House Clearance for Stapleford homes
Probate semis with a prefabricated sectional garage whose roof sheets nobody should be breaking up, and terraces where every item leaves through the front door onto a street parked solid both sides by nine in the morning.
Three sorts of clearance come out of these streets. A probate semi where one family has been since the fifties and the garage, the shed and the loft have never been emptied. A downsizing move, where most of what is going has already been decided and the job is really about what will not fit. And a void let near the centre, cleared between tenancies. The access is what separates them from anywhere with a driveway. A terrace has no vehicle route to the rear at all, so every wardrobe, sofa and bagged load leaves through the front door and crosses a pavement, and the semis have a side path too narrow to turn a mattress on, which sends it back through the hall.
Stapleford sits in NG9, under Broxtowe Borough Council. The far edge of our patch, so we group Stapleford visits onto the same days to keep the travel sensible and the price the same as anywhere else.
What we run into on Stapleford house clearance jobs
The loft is what gets underestimated in a terrace. The hatch is narrow, there is no fitted ladder and no boarding, just joists with whatever was laid across them, and anything rigid that went up before a later ceiling reduced the opening is not coming down whole. A cot, a hard suitcase, a cold water tank taken out of service when a combination boiler went in: those come apart up there or they stay. It is also where the insulation is, and pulling old glass fibre about in a confined space puts fibre through the whole house, so the landing gets covered and the load comes down bagged rather than dropped.
How a Stapleford house clearance job actually runs
Dates on these jobs are usually set by somebody other than the person booking: a solicitor with a completion in view, an agent holding keys, a family with one weekend everybody can be there. Say which it is at the start, because a clearance ahead of a sale has to leave time for anything that comes out of it, and the clean is a separate booking on a separate day rather than the last hour of this one. On the day, the van goes as close to the door as the street allows and we start early, since that is when there is any space at all on the terrace rows. Anything you are keeping gets set aside first, in a room you point at, and nothing leaves it. Rooms are photographed before and after. Meter readings are taken and photographed, which matters on a probate property where nobody knows what the supplier has been estimating for years. Keys go back to whoever you nominate and that handover is recorded. If the property is a let and the belongings were the tenant's, stop before booking us and take advice.
Who books it here
On the practical side: Town centre parking is limited; the residential streets are fine.
We run Stapleford on the same round as Chilwell, Beeston and Bilborough.
What we check on every Stapleford job
The outbuildings are what people forget to mention and they take longer than the house. A prefabricated sectional concrete garage of the sort put up behind these semis in the fifties and sixties commonly has a corrugated cement roof, and sheets of that age can contain asbestos, so they are not broken up, not walked on and not taken by us. That is a licensed removal decision and we say so on sight rather than after somebody has put a boot through one. Inside, the usual finds are part used paint tins, garden chemicals decanted into unlabelled bottles, a patio heater cylinder and a can of mower fuel. None of those leave with a clearance load either. What you get is a written list of them and where a resident can take them, so they are dealt with rather than left in an empty garage for the next owner.
What the house clearance covers
A sample of what is included
- Where it goes: Residual waste last, because it is the most expensive stream to move
- Everything that comes out: Fridges, freezers, cookers, washing machines and small appliances
- Where it goes: A written note of what left the property and roughly where it went
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Stapleford property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What house clearance costs in Stapleford
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Stapleford. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
How do we know the waste is going somewhere legitimate?
Ask for the waste carrier registration number of whoever is taking it and check it on the Environment Agency public register, which takes a minute and is free. Anyone carrying other people's waste in England has to be registered. Ask as well for a transfer note listing what left and where it went. If a quote is well below everything else and nobody will give you a number, that is the reason it is cheap.
The street is parked solid and there is only the front door.
That is the normal position here, so it is planned rather than discovered. We start early, before the school run and before the daytime parking fills in, and we work the load out in order so the pavement is never blocked for long. Tell us if a neighbour will hold a space or if there is a wider spot at the end of the row, because a shorter carry is what keeps a clearance to one day.
The garage roof is corrugated cement. Does that stop the clearance?
No, it just stays where it is. We clear the contents and leave the structure alone, because cement sheet of that age may contain asbestos and it is only dangerous once somebody breaks or drills it. If the garage itself is coming down, that is a survey and then a licensed contractor, arranged separately. We will not include it in a clearance price and anybody who offers to should worry you.
The tenant left everything behind. Can you just take it?
Not straight away. The belongings are still theirs, and a landlord has to give written notice and a reasonable opportunity to collect before anything can be disposed of. Where the value is unclear, check with the agent or a solicitor first. Once that is properly done we clear it like any other job. We photograph the rooms beforehand, which is worth having if it is ever questioned later.
Do you cover the whole of Stapleford?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Stapleford?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Stapleford?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Town centre parking is limited; the residential streets are fine, and we group Stapleford with Chilwell, Beeston and Bilborough on the rota.
