House Clearance for Beeston homes
Three clearances here: a probate house toward Bramcote with a loft, a garage and a shed nobody has opened in years, a downsizing move, and a July void where a departing group left furniture that was never theirs to leave.
The three jobs price differently because the properties are different. An interwar semi toward Bramcote comes with a loft over the whole footprint, a garage, and usually a shed and a greenhouse at the end of a long garden, and the volume in those outbuildings routinely beats the volume in the house. Those are the probate and move into care clearances, unhurried, where a family wants time to go through things properly. A terrace near the High Road has no loft worth the name, no garage, a yard instead of a garden, and every item comes out through one front door onto a pavement. Those are the void clearances, they run to a fixed date, and the contents frequently belong to a former tenant rather than to whoever is asking for them to be removed.
Beeston sits in NG9, under Broxtowe Borough Council. Two different jobs in one town. Family homes on a fortnightly rota, and a heavy end of tenancy peak through late June and July as student lets change over together.
What we run into on Beeston house clearance jobs
Garage roofs are the find that changes a day toward Bramcote. Detached garages of that period are commonly roofed in corrugated cement sheet, which is an asbestos containing material, and the same era gives you artex on a ceiling and old vinyl floor tiles bedded in black bitumen. None of that is ours to move. It is a separately licensed route and putting a sheet of it into a van load is an offence rather than a shortcut, so we stop, photograph it and tell you who to call. The equivalent indoors is the cupboard under the stairs: a cylinder off an old heater, half a shelf of paint and an extinguisher nobody has checked since it was bought.
How a Beeston house clearance job actually runs
Access sets the price more than the contents do, and the two halves of Beeston are opposite cases. On a terraced street the van stands at the kerb if there is room and further along if there is not, so every item crosses a public pavement, and a loading van can only hold a kerb space so long on a road where residents come home to park. The staircase is the other constraint. A straight flight turning at the top leaves no room to swing a wardrobe or a divan base round the turn, so anything that went up in pieces comes down in pieces, broken down in the bedroom. Toward Bramcote the van goes onto the drive and the front door problem disappears, but the volume climbs. A loft over the full footprint, a garage, and a shed at the far end of a long garden all have to be carried the length of that garden by hand, and an unboarded loft on a drop down ladder is slow work whatever is in it. Both get quoted from photographs of every room plus the loft, garage and outbuildings, because that is where the van loads actually are.
Who books it here
On the practical side: The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in. Nothing that affects your price, but it is why we ask which end of Beeston you are on.
We run Beeston on the same round as Chilwell, Stapleford and Lenton.
What we check on every Beeston job
What people leave differs completely between the two. In a void let it is a bed frame, a desk chair, a broken clothes airer, a television nobody could carry to a station, and a kitchen of part used food, and the awkward items are the upholstered ones. A sofa or a mattress cannot be mixed into a general load and travels its own route with its own charge, which is why both are quoted as separate lines rather than absorbed into a total. In a probate house toward Bramcote the volume is in the loft, the garage and the paperwork: suitcases of documents, a workshop of tools, decades of photographs in biscuit tins, and the things that turn up in the checking rather than the carrying. Certificates behind a drawer, cash in a coat pocket, savings books at the back of an airing cupboard. Those come back to you in a bag with a list against them, and on a bereavement clearance it is the part a family remembers.
What the house clearance covers
A sample of what is included
- Where it goes: Anything you want kept set aside first, in a room you nominate
- Everything that comes out: Kitchen and cupboard contents, wardrobes and clothing
- Everything that comes out: Sofas, armchairs and other upholstered seating
- Before we leave: Bins emptied and left kerbside or back in place
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Beeston property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What house clearance costs in Beeston
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Beeston. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How do we know the waste is going somewhere legal?
Ask, of anybody quoting including us. In England a business carrying other people's waste has to be registered as a waste carrier with the Environment Agency, the number begins CBDU, and it can be checked on a public register in about a minute. Ask for a waste transfer note for the load as well. You carry a duty of care as the person handing the waste over, so a cheap price with no paperwork behind it is a cost moved onto you.
The tenants left half a house of furniture behind. Can we just get rid of it?
Not on your own decision. Goods left behind still belong to the former tenant, and disposing of them in England and Wales runs through a notice procedure under the Torts (Interference with Goods) Act 1977. Take your agent's advice or your own on the notice and the timing first. We will inventory it, photograph it and put it into storage while that runs, which is slower than a van and a tip and is the version that does not come back at you.
The clearance and the clean are in the same fortnight as everything else. What order?
Clearance first, clean the day after, check-out the day after that where the appointment allows it. In the last two weeks of June that sequence has to be booked as one thing, because every let on the street is chasing the same days and a clearance slipping by a day pushes the clean and the inspection along with it. If the property goes straight into a new tenancy instead of an inspection, the order still holds, since cleaning around furniture reaches less and costs more.
Do the carpets come out as well?
If you want them gone, yes, and it wants deciding beforehand rather than halfway through. Carpet and underlay out of a whole house is real volume and it moves the load count, so it belongs in the quote rather than in a conversation on the day. In a let being turned round it is often the right call, because a carpet at the end of its life is a deduction argument every single tenancy. Lift it before the clean is booked, though, since a bare floor is different work.
Do you cover the whole of Beeston?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Beeston?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Beeston?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
