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Chilwell
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Chilwell. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The house has a loft conversion. Is there still a loft to clear?
Almost always, just a smaller and more awkward one. A conversion takes the main void and leaves a section over the back addition or the original rear slope, reached through a hatch on the new landing rather than the old one. Those are the voids that hold the things put up there before the work and never brought down. Tell us it is there when you send photographs, because a hatch on a top landing changes the carry rather than the volume.
How do we get a firm price without you coming out?
Photographs of every room, plus the loft hatch, the garage and the shed, and then two more that people never think to send: the close from the road, so we can see where a van could stand, and the staircase from the bottom. Access moves this quote more than bedroom count does. Say whether the garage is still a garage as well, because a converted one takes a chunk out of the estimate rather than adding to it.
We are downsizing and some of it is coming with us. How does that work?
Nominate a room before we start and nothing in it is touched, and on a three storey house nominate a ground floor one. Anything you are keeping that sits on the top floor has to come down eventually, and carrying it down twice, once to a holding room and again to a removal van, is time you are paying for. Label the room rather than the items, because a sticker on a wardrobe gets missed in a house where four people are moving furniture.
The loft was converted years ago. Is there still anything up there?
Usually a smaller void over the back addition or the original rear slope, reached through a hatch on the new landing rather than the old one, and it is where the things that went up before the work stayed. It is awkward rather than large. Mention it when you send photographs, along with whether the water tank came out when the boiler was changed, because an old cylinder or tank left in a void is a two person lift down a narrow stair.
Do you cover the whole of Chilwell?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Chilwell?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Chilwell?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Drives on most properties, and we group Chilwell with Beeston, Stapleford and Clifton on the rota.
