House Clearance for Sandiacre homes

Erewash collects the bins, but the recycling centres are Derbyshire County Council sites rather than Nottingham ones, and none of them take trade waste. Asbestos cement roofs on the old sectional garages are the find that stops a day.

Most clearances here come out of the postwar estate housing and the interwar semis, and they arrive by three routes: a house being emptied after a death while probate runs, a move into residential care where a whole household reduces to one room, and a landlord taking a property back. What changes the job in this town is where the contents end up. Sandiacre sits in Erewash, so the bins are the borough council's while the household recycling centres are Derbyshire County Council sites rather than Nottingham ones, and that decides both what a family can take themselves and what has to happen to the rest. None of those sites accept trade waste at all, so a void clearance goes to a transfer station whatever its size.

Sandiacre sits in NG10, under Erewash Borough Council. The place is split by height. The old core sits up on the hill, the later housing on the level between the canal and the river, and the two halves hold damp, dry out and take a van differently enough that a job is quoted with the address in mind rather than the room count.

What we run into on Sandiacre house clearance jobs

The detached garage at the end of a side access is where a clearance stops being a straightforward day. Plenty of them are the sectional precast concrete type put up in the fifties and sixties, and the roof on those is very often corrugated asbestos cement, which is the thing we most often have to point at and decline. Intact and undisturbed it is not a danger, and it becomes a licensed problem the moment somebody pulls a structure apart around it. The same buildings hold the other regulated finds: half tins of paint and thinner, a gas cylinder left over from a heater, and a chest freezer switched off a decade ago that has to be moved sealed.

How a Sandiacre house clearance job actually runs

Access moves the price more than the size of the house does, and on this stock it is the side of the property that decides it. A van can nearly always stand at the kerb or on the drive, but the garage, the shed and the far end of the garden are usually reached along a strip of concrete a car wide with a gate across it, so wardrobes and white goods from the back of the plot are carried its full length rather than loaded from beside them. Where that strip is shared, the neighbour wants a day of notice, because a van on it blocks their car in for the afternoon. The loft is the item most often underestimated. The hatch on these landings is small, there is rarely a boarded floor above it, and everything comes down a ladder into a space where somebody else is carrying furniture past, so it is staged separately. Say what is up there when you ask for a price. Somebody needs to be there at the start to nominate the room where anything being kept goes, and at the end for the meter readings and the keys.

Who books it here

On the practical side: Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day. The estates below mostly have a drive. Mill apartments have allocated bays and a communal door, with the entry code agreed beforehand.

We run Sandiacre on the same round as Stapleford, Long Eaton and Toton.

What we check on every Sandiacre job

The bedroom furniture in a house that has been one family's for decades is very often not furniture at all. Wardrobes built into the alcoves either side of a chimney breast by a joiner, a dressing table with its top screwed through to the wall, shelving fixed straight into the plaster: none of it lifts out, all of it has to be taken apart in the room and carried down in pieces, and it is the part nobody pictures when they picture a van load. Underneath is the second surprise. Carpet lifted from a room that has not been changed since the day it was fitted comes up with gripper rod nailed round every edge and a thick felt underlay that has gone to powder, and the boards below usually carry a border of old varnish where the carpet never reached. All of that has to be pulled and the nails taken out before anybody can clean a floor.

What the house clearance covers

A sample of what is included

  • Where it goes: Electricals separated for WEEE recycling rather than crushed into a general load
  • Before we leave: Keys back to you, the agent or the solicitor, with the handover recorded
  • Where it goes: Reusable furniture, clothing, books and bric-a-brac offered to reuse and charity outlets
  • Before we leave: Bins emptied and left kerbside or back in place

That is a sample rather than the whole list. The full house clearance page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Sandiacre property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What house clearance costs in Sandiacre

UK market ranges for a full house clearance, priced by volume and access rather than by room count. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£400 to £900

Typical per clearance in Sandiacre. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per clearance
Part load: one room, garage or shed£100 to £250
1 bed flat£150 to £400
2 bed house£250 to £600
3 bed house£400 to £900
4 bed house£700 to £1,400
Heavily filled property£1,000 and up, after a visit

Access moves a clearance quote more than property size does. The same contents cost 15% to 30% more to shift from a second floor flat with no lift and no parking, which is why photographs of the stairs and the street get you a firmer number than a bedroom count ever will.

Priced separately

ExtraTypical cost
Fridge or freezer, per unit£20 to £95
Mattress, per item£15 to £40
TVs, monitors and electricals, per item£5 to £45
Difficult access, no parking or upper floors with no liftAdds 15% to 30%

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you take the old garage roof away as well?

No, and nobody should offer to. Corrugated cement sheets of that age are very likely to contain asbestos, and removal and disposal go through a licensed route with its own paperwork rather than into a clearance van. Left unbroken they are not a hazard, so the sensible order is to clear the contents around them and get a survey before anything structural happens. We point out what we think it is, tell you who to ring, and do not break it to find out.

Can we run some of it to the tip ourselves?

Household quantities from your own home, yes. The sites here belong to Derbyshire County Council rather than to Nottingham, so take proof of your address and check the current rules before setting off. A van, a pickup or a trailer needs a permit under the county scheme, and a permit covers a limited number of visits, which is what catches people out halfway through a clearance. Nothing coming out of a rental being turned round counts as household waste anywhere.

How do we check you are allowed to take the waste away?

Ask for the waste carrier registration number, check it on the Environment Agency's public register, then ask for a waste transfer note for the load. Anyone moving other people's waste in England has to be registered, and as the person handing it over you carry a duty of care to make sure they are. The check takes two minutes and applies to every firm you ring, this one included. Fly tipped waste traced back to your address becomes your problem, and having paid somebody is not by itself a defence.

The house is going on the market. Can the clean happen the same day as the clearance?

Better the next day. Two crews in one property get in each other's way, and half the surfaces are still under furniture while the clearance is running, so the clean is worth less and costs the same. Empty first, clean second, photograph third. If a valuation of the contents for the estate has not been done yet, that comes before any of it, because once the rooms are bare there is nothing left to value and no way to reconstruct what was in them.

Do you cover the whole of Sandiacre?

Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does house clearance cost in Sandiacre?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the volume going out, the access to it, and how much of the load has to be paid in at a tip rather than resold. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start house clearance in Sandiacre?

Usually within a week once we have seen photographs of the rooms, the stairs and the parking. Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day, and we group Sandiacre with Stapleford, Long Eaton and Toton on the rota.
