House Clearance for Trowell homes
The rooms are the quick half. Volume sits in a garage, a brick store and a shed, and two things in them stop a load: cement sheet roofing of an age that gets treated as asbestos, and a store full of fuel and unlabelled tins.
A clearance in the village gets measured outside as much as in. These are properties with a garage, a brick store or a shed, in most cases all three, and what has accumulated in them over decades is bulkier and heavier than anything in the bedrooms. It is also where the two things that stop a job live. The first is the roof over them, because corrugated cement sheet on a garage or shed of that age is treated as asbestos containing until a test says otherwise, and it is a licensed removal question rather than a clearance one. The second is what an outside store holds: fuel for a mower, part used chemicals, tins with the labels gone and sometimes a gas cylinder, none of which travels in a van.
Trowell sits in NG9, under Broxtowe Borough Council. Farmland on one side, the motorway, canal and railway on the other. Most of what lands on a house here is agricultural rather than urban: soil off a ploughed field, chaff at harvest, insects in numbers a city street never sees. It arrives in days rather than weeks, so a fixed rota misses it.
What we run into on Trowell house clearance jobs
An outside store in one of these houses has a predictable inventory, and it is the part of the day that has to be planned rather than simply carried. A bag of solid fertiliser that has taken up moisture and set hard. A mower with fuel still in the tank. Half a drum of timber preservative bought when it came by the drum, tins whose labels have gone, and a cylinder off a patio heater or a caravan. Fuel and chemicals go to the household waste site, which takes them from householders, cylinders go back to a supplier who handles that type, and anything unlabelled gets photographed and left for you to decide on.
How a Trowell house clearance job actually runs
The good news is the van. Almost every property here has somewhere off the road to stand one, and that matters more on a clearance than on any other job we do, because the price follows the distance every single item travels to the tailgate. A loaded box van on a gravel drive is the exception: it will rut it, and it wants boards or a different standing point, so say what the surface is when you ask for a figure. Photographs are worth far more than a description, and they need to take in the loft hatch, the garage and the store rather than the rooms, because those are the parts people forget and they hold the volume. The order of the day matters as well. Keys, meter readings and anything being kept get dealt with first, in a room you nominate, before a single item moves. If it is a probate property and the store is padlocked, find the key before the day, because a lost padlock key on a brick store has held up more clearances here than anything inside one. Book the clean as a separate day afterwards.
Who books it here
On the practical side: Off street space at nearly every house, so parking is rarely the problem. The main road is: it carries through traffic between Nottingham and Ilkeston with nowhere sensible to stand a van, so tell us if your only frontage is on it.
We run Trowell on the same round as Stapleford, Kimberley and Nuthall.
What we check on every Trowell job
The bottom six inches of everything stored in one of these garages is different from the rest of it. A slab of that period usually has no damp proof membrane under it, so it wicks, and anything standing directly on the concrete has been taking up moisture for as long as it has been there. Cardboard boxes go soft at the base and come apart when they are lifted, which means the contents land on the floor unless the box is bagged where it stands. Chipboard furniture has swelled and blown along its bottom edge. Paper and photographs in the lowest layer of a stack are usually gone and the ones above them are perfectly fine, which is worth knowing before anybody writes off the whole pile. So a garage gets worked from the top down, we bag at floor level rather than carrying, and we open the bottom boxes rather than assuming, because that is exactly where the paperwork people are hunting for turns up.
What the house clearance covers
A sample of what is included
- Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
- Where it goes: Anything you want kept set aside first, in a room you nominate
- Everything that comes out: Loft, garage, shed, cellar and outbuildings, which are usually underestimated
- Everything that comes out: Carpets, underlay, curtains, blinds and light fittings if you want them gone
That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What house clearance costs in Trowell
UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£400 to £900
Typical per clearance in Trowell. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per clearance |
|---|---|
| Part load: one room, garage or shed | £100 to £250 |
| 1 bed flat | £150 to £400 |
| 2 bed house | £250 to £600 |
| 3 bed house | £400 to £900 |
| 4 bed house | £700 to £1,400 |
| Heavily filled property | £1,000 and up, after a visit |
Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.
Priced separately
| Extra | Typical cost |
|---|---|
| Fridge or freezer, per unit | £20 to £95 |
| Mattress, per item | £15 to £40 |
| TVs, monitors and electricals, per item | £5 to £45 |
| Difficult access, no parking or upper floors with no lift | Adds 15% to 30% |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The garage roof is corrugated sheet. Does that stop the clearance?
It stops us touching the roof, not the clearance. Cement sheet on a garage or shed of that age is treated as asbestos containing until a test says otherwise, so it is not something we remove, break up or carry. We will empty the building and work under an intact roof. If the sheets are already cracked or holed, say so before the day, because that changes whether the building can be worked in at all and it becomes a specialist's job.
What happens to the mower fuel and the tins in the store?
They stay with you, and that is not us being awkward. Fuel, solvents, oils and unlabelled containers are not general waste and no clearance van should be carrying them. A gas cylinder goes back to a supplier who takes that type, and fuel and chemicals go to the household waste site, though it is worth checking what yours accepts before loading the car. Anything we leave is photographed and listed, so nobody finds it a week later and wonders.
How do I check a clearance firm is allowed to take it away?
Ask for their waste carrier registration number and check it yourself on the public register, which is free and takes a minute. Anyone carrying other people's waste in England has to be registered, and the duty of care sits with you as the person handing it over, so if it turns up fly tipped it is your name on the paperwork inside it. Ask for a written list of what left and where it went as well. A firm that hesitates at either question has answered you.
The van will be standing on a gravel drive all day. Is that a problem?
It can be, and it is much better raised beforehand. A box van loaded with furniture is heavy, and gravel over a soft base ruts under the wheels and again wherever it turns, which leaves you with a repair on top of a clearance. Sometimes the answer is boards under the wheels, sometimes it is standing on the concrete apron and carrying a little further, which costs a bit of time. Either is better than discovering it at four in the afternoon.
Do you cover the whole of Trowell?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does house clearance cost in Trowell?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start house clearance in Trowell?
Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Off street space at nearly every house, so parking is rarely the problem, and we group Trowell with Stapleford, Kimberley and Nuthall on the rota.
