House Clearance for Attenborough homes

Mostly probate and downsizing in houses lived in for decades, and the volume sits in the outbuildings rather than the rooms. On these lanes a van cannot stand at the door, so carry distance shapes the day and the estimate.

Clearances here are rarely voids. They are houses somebody has lived in for thirty or forty years coming to probate or to a downsizing move, and the pattern repeats: the rooms are ordinary and the volume is outside them. A shed, a greenhouse, a garage that has not held a car since the eighties, a loft with a proper hatch, and a garden carrying pots, timber, machinery and bagged compost accumulated quietly over decades. Whoever books it prices the house in their head from the rooms, and the estimate lands short, occasionally by half. So the walk round starts at the bottom of the garden and works back toward the front door rather than the other way about.

Attenborough sits in NG9, under Broxtowe Borough Council. Open water comes right up to the southern edge of the village, and the air here stays damp longer than it does a mile inland. That shows as green film on frames, render and paving, as slower drying indoors, and as condensation in the older solid walled cottages well into spring.

What we run into on Attenborough house clearance jobs

What comes out of an outbuilding here is mostly waste, and that is worth knowing before anybody is promised a charity collection. A shed or a brick store beside open water holds damp air all winter, so the books, the fabric, the cardboard and the armchair that went out there years ago are not in reusable condition whatever they look like from the doorway. Chipboard furniture stored on a slab has usually swollen at the feet. Hand tools are the exception and often the only thing worth passing on. The practical effect is that the disposal mix on a village clearance leans toward recycling and residual rather than reuse, and that is a cost rather than a saving.

How an Attenborough house clearance job actually runs

Access sets the day here more than the contents do. A large van is not standing outside a cottage on one of these lanes for six hours, so we work out at the quote where it can stand, how far each item travels to reach it and whether the route crosses anybody else's frontage. That distance is what the estimate is built on alongside the volume, and it is why two identical houses in the village price differently depending which end of the lane they sit at. Weekends are the wrong choice, because the reserve traffic and the parked cars take the width, so we start early on a weekday and aim to have the bulk of the loading done before the middle of the morning. Stairs are the other thing to settle at the quote. The cottage staircases turn tight and several have a door at the bottom, so wardrobes, bed frames and anything assembled where it stands come apart in the room rather than coming down whole. Say if there is a cellar, because those are steep, low and almost always fuller than anybody describes them.

Who books it here

On the practical side: Lanes here are narrow and the reserve car park fills at weekends, so visits are booked for the morning. Most houses have a drive; a few older cottages have neither drive nor side gate, so hoses and machines come in through the front door.

We run Attenborough on the same round as Chilwell, Beeston and Toton.

What we check on every Attenborough job

Before anything moves, the first job is separating what stays. In a probate house that is not a tidy list somebody wrote out, it is documents and small valuables distributed through the property the way an older household distributes them: paperwork in a bureau and also in a suitcase in the loft, jewellery in a dressing table and also in a tin at the back of a wardrobe, cash folded into books. Anything of that kind is bagged, listed and handed over rather than put in the van, and every room is photographed before we start. The other thing we look for in this village is what the damp has already reached, because a box of photographs stored in a shed or stacked against an outside wall may be the only copies there are and may have stuck together. Those come to you to decide on rather than being judged at the kerb by us.

What the house clearance covers

A sample of what is included

  • Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
  • Before we leave: Meter readings taken and photographed
  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Attenborough property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Attenborough

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Attenborough. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The house looks fairly empty. Why is the estimate what it is?

Because the estimate is volume and access, and in this village both of those live outside the rooms. A loft, a garage and a shed on an ordinary three bedroom house routinely hold more than the whole ground floor, and none of it is visible to somebody walking through. Send photographs of the loft, the outbuildings and the garden alongside the rooms and the figure gets much closer to what the day actually turns out to be.

There is an old corrugated roof on the garage. Does that stop the job?

It does not stop the rest of it, and it is one to establish before anything is booked. Corrugated cement sheet on a garage or shed of that age frequently contains asbestos, and so do some old floor tiles and the bitumen bedding under them. It is not ours to remove and not something to break up and put in a van. Tell us what you suspect, we will work around it and say who to call.

Should we be asking about waste carrier registration?

Yes, of every firm you take a price from, ours included. Anyone transporting other people's waste in England has to be registered with the Environment Agency as a waste carrier, and that register is public and free to search by name or by registration number. Ask for the number, check it, and ask what happens to the load afterwards. Waste fly tipped and traced back to your address becomes your problem to explain, and that is the whole reason the question is worth asking.

The house is going on the market. What should be left in it?

Curtains, blinds, light fittings and floor coverings are the usual question and the answer follows the agent rather than us. In a village house with original features an agent will often want the fittings left and the clutter gone, because an empty room with a working light reads far better in a photograph than a bare flex does. Tell us on the day which items stay, we label them, and anything we are unsure about stays put and gets queried rather than loaded.

Do you cover the whole of Attenborough?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Attenborough?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Attenborough?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Lanes here are narrow and the reserve car park fills at weekends, so visits are booked for the morning, and we group Attenborough with Chilwell, Beeston and Toton on the rota.
