House Clearance for Eastwood homes
Mostly probate, on a house one family held a long time, and the volume is never in the rooms. It is the loft, the outbuilding in the yard that began as a coal place, and the cellar where the ground falls enough for one.
Clearances here are mostly bereavement work in houses one family held for a long time, with some downsizing off the newer closes and the occasional void. What the estimate turns on is the storage rather than the rooms, and this stock has more of it than a floor plan suggests. There is a loft hatch on the landing with no fitted ladder and boards laid loose over the joists. There is a brick outbuilding in the yard that began as a coal place and now holds whatever would not fit indoors. Where the ground falls sharply behind a row there is often a cellar, reached by a stone stair off the kitchen. All three are usually full, none can be judged from a doorway, and photographs of them are worth more to a quote than a walk round the bedrooms.
Eastwood sits in NG16, under Broxtowe Borough Council. A hilltop town that also receives visitors, which is an unusual pair for a place this size. The terraced rows give small rooms and many doorways, and the short let stock among them wants a different visit on a different clock. The two sit within a few streets of each other.
What we run into on Eastwood house clearance jobs
What comes out of the outbuilding is the part that slows a clearance down, because a fair amount of it cannot go in the van at all. Paint tins, most of them part full and rusted through at the rim so the lid will not come off cleanly. Bottles and jars with no label left, or a label faded to nothing, holding something decanted decades ago. Weedkiller and creosote in containers of a kind nobody sells now. Bagged solid fuel gone to a wet block. None of that is general waste, and the unlabelled liquid is the worst of it, because a load cannot be described honestly on a transfer note when nobody knows what is in it.
How an Eastwood house clearance job actually runs
A clearance here goes better when the day is sequenced before it starts rather than during it. The first thing to settle is what is being kept, and it wants to be physically separate: a nominated room with the door shut, or better still taken out of the house by whoever is entitled to it, because a bag standing in a hall gets loaded by somebody who was not in the room when it was agreed. The second is the order of the property. We work the outbuilding, then the cellar, then the loft, then the rooms, which is the opposite of what most people expect and is the reason it fits into a day: the awkward volume comes out while everybody still has legs in them, and the rooms empty quickly at the end. The third is who is present. On a bereavement the family often want to be there for the first hour and then find the rest of it hard, which is an entirely normal way to do it, provided we have agreed beforehand what happens to anything found. Then nobody has to make a decision standing in a doorway with the van waiting outside.
Who books it here
On the practical side: Streets off the main road are narrow and parked both sides, and there is nowhere to stop on the road itself, so we park off it and walk in. On the let properties we work from a key safe rather than meeting anyone.
We run Eastwood on the same round as Kimberley, Nuthall and Hucknall.
What we check on every Eastwood job
The roof of the outbuilding is the find that has to be dealt with before anything else on a property of this age. A brick store in a yard has often been reroofed at some point with corrugated cement sheet: grey, fixed through the crown of each corrugation with hook bolts, and frequently fibrous looking along a broken edge. Sheets of that kind may contain asbestos and there is no way of knowing by looking at one. So it does not get lifted, broken or loaded, by us or by anybody else quoting for the job. It is tested first, and if it is what it appears to be it goes to a contractor licensed for the material and to a site that accepts it. The same caution belongs on old floor tiles in a kitchen and the black bitumen bedding under them, and on textured coating on a ceiling. None of that delays a clearance. It decides which parts are not in it.
What the house clearance covers
A sample of what is included
- Before we leave: Photographs of every room before we start and after we finish
- Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
- Where it goes: Anything you want kept set aside first, in a room you nominate
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Eastwood
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Eastwood. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
There is a cellar and the stair down to it is very narrow.
Then it is carried, one item at a time, and priced as its own line rather than into a room count. A cellar stair here is stone, steep, narrow and turns at the bottom, with a head height that has anybody tall stooping. Nothing large comes up whole, and a chest freezer carried down whole when it was new often has to be taken apart to come back out. It is not difficult work. It is slow work, and slow work needs saying in advance.
The loft has no ladder and the hatch is small. Is that a problem?
It is a time question rather than an obstacle. The loft empties through an opening sized for a person and not for the wardrobe door that is usually up there, so we bring a ladder, put one person above passing down, and everything is handled twice. The thing to flag at the quote is the boarding. Where there is none, only the area around the hatch is safe to stand on and the rest has to be reached from it, which changes the hour considerably.
How do I check that whoever takes it away is allowed to?
Ask for the waste carrier registration number before anything is loaded, check it yourself against the Environment Agency's public register, and ask for a waste transfer note covering the load. Anyone transporting other people's waste in England has to be registered, and the duty to check sits with you as the person handing it over. Make that a condition of the booking with any firm. One that cannot produce a number is not the cheaper option, it has simply moved a cost onto you.
Where does the clean fit around this, and when should we start at all?
Clear first, clean the following day, and do neither until the contents have been valued for the estate and anyone entitled to a keepsake has had a chance to take one, because none of that can be reconstructed once the house is empty. If the keys sit with a solicitor or an agent rather than with the family, book the two days together and tell us who holds them. A clearance that finishes at four in the afternoon is no use if nobody can get in the next morning.
Do you cover the whole of Eastwood?
Yes, all of NG16 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Eastwood?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Eastwood?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Streets off the main road are narrow and parked both sides, and there is nowhere to stop on the road itself, so we park off it and walk in, and we group Eastwood with Kimberley, Nuthall and Hucknall on the rota.
